Inleiding:
Met elementen van het Eclecticisme omstreeks 1910 gebouwde VILLA genaamd "Bella Vista". De villa is gesitueerd aan Broekhem, een straat met veelal villabebouwing uit de periode 1850-1940.
Alle aanbouwen aan rechterzijgevel en achtergevel zijn uitgesloten van bescherming.
Omschrijving:
De villa heeft een in lengterichting geplaatste veelhoekige plattegrond, telt twee bouwlagen en wordt afgedekt met zadeldaken met pannen. Spits torendak met leien in Maasdekking. Toegepaste bouwmateriaal: eerste bouwlaag in mergel en natuursteen. Tweede bouwlaag: machinale baksteen gecombineerd met mergel sierbanden.
In de eerste bouwlaag rechthoekige houten vensters en deur met rondboogvormige bovenlichten met roedeverdeling. In de tweede bouwlaag houten T-vensters met bovenlichten met roedeverdeling. Asymmetrische indeling frontgevel.
Basement in hardsteen. Deur met toegangstrap. Aan bovenzijde deur naamaanduiding. Linkerdeel frontgevel vooruitspringend met hieraan een erker over twee bouwlagen met hierop een balkon met houten balustrade.
Vooruitspringend linkerdeel frontgevel met Chalet-achtige rondboogcontractie ter ondersteuning van het dakoverstek.
Rechterhoekdeel frontgevel bestaat uit een diagonaal geplaatste toren.
Houten consoles onder dakoverstek torenachtig frontgeveldeel rechterzijde. Smeedijzeren muurankers. Raambogen tweede bouwlaag bestaan uit siermetselwerk.
Aan rechterzijgevel aanbouw van recenter datum in een bouwlaag met plat dak. Aan de achtergevel een deels houten veranda. Aan achtergevel aanbouw van recenter datum in een bouwlaag met zadeldak.
Interieur in beperkte mate intact, overigens niet beschermenswaardig.
Waardering:
De villa Bella Vista bezit architectuurhistorische waarde vanwege het belang voor de bovenregionale geschiedenis van de architectuur, wegens de esthetische kwaliteiten van het ontwerp en de bijzondere ornamentiek. De esthetische kwaliteiten en de bijzondere ornamentiek manifesteren zich met name in de frontgevel. Ensemblewaarde ontleent de villa Bella Vista aan de situering aan Broekhem. Aan deze straat bevindt zich veelal villabebouwing uit de periode 1850-1940. Daarmee is de bebouwing aan Broekhem van bijzondere betekenis voor het aanzien van dit deel van Valkenburg aan de Geul.
