Omschrijving

Parallel aan de kade van de Rijnhaven gelegen FABRIEKSGEBOUW dat met een stalen luchtbrug verbonden is met een erachter gelegen graansilogebouw (monumentnummer 530960). De verschillende functies in het productieproces van de meelfabriek zijn in het langgerekte fabrieksgebouw gegroepeerd van oost naar west, dat hierdoor een samengesteld karakter kent. Dit uit zich zowel in afwisselingen in de hoofdvorm, als in de gevelbehandeling en in de variatie in constructiewijzen in gewapend beton. De hoofdopzet en details van het complex zijn afgestemd op de klimatologische eisen voor bepaalde functies. Zo is de zuidzijde van de malerij in het gebouw (brede middengedeelte) gesloten gehouden ten behoeve van een constante temperatuur, terwijl de noordgevel grotendeels vensters bevat. De geveldelen zijn afwisselend vlak en gesloten uitgevoerd of met meer expressie door nadrukkelijke toepassing van een zichtbaar betonraster in de gevel. Verder worden gesloten geveldelen verlevendigd door bijzondere details zoals de uitspringende vierkante raampjes en kleine balkons in de zuidgevel. De gevels van de volumes worden afgesloten met een stevige daklijst van gewapend beton die iets uitzwenkt. Het gebouw is gedeeltelijk onderkelderd en hoofdzakelijk plat afgedekt, met toepassing van gebogen schaaldaken en diagonale dak- of luifelvormen als accenten. De malerij beslaat samen met de afdeling reiniging ten oosten ervan het grote middengedeelte van het fabrieksgebouw dat zes bouwlagen kent. Ten westen is in het middengedeelte een bloemsilocomplex ondergebracht. Het 27 vensterassen tellende middengedeelte is regelmatig ingedeeld aan de hand van de zich in de gevels tonende betonconstructie van kolommen en liggers die ingevuld is met (schok)betonnen raampanelen. Aan de oostzijde is voor de aandrijving van installaties in het bouwdeel een motorenhuis opgenomen waarvan het bijbehorend transformatorhuis aan de noordgevel uitspringt en afgedekt wordt met vier schaaldaken. De gesloten achtergevel ter plaatse van de malerij aan de landzijde herhaalt de regelmatige gevelindeling van de noordgevel maar is gesloten door diepliggende betonelementen die alternerend voorzien zijn van kleine, uitspringende lichtopeningen. De bloemsilo's (cellen met vierkante doorsnede met afgeronde hoeken) zijn herkenbaar in de achtergevel, die ter plekke uitspringt en waar in afwijking van het materiaalgebruik elders een opgaande bakstenen buitenmuur is toegepast. Aan weerszijden wordt het middengedeelte beëindigd door vertikaal gerichte kopgebouwen. Het oostelijke volume, gebouwd voor silo's voor ruwe tarwe met een vierkante doorsnede, onderscheidt zich uitwendig slechts door zeer gesloten gevels en sluit in uitwendige afmetingen aan bij het hoofdvolume. Het dwarsgeplaatste torenachtige volume aan de westzijde telt 10 verdiepingen en was op de dakrand oorspronkelijk van de belettering "CO.OP" voorzien. Het volume herbergt het zakgoedmagazijn, waardoor de onderbouw gesloten gevels heeft die voorzien zijn van regelmatig over de gevels verdeelde kleine vierkante raampjes. De bovenbouw van drie bouwlagen bevatte aanvullende functies, kantoren, een personeelskantine, een laboratorium en een dienstwoning. Dit volume is afwijkend vormgegeven aan de hand van een zichtbaar betonskelet dat grotendeels met vensterpanelen is ingevuld. De bouwdelen zijn voorzien van trappenhuizen, herkenbaar aan de ter plekke met glas geopende gevels of door vensterreeksen. Op de kade aansluitend tegen de noordgevel een transportbrug (gangway) voor het transport van eindproducten naar schepen in de haven. De constructie staat haaks op het gebouw op kolommen nabij de kaderand. In de achtergevel van het westvolume een met metselwerk omlijste entree voorzien van bordestrap met luifel op buisstalen kolommen. In de westgevel een laadbordes onder luifel. In het interieur van de fabriek zijn oorspronkelijke trappenhuizen aanwezig en bevinden zich nog enkele oorspronkelijke deuren. Oorspronkelijk werden in de malerij houten vloeren toegepast voor het eenvoudig maken van doorvoeren ten behoeve van machines en installaties. In de huidige toestand ontbreken de vloeren deels of zijn de vloeren vervangen in andere materialen.

