Inleiding
Negen eclectische WONINGEN, 1918, in twee verschillende typen. Gebouwd in opdracht van de Woningvereniging St.Servatius, naar een ontwerp van architect J.H.H. van Groenendael. De woningen vormen een aaneengesloten straatwand in het stadsdeel Mariaberg, een wijk met sociale woningbouw uit de periode 1910-1940.
De woningen werden gerenoveerd in 1982, volgens tekening van de architectenwerkgroep Bonnemayer-van Sprang. Hierdoor kwamen de uitbouwen aan de achtergevels van de panden 4,5,6,10,11,12 (type A) te vervallen en werd de pui in de overloop (achtergevel) gewijzigd bij de huisnummers 7,8,9 (type B). Kapconstructie aangepast, schoorstenen verhoogd. Wijziging ronde vormen in beëindiging ramen op de zolder in zij- en voorgevels. Wijziging plaats en indeling raam- en deurkozijnen in de achtergevel.
De aangebouwde (huisnrs. 7,8,9) en bijgebouwde (huisnrs. 4,5,6,10,11 en 12) bergingen bij elke woning en de vernieuwde tuinmuurdelen van de huisnrs. 4,5,6,10,11 en 12 zijn uitgesloten van bescherming.
Omschrijving
Negen woningen in een ritmisch gelede straatwand met trapgevels, opgebouwd uit twee woningtypen: de centraal geplaatste panden 7,8,9 van het type B worden aan weerszijden geflankeerd door drie panden van het type A. De panden van het type A kenmerken zich door een rechthoekige plattegrond (waarvan de uitgebouwde berging tijdens de renovatie verwijderd is), de woningen van het type B door een L-vormige plattegrond. Bovendien zijn de hoekpanden 4 en 12 van het type A voorzien van een afgeschuinde hoekoplossing. Twee bouwlagen, plus een zolder- en een gedeeltelijke souterrainverdieping. Elk perceel is geheel omgeven door een tuinmuur met zij- of achteringang.
Het geheel wordt gedekt door afgeplatte zadeldaken met muldenpannen.
Scheimuren tussen de huisnrs 6 en 7, 9 en 10. Bakgoten op consoles.
Achter de trapgevels gaan insteekkappen schuil. Dakkapellen boven de afgeschuinde hoekpartijen.
Gevels ritmisch geleed met behulp van acht trapgevels, waarvan er twee in de zijwanden zijn geplaatst, en geornamenteerd met lisenen, rondboogfriezen, bloktanddecoraties en trapsgewijs uitgemetselde kroonlijsten met siermetselwerk. Trapgevels met hardstenen afdekking en frontonornament. Ronde erkers op deels zandstenen consoles in de tweede bouwlaag van de afgeschuinde hoekpartijen. Geprofileerde breukstenen plint met hardstenen lijst. Gevels in rode baksteen met een tweetal kleurnuances. Metselwerk in Vlaams verband. Meerkleurig siermetselwerk in de vulstukken van de rondboogfriezen en in de kroonlijsten.
Zandstenen speklagen, aanzet- en sluitstenen, bloktanddecoraties en deurlijsten (gedeeltelijk). Hardstenen dorpels. Deurlijsten met rondboogvormige strekken, geprofileerde lijsten en siermetselwerk in ruitverband. Zowel de venster- als de deurstrekken zijn uitgevoerd in een lichter getinte rode baksteen.
Rechthoekige houten T-vensters en kruiskozijnen, rechthoekige dubbele houten terrasdeuren, waaruit de kleine roedeverdeling in de bovenlichten vanwege de plaatsing van aluminium ventilatieschuiven is verwijderd.
Rondboogvormige houten deurkozijnen, met bovenlichten en halve zijlichten, waarin kleine roedeverdeling. Paneeldeuren met geleed glaspaneel.
In de topgevels ronde houten topgevelvensters met gewijzigde kleine roedeverdeling en segmentboogvormige houten vensters, waaruit de gelede bovenlichten zijn verwijderd.
Ter plaatse van de verwijderde achtergeveluitbouwen bij de woontypen A zijn nieuwe achterdeuren geplaatst.
Waardering
De woningen zijn van cultuurhistorische waarde als bijzondere uitdrukking van een sociale en typologische ontwikkeling. De architectuurhistorische waarden worden bepaald door de bouwstijl, de betrokkenheid van architect J.H.H. van Groenendael, de esthetische kwaliteiten van diens ontwerp, het bijzondere, streekgebonden materiaalgebruik en de ornamentiek. De woningen zijn van bijzondere betekenis vanwege de situering, die verbonden is met de stedenbouwkundige ontwikkeling van de stad Maastricht in het eerste kwart van de twintigste eeuw. Bovendien is de onderhavige straatwand van betekenis voor het aanzien van deze stadsuitbreiding.

Nine dwellings in a rhythmically articulated street facade with stepped gables, composed of two dwelling types: the centrally placed properties 7,8,9 of type B are flanked on either side by three properties of type A. The type A properties are characterised by a rectangular floor plan (of which the extended storage building was removed during renovation), the type B dwellings by an L-shaped floor plan. Furthermore, the corner properties 4 and 12 of type A are provided with a chamfered corner solution. Two storeys, plus an attic and a partial basement floor. Each plot is entirely surrounded by a garden wall with side or rear entrance.

Profiled rubble stone plinth with ashlar moulding. Facades in red brick with two colour nuances. Brickwork in Flemish bond. Multicoloured ornamental brickwork in the infill sections of the round arch friezes and in the cornices.
Sandstone banding courses, springer and keystone courses, block tooth decorations and door mouldings (partial). Ashlar sills. Door mouldings with round arch forms, profiled mouldings and ornamental brickwork in diamond bond. Both the window and door openings are executed in a lighter-tinted red brick.
Rectangular wooden T-windows and cross windows, rectangular double wooden terrace doors, from which the small glazing bars in the fanlights have been removed due to the placement of aluminium ventilation frames.
Round arch shaped wooden door frames, with fanlights and half side lights, with small glazing bars. Panel doors with glazed panel.
In the gable walls round wooden gable windows with altered small glazing bars and segmental arch wooden windows, from which the glazed fanlights have been removed.
At the location of the removed rear facade extensions of the dwelling type A, new rear doors have been placed.
Valuation
The dwellings are of cultural-historical value as a particular expression of a social and typological development. The architectural-historical values are determined by the building style, the involvement of architect J.H.H. van Groenendael, the aesthetic qualities of his design, the particular, regionally specific use of materials and the ornamental details. The dwellings are of particular significance because of their location, which is connected with the urban development of the city of Maastricht in the first quarter of the twentieth century. Furthermore, the present street facade is of significance for the appearance of this urban expansion.
The properties have remained in a reasonable state of integrity, are of importance in relation to the structural and visual integrity of the city and finally possess a regionally specific architectural-historical and typological rarity value.
