Inleiding
Voormalige DIRECTIEVILLA van brouwerij De Zwarte Ruiter, omstreeks 1890 gebouwd in een door het neo-classicisme beïnvloede traditioneel-ambachtelijke stijl. De aangebouwde veranda aan de rechterzijgevel is uitgesloten van bescherming.
Omschrijving
Vrijstaande vml. directievilla met souterrain, twee bouwlagen, zolder en vliering op rechthoekige plattegrond in lengterichting, uitbouw van een laag plus balkon aan de rechterzijgevel. Het geheel wordt gedekt door een gebroken schildkap met zinken losagnes, twee zinken oeil-de-boeufkapellen op de dakschilden aan voor- en achtergevel. Bitumen op de overige dakvlakken. Bakgoot op consoles, met blokornamenten.
Recente dakkapellen op het achterdakvlak.
Vijfassige, symmetrisch ingedeelde voorgevel over twee lagen met een middenrisaliet. De vensterassen worden onderling gescheiden door gestucte lisenen met teerlingkapitelen. De bakstenen optrek, gemetseld in kruisverband en voorzien van gesneden voegen, rust op een hardstenen plint met souterrainvensters.
Hardstenen venster- en deurlijsten met sluitstenen in kuifvorm, gestucte onderdorpels en segmentboogvormige houten T-vensters.
Middenrisaliet van een as met segmentboogvormige houten paneeldeur inclusief glas-in-lood-bovenlicht; balkon op consoles, met segmentboogvormige dubbele houten balkondeuren, smeedwerkbalustrade en vlaggemast; topgevel met rondboogvormig houten T-venster, fronton met schelpmotief, stuclijst met klauwstukken, cannelures en sieranker.
Geheel bakstenen linker zijgevel met hoeklisenen, vlechtingen als muurafdekking, sierankers, licht geprofileerde plint, een centraal geplaatst segmentboogvormig houten T-venster.
Achtergevel in baksteen, vijf vensterassen, voorzien van recente brandtrap, achteruitgang geplaatst in de centrale vensteras van de achtergevel. Lisenen, vensterstrekken, hardstenen dorpels.
Twee blinde vensters.
De rechter zijgevel is onregelmatig ingedeeld.
Segmentboogvormige stalen cq houten (T-)vensters. Vlechtingen, strekken, ankers en lisenen.
Het pand wordt aan twee zijden omgeven door een smeedijzeren hekwerk op bakstenen basement, waarin recente hekpijlers en een nieuwe zij-toegang.
INTERIEUR: de indeling van begane grond intact, glazen tussenwand in de gang. Dubbele houten paneeldeuren uit lijsten verwijderd, evenals de schuifdeuren in de kamers-en-suite.
Lambrizeringen. Enkele plafonds met stuclijsten en -ornamenten.
Trappenhuis. Gangvloer in zwart-wit ruitmotief van hardsteen en witte marmer. Indeling van tweede laag en zolder aangepast aan kantoorfunctie.
Waardering
Directievilla De Zwarte Ruiter is van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling. De architectuurhistorische waarden worden bepaald door de bouwstijl, de esthetische kwaliteit en de ornamentiek. Het pand is van belang vanwege de situering, die verbonden is met de uitbreiding van de stad en als zodanig van belang voor het aanzien van de wijk Mariaberg/Boschpoort. De villa is in redelijke mate gaaf gebleven en van belang in relatie tot visuele gaafheid van de stedelijke omgeving.
Tenslotte is er sprake van een redelijke functionele zeldzaamheidswaarde.

Detached former director's villa with basement, two storeys, attic and loft on a rectangular floor plan in longitudinal direction, extension of one storey plus balcony on the right side facade. The whole is covered by a mansard roof with zinc water gutters, two zinc oeil-de-boeuf dormers on the roof sections on the front and rear facades. Bitumen on the remaining roof surfaces. Rainwater gutter on consoles, with block ornaments.

Five-bay, symmetrically arranged front facade over two storeys with a central pavilion. The window bays are separated from each other by stuccoed pilasters with tapered capitals. The brick structure, laid in English bond and provided with cut joints, rests on a sandstone plinth with basement windows.
Sandstone window and door mouldings with keystones in crest form, stuccoed window sills and segmental arch shaped wooden T-windows.
Central pavilion of one bay with segmental arch shaped wooden panel door including stained glass fanlight; balcony on consoles, with segmental arch shaped double wooden balcony doors, wrought iron balustrade and flagpole; gable with rounded arch shaped wooden T-window, pediment with shell motif, stucco moulding with claw feet, flutes and ornamental wall anchor.
Entire brick left side facade with corner pilasters, basket weave as roof coping, ornamental wall anchors, slightly profiled plinth, a centrally positioned segmental arch shaped wooden T-window.
Rear facade in brick, five window bays, furnished with recent external staircase, rear exit placed in the central window bay of the rear facade. Pilasters, window surrounds, sandstone sills.
Two blind windows.
The right side facade is irregularly arranged.

The building is surrounded on two sides by wrought iron fencing on a brick basement, with recent fence piers and a new side entrance.

Wainscotings. Some ceilings with stucco mouldings and ornaments.
Staircase. Corridor floor in black and white chequerboard pattern of sandstone and white marble. Layout of second storey and attic adapted for office use.

Director's Villa De Zwarte Ruiter is of cultural-historical significance as a special expression of a socio-economic and typological development. The architectural-historical values are determined by the building style, aesthetic quality and ornamentation. The building is significant on account of its location, which is connected with the expansion of the city and as such is significant for the appearance of the Mariaberg/Boschpoort district. The villa has remained in reasonable condition and is significant in relation to the visual integrity of the urban environment.