Waardering

FABRIEKSGEBOUW uit 1948-1952 van algemeen belang als toonbeeld van de wederopbouw vanaf 1940:

- vanwege de cultuurhistorische en architectuurhistorische betekenis als historisch-functioneel onderdeel van het complex Meelfabriek Latenstein;

- vanwege architectuur- en cultuurhistorische waarde als gaaf bewaard gebleven voorbeeld van een naoorlogs fabrieksgebouw voor graanverwerkende industrie, waarvan ook de bijbehorende gangway bewaard is en waarin de efficiënte groepering van bouwdelen, de verschillende constructiewijzen in beton en de bijzondere architectonische uitwerking per bouwdeel karakteristiek is;

- vanwege typologische en bouwhistorische betekenis omdat het fabrieksgebouw bijdraagt aan de illustratiewaarde van het industriële complex waarin verschillende soorten silo's waren toegepast;

- vanwege de ensemblewaarden omdat het fabrieksgebouw vanwege de verschijningsvorm en historische functie een belangrijke visuele en historisch-functionele samenhang bezit met het bijbehorende silogebouw van de fabriek, en belangrijke stedenbouwkundige waarde als bijzondere en beeldbepalende elementen in het historische industrielandschap aan de Rijn- en Maashaven.

Description

A FACTORY BUILDING situated parallel to the quay of the Rijnhaven, connected by a steel air bridge to a grain silo building located behind it (monument number 530960). The various functions in the milling factory's production process are grouped in the elongated factory building from east to west, giving it a composite character. This is expressed both in alternations in the main form, and in the facade treatment and in the variation in reinforced concrete construction methods. The main layout and details of the complex are adapted to the climatological requirements for specific functions. For example, the southern side of the mill in the building (wide central section) was kept closed to maintain a constant temperature, while the northern facade contains largely windows. The facade sections are alternately executed flat and closed or with more expression through the emphatic application of a visible concrete grid in the facade. Furthermore, closed facade sections are enlivened by special details such as projecting square little windows and small balconies in the southern facade. The facades of the volumes are finished with a sturdy reinforced concrete cornice that curves out slightly. On either side, the central section is terminated by vertically oriented gable buildings. The eastern volume, built for silos for raw wheat with a square cross-section, distinguishes itself externally only by very closed facades and matches the main volume in external dimensions. The transversely placed tower-like volume on the western side has 10 storeys and was originally provided on the roof edge with the lettering "CO.OP". The volume houses the sack goods warehouse, whereby the substructure has closed facades provided with regularly distributed small square windows across the facades. The superstructure of three storeys contained supplementary functions, offices, a staff canteen, a laboratory and a service dwelling. This volume is distinctly designed on the basis of a visible concrete skeleton that is largely filled in with window panels. The building sections are provided with staircases, recognizable by the glass-opened facades at that location or by rows of windows. Adjoining the quay against the northern facade a transport bridge (gangway) for the transport of end products to ships in the harbor. The structure stands perpendicular to the building on columns near the quay edge. In the rear facade of the western volume an entrance framed with masonry provided with a stoop staircase with a canopy on tubular steel columns. In the western facade a loading platform under a canopy. In the interior of the factory original staircases are present and some original doors remain. Originally wooden floors were used in the mill for easy routing for machinery and installations. In the current state the floors are partially absent or the floors have been replaced with other materials.

Valuation

FACTORY BUILDING from 1948-1952 of general significance as an exemplar of reconstruction from 1940:

- on account of the cultural-historical and architectural-historical significance as a historical-functional component of the Latenstein Milling Factory complex;

- on account of architectural and cultural-historical value as a well-preserved example of a post-war factory building for grain-processing industry, which also retains the associated gangway and in which the efficient grouping of building sections, the various concrete construction methods and the particular architectural treatment per building section are characteristic;

- on account of typological and building-historical significance because the factory building contributes to the illustrative value of the industrial complex in which various types of silos were applied;

- on account of ensemble values because the factory building, due to its appearance and historical function, possesses important visual and historical-functional coherence with the associated silo building of the factory, and important urban planning value as distinctive and image-defining elements in the historical industrial landscape at the Rhine and Maas harbours.
