Inleiding
Vrijstaande CONCIERGEWONING behorend bij de voormalige RIJKS HOGERE BURGERSCHOOL, gebouwd in 1911 in ambachtelijke Overgangsstijl naar ontwerp van de 'Rijksbouwkundige voor de gebouwen van Onderwijs, enz.' rijksbouwmeester J. Vrijman. De woning is gebouwd op de voormalige vestingwal. Tussen de conciergewoning en de eveneens beschermde Rijks HBS Churchilllaan 13 bestaat een sterke architectonische en functionele relatie.
Omschrijving.
Woning in hoofdzaak gebouwd op T-vormige grondslag en opgetrokken in baksteen, gedeeltelijk twee bouwlagen omvattende met een samengestelde kapvorm met wolfeinden. De kap heeft een leibedekking (Remognelei), schoorsteen, zinken pironnen, windveren en zinken hanggoten bevestigd op spooreinden. De gevels van het deels onderkelderde huis worden geleed door een waterlijst onderlangs de vensters, vensters van diverse afmetingen in de oorspronkelijke, degelijke staat, enkele smeedijzeren sierankers, een speklaag van natuursteen en in de gevelvelden onder de wolfeinden een houten betimmering. De entree bevindt zich in de hoek van de T-vorm onder een lessenaardak en bevat, kenmerkend voor de degelijke detaillering, een hardstenen stoep, dorpel en neuten met een eenvoudige houten deur met ingelegde panelen en een 6-ruits raam; boven de deur eveneens een houten betimmering.

Detached CARETAKER'S DWELLING belonging to the former ROYAL HIGHER BURGHER SCHOOL, built in 1911 in craft Transitional style to the design of the 'Royal Architect for the buildings of Education, etc.' chief architect J. Vrijman. The dwelling was built on the former rampart. Between the caretaker's dwelling and the likewise protected Royal HBS Churchilllaan 13 there is a strong architectural and functional relationship.
Description.
Dwelling mainly built on T-shaped ground plan and constructed in brick, partly comprising two storeys with a composite roof form with half-hipped ends. The roof has slate roofing (Remognelei), chimney, zinc pirouettes, wind vanes and zinc gutters fastened on gutter brackets. The facades of the partly basement-built house are articulated by a drip moulding below the windows, windows of various sizes in the original, solid state, some wrought-iron ornamental wall anchors, a course of natural stone and in the facade panels below the half-hipped ends timber cladding. The entrance is located in the corner of the T-shape under a lean-to roof and contains, characteristic of the solid detailing, a sandstone step, threshold and copings with a simple wooden door with inlaid panels and a 6-pane window; above the door likewise timber cladding.
Valuation
The caretaker's dwelling together with the adjacent likewise protected former Royal HBS Churchilllaan 13 is of cultural-historical importance because of the important role of Coevorden as an educational centre of the region; of architectural importance because of the stylistically careful and solid design (characteristic chief architect architecture) and because of its integrity; of urban design importance because of its distinctive location and significance within the cityscape to be protected.
