Inleiding:
Voormalig KANTOORPAND van de (inmiddels gesloopte) Rotterdamsche cementsteenfabriek Van Waning & Co, in 1898 gebouwd in Overgangsarchitectuur naar ontwerp van J.I. van Waning. De opdrachtgever was de N.V. Rotterdamsche Cementsteenfabriek, v/h van Waning & co. (vanaf 1909 N.V. Koninklijke Rotterdamsche Betonijzermaatschappij, v/h Van Waning & Co.)
Omschrijving:
Kantoorpand van twee bouwlagen en een kapverdieping op een rechthoekige plattegrond opgetrokken in rode verblendsteen met rijk gebruik van eigen fabrikaat cementsteen voor plint, vensterlateien, negblokken, hoek-en sluitstenen, balkon, puntgevel en decoratie. Het pand heeft deels een met pannen bedekt zadeldak en deels een met schubvormige leien bedekt afgeplat mansardedak. De deuren en de vensters zijn van hout.
Op de begane grond rechts, onder een uitkragend balkon met waterspuwers, het ingangsportaal met twee deuren voorzien van eenvoudige drieledige bovenlichten. Links hiervan drie (schuif)vensters eveneens met drieledige bovenlichten onder ijzeren lateien met rozetten. Op de eerste verdieping boven de ingang een rond uitgebouwd balkon met een decoratieve koepelvormige bekroning, waarin rondom de tekst: VAN WANING & CO (in kleine kapitalen) en eronder, in grote kapitalen, FABRIEK staat te lezen. Links van het balkon twee rechthoekige schuifvensters met drieledige bovenlichten en bakstenen boogstrekken. Hier staat boven in de gevel in cementsteen de tekst ROTTERDAMSCHE CEMENTSTEEN. In de puntgevel een door een halfzuil gekoppeld rechthoekig venster met geheel rondom een iets risalerende vensteromlijsting. In de nok het gekleurde wapen van Koningin Regentes Emma. Op de schouderstukken van de puntgevel cementstenen leeuwtjes met schild. Onder de linker leeuw bevindt zich nog een sierornament. Ter hoogte van het wapen is de puntgevel bezet met dierfiguren. De noordelijke zijgevel is grotendeels beschilderd (zwarte belettering op een witte achtergrond) met de latere naam van de fabriek: n.v Koninklijke Rotterdamsche Betonijzermij. v/h Van Waning en Co.

Rotterdamsche Cementsteenfabriek, v/h van Waning & co. (from 1909 N.V. Koninklijke Rotterdamsche Betonijzermaatschappij, v/h Van Waning & Co.)
Description:
Office building of two storeys and a roof storey on a rectangular plan built in red facing brick with extensive use of their own manufactured cement stone for plinth, window lintels, corner blocks, corner and closure stones, balcony, gable and decoration. The building has partly a gabled roof covered with tiles and partly a mansard roof with scale-shaped slates. The doors and windows are of wood.
On the ground floor right, beneath a cantilevered balcony with waterspouts, the entrance portal with two doors provided with simple three-part fanlights. To the left of this three (sash) windows also with three-part fanlights beneath iron lintels with rosettes. On the first floor above the entrance a round projecting balcony with a decorative dome-shaped crown, in which the text appears all around: VAN WANING & CO (in small capitals) and below, in large capitals, FABRIEK. To the left of the balcony two rectangular sash windows with three-part fanlights and brick arches. Above this in the facade in cement stone stands the text ROTTERDAMSCHE CEMENTSTEEN. In the gable a rectangular window coupled by a half-column with a slightly projecting window surround all around. In the ridge the coloured coat of arms of Queen Regent Emma. On the shoulder pieces of the gable cement stone little lions with shield. Beneath the left lion is still an ornamental element. At the height of the coat of arms the gable is set with animal figures. The northern side facade is largely painted (black lettering on a white background) with the later name of the factory: n.v Koninklijke Rotterdamsche Betonijzermij. v/h Van Waning en Co.

Late nineteenth-century office building of the Koninklijke Rotterdamsche betonijzermaatschappij Van Waning of general importance due to architectural and cultural-historical value, and also of particular building-historical importance as a reminder of the earliest phase of concrete application in the Netherlands.
