HISTORISCHE TUIN- EN PARKAANLEG. Zypendaal is een uitgestrekte buitenplaats met een in een beekdal gelegen landbouwgronden in het noordelijke deel, overgaand in een aangelegd park in negentiende-eeuwse landschapsstijl. Begroeiing en paden liggen als van nature in het dal. Het dal wordt omzoomd door bos bestaande uit gemengd loof- en naaldhout. In het bijzonder op de oostelijke dalwand ligt het bos op een steile helling. In het dal ligt een reeks vijvers die gevoed worden uit op het terrein ontspringende bronnen: een spreng ten noorden van het huis Zypendaal en een bronbos ter hoogte van de zuidelijke spiegelvijver. Het huis ligt in een landschappelijk vormgegeven vijver tussen spreng en spiegelvijvers. Grenzend aan deze waterpartijen liggen, vormgegeven in landschapsstijl, paden, gazons en weiden met boomgroepen en markante solitairen. Op de dam tussen de spiegelvijvers staat een tuinbeeld (zie hiervoor onderdeel 9). Vanuit de onderste spiegelvijver loopt het water door een duiker onder de Parkweg door, om in Sonsbeek via de Grote Vijver en de St. Jansbeek zijn weg te vervolgen. Visueel is het park Zypendaal met dat van Sonsbeek verbonden via zichten over de waterpartijen. Vanuit Sonsbeek zijn er lange zichtlijnen naar de boerderij De Teerplaats (zie hiervoor onderdeel 7) en het boven de spiegelvijvers gelegen tuinhuis (zie hiervoor onderdeel 5). De formele toegang naar het huis loopt via het toegangshek (zie hiervoor onderdeel 8) aan de Zijpendaalseweg, direct achter de boerderij De Teerplaats. De langgerekte toegangsweg slingert zich met flauwe bochten door het dal naar het huis. Gaande langs de weg neemt men een afwisselende reeks taferelen waar, waarbij gebruik gemaakt is van de natuurlijke gesteldheid van het terrein. De toegangspoort ligt in een bosrand. Na passage van een klein bosgedeelte wordt de eerste open plek gevormd door de Kleine Weide. Vervolgens doorsnijdt de oprijlaan een bosgedeelte, waarin aan de oostzijde een bronbos min of meer verscholen ligt met een sterk meanderende beek met kleine watervallen van veldkeien, waarschijnlijk van de hand van Petzold. Na het bosgedeelte loopt de laan langs een grotere open ruimte waarin ook het huis direct bij het betreden van de ruimte al zichtbaar is. De ruimte bestaat uit gras met in de randen boom- en heestergroepen. Aan de oostzijde rijst de bosrand op (Bickersberg). Ter hoogte van het huis, dat in een vijver ligt, verbreedt het pad zich tot een voorplein. Direct voor het huis staan in een formele symmetrische setting ter weerszijden van een eenvoudige bloementuin (reconstructie uit 1984 op basis van oude foto's) het koetshuis (zie hiervoor onderdeel 3) en de oranjerie (zie hiervoor onderdeel 4). Na het huis volgt een kleinere weide omzoomd door boomgroepen en bosranden en afgeperkt met een gietijzeren hekwerk (zie hiervoor onderdeel 10). In de rand aan de westkant bevindt zich het huis Casa Bianca (zie hiervoor onderdeel 6), in een zichtlijn vanaf het huis en evenals het huis in de monding van een zijdal gelegen. De weide verruimt zich hierna in oostelijke richting in een zijdal waarin weiden en landbouwgronden liggen. In de bosrand ten noorden van het huis is een spreng gegraven van waaruit het water ontspringt dat de vijvers van Zypendaal en Sonsbeek voedt. De spreng loopt uit in de landschappelijk vormgegeven vijver waar het huis in staat. Stroomafwaarts komt het water via twee spiegelvijvers in de Grote Vijver van Sonsbeek terecht. De bovenste der spiegelvijvers is regelmatig rechthoekig van vorm, hetgeen nog wordt benadrukt door begeleidende formele laanbeplanting. De tweede spiegelvijver verbreedt zich stroomafwaarts ter hoogte van de Kleine Weide.

HISTORIC GARDEN AND PARK LAYOUT. Zypendaal is an extensive country estate with agricultural lands located in a stream valley in the northern part, transitioning into a park laid out in nineteenth-century landscape style. Vegetation and paths lie as if naturally in the valley. The valley is bordered by woodland consisting of mixed deciduous and coniferous trees. Particularly on the eastern valley slope, the woodland lies on a steep hillside. In the valley lies a series of ponds fed by springs originating on the site: a spring to the north of the house Zypendaal and a spring wood at the level of the southern mirror pond. The house lies in a landscaped pond between spring and mirror ponds. Adjacent to these water features, laid out in landscape style, are paths, lawns and meadows with tree groups and prominent specimens. On the dam between the mirror ponds stands a garden sculpture (see component 9). From the lowest mirror pond, water runs through a culvert under the Parkweg, to continue its course in Sonsbeek via the Grote Vijver and the St. Jansbeek. Visually, the park Zypendaal is connected to that of Sonsbeek via views over the water features. From Sonsbeek there are long sight lines to the farmhouse De Teerplaats (see component 7) and the garden house situated above the mirror ponds (see component 5). At the level of the house, which lies in a pond, the path widens into a forecourt. Directly in front of the house stand, in a formal symmetrical setting on either side of a simple flower garden (reconstruction from 1984 based on old photographs), the coach house (see component 3) and the orangery (see component 4). After the house follows a smaller meadow bordered by tree groups and woodland edges and enclosed with cast-iron fencing (see component 10). In the edge on the west side is located the house Casa Bianca (see component 6), in a sight line from the house and likewise situated in the mouth of a side valley. The meadow then expands eastward into a side valley in which meadows and agricultural lands lie.
In the woodland edge to the north of the house a spring has been dug from which water originates that feeds the ponds of Zypendaal and Sonsbeek. The spring flows into the landscaped pond in which the house stands. Downstream, the water reaches the Grote Vijver of Sonsbeek via two mirror ponds. The upper of the mirror ponds is regularly rectangular in form, which is still emphasized by accompanying formal avenue planting. The second mirror pond widens downstream at the level of the Kleine Weide.
