Inleiding
Het KANTOORGEBOUW met MAGAZIJN is gelegen langs de Almystraat, aan de voorzijde van het fabrieksterrein van de Koninklijke Verenigde Leder BV. Het is opgetrokken in een zakelijke stijl met expressionistische baksteenornamenten, naar ontwerp van de architect F. Hildner. Het gebouw waarin de kantoren en de opslagruimtes van de leerfabriek waren ondergebracht werd in twee bouwfasen gerealiseerd. Circa 1924 werd een tweelaags gebouw met laadperron voor de opslag van huiden gebouwd. Rond 1928 werd het kantoorgedeelte van de leerfabriek hieraan vastgebouwd en werd het magazijn met een extra verdieping verhoogd. Thans huisvest de begane grondverdieping van het kantoorgebouw nog de kantoren van de Koninklijke Verenigde Leder BV, de bovenverdiepingen van het kantoorgebouw en het magazijn staan gedeeltelijk leeg en worden gedeeltelijk verhuurd aan andere bedrijven.
Omschrijving
Het gebouw heeft een langgerekte L-vormige plattegrond, bestaande uit een langgerekte vleugel langs de Almystraat en een korte vleugel die hier dwars op staat. Het telt drie bouwlagen onder een plat dak. Zowel in de korte vleugel als in het midden van de vleugel langs de Almystraat is een doorgang voor treinen aangelegd. De gevels van het gebouw zijn opgetrokken in baksteen. Inwendig heeft het een betonconstructie van gewapend betonnen kolommen, balken en vloerplaten. In het kantoorgebouw worden de gevels aan de bovenzijde afgesloten door een tandlijst, boven de tweede verdieping door een waterlijst met daaronder een tandlijst. In het magazijngedeelte is een rollaag boven de vensters van de tweede bouwlaag aangebracht en een betonnen lijst onder de licht overstekende dakrand. De hoofdingang van het magazijn bevindt zich in de korte westelijke zijde van het gebouw, de hoofdingang voor de kantoren in de tegenoverliggende korte zijde. Rechts van deze kantooringang, bevindt zich één van de twee boogvormige doorgangen voor treinen, leidend naar de produktiehallen achter het kantoorgebouw. Het magazijn heeft aan voor- en achterzijde een travee-indeling waarbinnen per verdieping telkens twee driedelige gekoppelde vijftienruits vensters met ijzeren roeden in spaarnissen zijn aangebracht, met uitzondering van de door twee lisenen afgesloten buitenste travee, die is voorzien van drie dertigruits vensters in spaarnissen. De kopgevel van het magazijn bestaat uit drie traveeën tussen lisenen: een smalle middentravee met aan weerszijden bredere traveeën. Boven de meest rechtse travee bevindt zich een hogere uitbouw voor de goederenlift, die aan de buitenzijde via een stalen liftdeur toegankelijk is. Langs de kopgevel en de eerste drie traveeën van de voorgevel van het magazijn loopt een betonnen laadperron met overkapping.
Het kantoorgedeelte is aan alle zijden voorzien van vrij smalle spaarnissen, waarbinnen op de begane grond 24-ruits vensters met ijzeren roedenverdeling zijn aangebracht, op de bovenverdiepingen kleinere 20-ruits vensters. In de borstweringen van de eerste verdieping is een ruitvormige baksteendecoratie aangebracht. De oostelijke korte gevel bestaat uit vier traveeën: in de meest rechtse bevindt zich de brede treinpoort, de overige drie traveeën vormen de kopgevel van het kantoorgebouw. De vensterindeling in deze kopgevel is identiek aan die in de lange gevels van het kantoorgebouw. In de middelste, risalende travee bevinden zich de hoofdingang voor de kantoren, met daarachter de hal en het trappenhuis: deze partij is voorzien van rijk decoratief metselwerk. De hoofdingang ligt in een portiek waarin een siermetselverband is toegepast. Boven deze portiek is het risalerende muurgedeelte voorzien van een bakstenen waterlijst met daaronder een dubbele tandlijst. Op de eerste verdieping zijn ter hoogte van het trappenhuis drie hoge glas-in-loodvensters aangebracht.
