Inleiding
BOTTERLOODS met bovenwoning, behorend bij scheepswerf 'Nieuwboer', is gebouwd tussen 1850 en 1900 en is met de voorgevel gesitueerd aan de Oude Schans. De demontabele achtergevel is westelijk aan het werfterrein gelegen.
Omschrijving
Het pand is grotendeels in baksteen opgetrokken op een rechthoekige plattegrond onder een met rode en gesmoorde Hollandse pannen belegd schilddak. Tegen de zuidgevel is een aanbouw onder plat dak gezet die een deel van de werkplaats (botterloods) bevat en de aansluiting vormt met de smederij. De bakstenen voorgevel of westgevel heeft in het midden een openslaande deur met bovenlicht onder getoogde strek. Links is een twintigruits schuifvenster gezet, rechts een deur met bovenlicht. In de tweede bouwlaag zijn twee zesruits schuifvensters gezet. Het dakschild wordt doorbroken door een dakkapel met openslaande deuren en wangen.
De achtergevel is van hout en bestaat uit een constructie die grotendeels demontabel is ten behoeve van het op de helling trekken van schepen. Er zijn drie roedenvensters aangebracht. De linkerzijgevel heeft een vijftal kleine vensters.
De rechterzijgevel is tegen de smederij gelegen. De aanbouw bevat een aantal schuifvensters. De tweede bouwlaag bevat eveneens een aantal schuifvensters en is aan de oostzijde deels uit houten messing en groefdelen opgetrokken.
Het interieur heeft aan de noordoostzijde een lieropstelling achter een houten wand. Aan de zuidwestzijde is in een lager bouwdeel de werkplaats gesitueerd. Het deel van de werkplaats aan de westzijde heeft een lager plafond. De entree tot de bovenwoning is gelegen aan de zuidwestzijde.
Waardering
De botterloods met bovenwoning is van algemeen belang vanwege de cultuurhistorische waarde als goed herkenbaar voorbeeld van een loods voor scheepsbouw uit de tweede helft van de negentiende eeuw, alsmede vanwege functionele en situationele waarde vanwege de ligging aan de westzijde van het werfterrein en en de relatie met de overige complexonderdelen.

BOTTER SHED with upper dwelling, belonging to the 'Nieuwboer' shipyard, was built between 1850 and 1900 and is situated with its front facade at the Oude Schans. The demountable rear facade is located to the west of the shipyard site.

The building is largely constructed in brick on a rectangular ground plan under a hipped roof covered with red and buried Dutch tiles. Against the south gable an extension under a flat roof has been added which contains part of the workshop (botter shed) and forms the connection with the smithy. The brick front or west gable has in the centre a glazed door with fanlight under arched brick. On the left a twenty-pane sash window is set, on the right a door with fanlight. On the second storey two six-pane sash windows are set. The roof slope is interrupted by a roof dormer with glazed doors and cheeks.
The rear gable is of timber and consists of a structure which is largely demountable for the purpose of pulling ships onto the slipway. Three rod windows have been fitted. The left side gable has a series of five small windows.
The right side gable is against the smithy. The extension contains a number of sash windows. The second storey likewise contains a number of sash windows and is on the east side partly constructed of timber grooved boards.
The interior has a hoist installation on the northeast side behind a wooden wall. On the southwest side the workshop is situated in a lower building section. The part of the workshop on the west side has a lower ceiling. The entrance to the upper dwelling is located on the southwest side.
Valuation
The botter shed with upper dwelling is of general importance due to its cultural historical value as a readily recognisable example of a shed for shipbuilding from the second half of the nineteenth century, as well as due to functional and situational value due to its location on the west side of the shipyard site and the relationship with the other complex components.
