Inleiding.

Het WOONBLOK, bestaande uit een viertal herenhuizen, is in 1901 gebouwd naar ontwerp van de architect P. Th. Stornebrink in Eclectische stijl met Neo-Renaissance elementen. Het is gelegen aan de Koningsweg, die deel uitmaakt van de noord-zuidas in de wijk Het Zand. Als hoekblok vormt het de pendant van het woonblok Koningslaan 33-39 en Guldenvliestraat 1-3 van dezelfde architect. Beide hoekblokken maken onderdeel uit van het carré dat wordt omsloten door de Koningsweg, Guldenvliesstraat, Mayweg en Hertogstraat.

Omschrijving.

Het tweelaags woonblok heeft een L-vormige plattegrond met aan de achterzijde enkele uitbouwen. Het is opgetrokken uit machinale baksteen met natuurstenen ornamenten en gestucte lijsten en speklagen. Het dak is samengesteld uit schilden aan de straatzijde, belegd met kruispannen, en platte daken aan de achterzijde. Uit de dakschilden steken overhoekse dakkapellen met spits, belegd met leien. De houten erker op de eerste verdieping op de hoek loopt uit in een opengewerkte houten toren, onder een dak met uitzonderlijk hoge spits, belegd met leien. Het pand kent een tweetal risalerende gevelgedeelten aan de Koningsweg en een vergelijkbare risaliet aan de Hertogstraat. Alle drie doorsnijden de dakrand en lopen door tot de zolderverdieping. De vrijwel indentieke topgevels zijn rijk gedetailleerd met Neo-Renaissance rolwerk. Elk is voorzien van een tweetal rechtgesloten vensters, waaronder een tweetal gevelstenen is aangebracht met in de linker de inscriptie "ANNO" en in de rechter "1901". Daaronder is een enkele gevelsteen aangebracht met gegraveerde plantenmotieven. De gevel kent een geprofileerde, gestucte plint, deels met gebosseerde motieven. De onderdorpels zijn van hardsteen en zetten zich voort over de gehele lengte van de gevel. Een geprofileerde waterlijst scheidt de begane grond van de eerste verdieping. Alle rechtgesloten vensters op de begane grond zijn voorzien van een gestucte omlijsting en geprofileerde sluitsteen, met uitzondering van die in de risaliet aan de Koningsweg en de drie uiterste vensters in de Hertogstraat.

Ook de vensters op de eerste verdieping hebben een gestucte omlijsting. In het fries is boven de vensters een baksteenmotief aangebracht, dat terugkeert onder de ramen van de eerste verdieping, in de scheidingslijst tussen de eerste en tweede verdieping en onder de vensters op de begane grond. De risalieten aan de Koningsweg zijn voorzien van smeedijzeren Franse balkonnetjes.

De toegangsdeur aan de Hertogstraat kent enkele glazen panelen met smeedijzeren hekwerk. De panden Koningsweg 3 en 5 hebben een ruggelings tegen elkaar gelegen uitgebouwde keuken met tussenetage. Op de begane grond is dit blok uitgebouwd met een van buiten bereikbaar privaat, dat bij het pand Koningsweg 3 nog intact aanwezig is. Alle panden zijn gedeeltelijk onderkelderd. De panden Koningsweg 1 en Hertogstraat 2 zijn intern verbonden. De indeling van deze panden is gewijzigd en de detaillering verwijderd. Het ruime trappenhuis in het pand Koningsweg 1 is nog aanwezig evenals het glas-in-loodraam in het bovenlicht boven de tochtdeur.

De indeling van de panden Koningsweg 3 en 5 is behouden, evenals de stucplafonds op de begane grond, de tochtdeuren in de hal, de paneeldeuren en het trappenhuis met houten balustrade en trappaal.

Waardering.

Het woonblok is van algemeen belang. Het heeft cultuurhistorische waarde als voorbeeld van woningbouw voor een nieuwe klasse van stedelijke welgestelden rondom de eeuwwisseling. Het heeft architectuurhistorische waarde als goed voorbeeld van eclectische bouwstijl. Het is kenmerkend voor het oeuvre van de architect. Projecting from the roof slopes are corner roof dormers with spires, covered with slate. The wooden oriel on the first floor at the corner extends into an open-work wooden turret, under a roof with an exceptionally high spire, covered with slate. The building has two projecting façade sections on Koningsweg and a comparable projection on Hertogstraat. All three penetrate the roof edge and extend to the attic storey. The virtually identical gables are richly detailed with Neo-Renaissance scrollwork. Each is fitted with two right-angled windows, under which two facade stones are set with the inscription "ANNO" on the left and "1901" on the right. Below this a single facade stone is set with engraved plant motifs. The façade has a profiled, stuccoed plinth, partly with rusticated motifs. The window sills are of hardstone and extend across the entire length of the façade. A profiled drip moulding separates the ground floor from the first floor. All right-angled windows on the ground floor are fitted with a stuccoed surround and profiled keystone, with the exception of those in the projection on Koningsweg and the three outermost windows on Hertogstraat.

The windows on the first floor also have stuccoed surrounds. In the frieze above the windows a brick motif is applied, which recurs below the windows of the first floor, in the dividing line between the first and second floors and below the windows on the ground floor. The projections on Koningsweg are fitted with wrought-iron French balconettes.

The entrance door on Hertogstraat has several glazed panels with wrought-iron grille work. The properties Koningsweg 3 and 5 have a back-to-back extended kitchen with intermediate storey. On the ground floor this block is extended with a privately accessible lavatory, which is still intact at property Koningsweg 3. All properties are partially cellared. The properties Koningsweg 1 and Hertogstraat 2 are internally connected. The layout of these properties has been altered and the detailing removed. The spacious stairwell in property Koningsweg 1 is still present as is the leaded-glass window in the fanlight above the vestibule door.