Daarboven bevinden zich ter hoogte van de bovenverdieping drie eenvoudigere 20-ruits vensters. Deze vensters liggen in spaarnissen en zijn aan de bovenzijde voorzien van sluitstenen in decoratief baksteenmetselwerk. In de borstwering onder de bovenste drie vensters zijn opnieuw ruitvormige baksteenornamenten ingemetseld. Aan weerszijden van de korfboogvormige treinpoort zijn ronboogvensters met bakstenen sluitsteen aangebracht. De pijlers waarop de korfboog van de treinpoort rust zijn voorzien van siermetselwerk met uitspringende lagen en worden aan de bovenzijde afgesloten door een sterk uitkragende lijst. In het interieur zijn onder meer van belang het trappenhuis met houten balustrades, het glas-in-loodraam van de hand van de Oisterwijkse glazenier Merkelbach uit 1941, waarop o.a. een aantal looiersactiviteiten, een wapenschild en het raadhuis van Oisterwijk zijn afgebeeld. Oorspronkelijke houten deuren en deurlijsten. Beneden in de hal bevindt zich een tegeltableau uit 1922, waarop de leerfabriek zoals die er toentertijd uit zag, is voorgesteld.
Waardering
Het kantoorgebouw met magazijn bezit cultuurhistorische waarden als voorbeeld van een typologische ontwikkeling: vooral het magazijn met betonnen laadperron en de doorgangen voor de trein zijn in verband met de functie bijzonder illustratief. Het gebouw bezit architectuurhistorische waarde door de betonconstructie die van belang is als illustratie voor de geschiedenis van de bouwtechniek, door de plaats van het object in het oeuvre van de architect Hildner en als illustratie van een zakelijke bouwstijl met expressionistische baksteenornamenten. Voorts heeft het object ensemblewaarden door de relatie met de spoorweg, die tot uitdrukking komt in de twee treinpoorten en als essentieel onderdeel van een groter geheel, dat van cultuurhistorische waarde is. The OFFICE BUILDING with WAREHOUSE is located along the Almystraat, at the front of the factory complex of Koninklijke Verenigde Leder BV. It is constructed in a businesslike style with expressionist brick ornaments, designed by architect F. Hildner. Description
The building has an elongated L-shaped floor plan, consisting of an elongated wing along the Almystraat and a short wing at right angles to it. It comprises three storeys under a flat roof. Both in the short wing and in the middle of the wing along the Almystraat a passage for trains has been laid out. The facades of the building are constructed in brick. Internally it has a reinforced concrete structure with reinforced concrete columns, beams and floor slabs. In the office building the facades are closed at the top by a tooth moulding, above the second storey by a drip moulding with a tooth moulding below it. In the warehouse section a roller shutter has been fitted above the windows of the second storey and a concrete moulding under the slightly projecting roof edge. The warehouse has a bay arrangement on the front and rear, within which on each storey two triple coupled fifteen-pane windows with iron glazing bars in recesses are fitted, with the exception of the outer bay enclosed by two pilasters, which is provided with three thirty-pane windows in recesses. The gable end of the warehouse consists of three bays between pilasters: a narrow central bay with wider bays on either side. Above the rightmost bay is a higher projection for the goods lift, which is accessible from the outside via a steel lift door. Along the gable end and the first three bays of the front facade of the warehouse runs a concrete loading platform with canopy.
The office section is provided on all sides with relatively narrow recesses, within which on the ground floor 24-pane windows with iron glazing bars are fitted, on the upper storeys smaller 20-pane windows. In the parapets of the first storey a diamond-shaped brick decoration has been applied. The eastern short gable consists of four bays: in the rightmost is the wide train door, the other three bays form the gable end of the office building. The window arrangement in this gable end is identical to that in the long facades of the office building. In the middle, projecting bay are the main entrance for the offices, with the hall and stairwell behind: this section is provided with rich decorative brickwork. The main entrance is in a portico in which decorative brickwork bonding is applied. Above this portico the projecting wall section is provided with a brick drip moulding with a double tooth moulding below it. On the first storey at the height of the stairwell three tall leaded-glass windows are fitted.
Above these are at the height of the upper storey three simpler 20-pane windows. These windows are in recesses and are provided at the top with keystones in decorative brick brickwork. In the parapet below the topmost three windows diamond-shaped brick ornaments are inlaid again. On either side of the segmental arched train door are round-arched windows with brick keystones fitted. The pillars on which the arch of the train door rests are provided with decorative brickwork with projecting courses and are closed at the top by a strongly projecting moulding. In the interior are notably the stairwell with wooden balustrades, the leaded-glass window by the Oisterwijks glazier Merkelbach from 1941, on which among other things a number of leather-working activities, a coat of arms and the town hall of Oisterwijk are depicted.
