Inleiding
BRUGWACHTERSWONING, XIXB, gesitueerd bij sluis 19 van de Zuid-Willemsvaart. Gebouwd in een traditionele stijl met elementen van neo-renaissance. De brugwachterswoning vormt samen met de sluis, het jaagpad, de waterduiker en de naburige sluiswachterswoning een onverbrekelijk functioneel geheel.
Omschrijving
Vrijstaande BRUGWACHTERSWONING met souterrain, twee bouwlagen en zolderverdieping op een in hoofdvorm rechthoekige plattegrond.
Het hoofdvolume wordt gedekt door een zadeldak met muldenpannen. Bakgoten, deels op consoles. Drie dakkapellen van recente datum aan elke dakzijde. Uitgebouwde toiletruimte centraal aan de overigens blinde achtergevel, naderhand uitgebreid en voorzien van een lessenaarsdak.
Bakstenen optrek, gemetseld in kruisverband. Geprofileerde, gecementeerde plint met souterrainvensters. Symmetrische voorgevel met drie assen. Segmentboogvormige houten T-vensters en paneeldeur met bovenlicht. Gecementeerde speklagen.
Hardstenen dorpels en traptreden. Beide zijgevels zijn identiek en hebben twee segmentboogvormige houten vierruits zoldervensters. Aan de noordzijde een dubbele schuur onder lessenaarsdak met Oud-Hollandse pannen. Rechthoekige houten deuren, waarvan een met verticaal ingedeeld bovenlicht en rechthoekig houten vierruitsvenster. Hierin bevestigingspunten voor reddingsboei en een paardendrinkbak.
De indeling van het interieur, waarin geen beschermenswaardige elementen, is vrijwel intact.
Waardering
De brugwachterswoning is van cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling. De architectuurhistorische waarden worden bepaald door de esthetische kwaliteiten van de woning.
Het pand is een essentieel onderdeel van het sluiscomplex aan de Bosscherweg, vanwege de situering verbonden met de negentiende eeuwse ontwikkeling van de stad, van bijzondere betekenis voor het aanzien van Maastricht en heeft een historisch-ruimtelijke relatie met de Zuid-Willemsvaart. De architectonische gaafheid van de brugwachterswoning is redelijk en het pand is van belang in relatie tot de visuele gaafheid van de directe omgeving.
Bovendien beschikt het pand over een grote typologische en functionele zeldzaamheidswaarde.

BRIDGEKEEPER'S DWELLING, second half of the 19th century, situated at lock 19 of the Zuid-Willemsvaart. Built in a traditional style with neo-renaissance elements. The bridgekeeper's dwelling forms together with the lock, the towpath, the water culvert and the neighbouring lock keeper's dwelling an inseparable functional whole.
Description
Detached BRIDGEKEEPER'S DWELLING with basement, two storeys and attic storey on a rectangular plan in main form.
The main volume is covered by a gabled roof with curved tiles. Rain gutters, partly on consoles. Three dormer windows of recent date on each roof side. Extended toilet space centrally on the otherwise blank rear gable, later extended and provided with a lean-to roof.
Brickwork, laid in English bond. Profiled, cemented plinth with basement windows. Symmetrical front facade with three bays. Segmental-arched wooden T-windows and panelled door with fanlight. Cemented quoins.
Hardstone sills and steps. Both side facades are identical and have two segmental-arched wooden four-pane attic windows. On the north side a double barn under lean-to roof with Dutch Old tiles. Rectangular wooden doors, one of which with vertically divided fanlight and rectangular wooden four-pane window. Herein fixing points for a lifebuoy and a horse drinking trough.
The interior layout, which contains no elements worthy of protection, is virtually intact.
Valuation
The bridgekeeper's dwelling is of cultural-historical value as a particular expression of a social-economic and typological development. The architectural-historical values are determined by the aesthetic qualities of the dwelling.
The building is an essential component of the lock complex on the Bosscherweg, by virtue of its location linked to the nineteenth-century development of the city, of special significance for the appearance of Maastricht and has a historical-spatial relationship with the Zuid-Willemsvaart. The architectural integrity of the bridgekeeper's dwelling is reasonable and the building is of importance in relation to the visual integrity of the immediate surroundings.
