Inleiding.
De voormalige TUINMANSWONING is gebouwd in 1915 in opdracht van de Belg Delcourt en behoort tesamen met de twee schuren op het erf tot het vroegere landgoed Oosterheide.
Omschrijving.
Het eenlaagse pand heeft een T-vormige plattegrond. Het woongedeelte heeft een zadeldak met de nok parallel aan de straat, haaks daarop staat een lagere eenlaagse aanbouw onder zadeldak, eveneens gedekt door tuile-du-nordpannen. De gevels zijn gepleisterd en wit geschilderd en voorzien van rechte muurankers. De voorgevel telt drie traveen. Links bevindt zich een driezijdige erker waarop een dakje met schubleien, een twintigruits schuifvenster voor en tienruits ramen in de zijden. Links nog een twintigruits schuifvenster. De ramen zijn alle voorzien van luiken. De centraal geplaatste paneeldeur heeft onder aan het kalf gesneden sierblokjes.
Het halfronde bovenlicht heeft kleine roeden. Onder de goot zijn vier baksteen sierruiten uitgespaard in het pleisterwerk. Baksteen accenten vindt men verder ter afdekking van de topgevels van de zijden, tevens voorzien van baksteen pinakel met tuit en kunststeen piron. Beide zijgevels bezitten een twintigruits schuifvenster op de begane grond en een klein zolderraam. De achtergevel is deels verlengd door een ondiepe uitbouw onder lessenaardak, daterend uit de bouwtijd en voorzien van een venster en een paneeldeur. Hiernaast bevindt zich de eigenlijke aanbouw onder zadeldak. Deze heeft een blinde zijgevel. De wand naar het erf bezit twee gekoppelde ramen met luiken en een deur in het midden, de andere lange gevel heeft twee kleine ramen met elk n luik. Het interieur is geheel vernieuwd.
Waardering.
De tuinmanswoning is van algemeen belang. Het huis is van cultuurhistorisch belang als voorbeeld van een sociaal-economische ontwikkeling, namelijk de stichting van landhuizen in de groene omgeving van de stad. Het is vanarchitectuurhistorisch belang als voorbeeld van de traditionalistischevormentaal van de architect Oomen. Het maakt deel uit van een complex dat van belang is wegens de gaafheid en de kwaliteit van de samenstellende onderdelen.

The former GARDENER'S COTTAGE was built in 1915 on commission of the Belgian Delcourt and belongs together with the two barns on the property to the former estate Oosterheide.

The single-storey building has a T-shaped floor plan. The residential part has a gabled roof with the ridge parallel to the street, at right angles to it stands a lower single-storey extension under a gabled roof, likewise covered with tuile-du-nord tiles. The facades are plastered and painted white and provided with straight wall anchors. The front facade has three bays. On the left is a three-sided bay window with a small roof of split slate, a twenty-pane sash window in front and ten-pane windows on the sides. Further left another twenty-pane sash window. The windows are all provided with shutters. The centrally placed panelled door has carved decorative blocks at the bottom of the lower panel.
The semicircular fanlight has small glazing bars. Under the cornice are four brick decorative squares left open in the plasterwork. Brick accents are found further at the coping of the gable walls of the sides, likewise provided with brick pinnacle with spout and artificial stone finial. Both side walls have a twenty-pane sash window on the ground floor and a small attic window. The rear wall is partly extended by a shallow outbuilding under a mansard roof, dating from the time of construction and provided with a window and a panelled door. Next to this is the actual extension under a gabled roof. This has a blind side wall. The wall facing the property has two coupled windows with shutters and a door in the centre, the other long wall has two small windows each with a shutter. The interior has been completely renovated.
Valuation.
The gardener's cottage is of general interest. The house has cultural-historical significance as an example of socio-economic development, namely the establishment of country houses in the green surroundings of the city. It is of architectural-historical significance as an example of the traditionalist formal language of architect Oomen. It forms part of a complex that is of significance because of the integrity and quality of its component parts.
