Het landschappelijk aangelegde PARK MET ZICHTLAAN is gelegen aan de noordzijde van de Amersfoortseweg en wordt in het wetsen begrend door de Ruysdaellaan, de Potterlaan in het noorden en de Rembrandtlaan in het oosten. Het perceel heeft een asymmetrische U-vorm en vertoont alle eigenschappen van een landschappelijke aanleg: een licht glooiend terrein, een onregelmatig gevormde vijver met eilandje, slingerpaden en diverse soorten begroeiing bestaande uit ondermeer kastanjebomen, beuken, lindebomen, coniferen en rododendronstruiken, zowel solitair als in groepen geplaatst. De vijver ligt even ten westen van de zichtas Zandbergen-Rodichem. Deze zichtas, de Gezichtslaan, is de oorspronkelijke zichtas van de buitenplaats Zandbergen en verbindt deze buitenplaats visueel met Rodichem in het Noorden, thans Overplaats Zandbergen geheten. De zichtas is 500 meter lang en heeft een breedte van 22 meter. De laan is beplant met douglassparren, evenals een strook aan de noordzijde aan de Potterlaan. De beplanting van de zichtas versterkt de dieptewerking.
Het park is verder verfraaid met een theekoepel en een tuinbeeld van de godin Ceres langs de linker vijveroever. Belangrijke hoofdstructuren in het park zijn de weide in het noordelijk deel en het grasveld dat zich in het zuidelijk deel langs de Amersfoortseweg bevindt. Het park heeft daardoor een tamelijk open karakter gekregen, waardoor men zicht heeft op een aantal villa's die aan het begin van deze eeuw langs het park zijn gebouwd.

The landscape-designed PARK WITH PROSPECT LANE is located on the north side of the Amersfoortseweg and is bounded in the west by the Ruysdaellaan, the Potterlaan in the north and the Rembrandtlaan in the east. The plot has an asymmetrical U-shape and displays all the characteristics of a landscape design: gently sloping terrain, an irregularly shaped pond with island, winding paths and diverse vegetation consisting amongst others of chestnut trees, beeches, linden trees, conifers and rhododendron bushes, placed both individually and in groups. The pond lies just west of the sight line Zandbergen-Rodichem. This sight line, the Gezichtslaan, is the original sight line of the country estate Zandbergen and visually connects this estate with Rodichem in the North, now called Overplaats Zandbergen. The sight line is 500 metres long and has a width of 22 metres. The lane is planted with Douglas firs, as is a strip on the north side at the Potterlaan. The planting of the sight line reinforces the sense of depth.
The park is further embellished with a tea pavilion and a garden statue of the goddess Ceres along the left bank of the pond. Important main structures in the park are the meadow in the northern part and the lawn situated in the southern part along the Amersfoortseweg.
