Inleiding.
Het MUSEUM-WOONHUIS is een herbouw/verplaatsing onder leiding van architect H. Frankefort uit 1931 van de voormalige woning Moerstraat 11, die voor die tijd één geheel vormde met het Moerstraat 7-9 te Tilburg. In de vorige eeuw werd daar een boerderij verbouwd tot deze drie woningen. Dit woonhuis zou volgens een beschrijving van Maria van Diessen-Matijsen (haar moeder was een zuster van de stiefmoeder van Petrus Donders), die dit huisje nog gekend heeft, vergelijkbaar zijn met het geboortehuis van Petrus Donders.
Omschrijving.
Het eenlaagse woonhuis heeft een rechthoekige plattegrond met een rieten zadeldak voorzien van een schildeinde aan de rechterkant en een topgevel links. De voorgevel is drie traveeën breed. In het midden de voordeur zonder bovenlicht geflankeerd door een schuifvenster met achtruitsverdeling in het bovenlicht en een twaalfruitsverdeling in het onderlicht met luiken. Het opgaande werk bestaat uit een rood/paarse handgevormde baksteen gemetseld in kruisverband. Het interieur bevat aan de voorkant van het huis een herd met schouw en twee bedsteden met hiernaast een weefkamer. Hierin een plavuizen vloer en rondhouten zoldering met planken. Aan de achterkant van het huis, over de volle breedte, bevindt zich de geut. Deze heeft een lemen vloer. Het dak bestaat eveneens uit rondhout met rietlatten.
Waardering.
Het woonhuis is van algemeen belang. Het gebouw heeft cultuurhistorisch belang als bijzondere uitdrukking van de ontwikkeling van de katholieke devotie in het zuiden van Nederland en is tevens van belang als voorbeeld van de typologische ontwikkeling van de bedevaartplaatsen na 1900. Het is van architectuurhistorisch belang als zeldzaam voorbeeld van de herbouw van een ouder Tilburgs wevershuis onder gelijktijdige toevoeging van een bijzondere meerwaarde als herinnering aan de Tilburgse zalige Petrus Donders. Het heeft ensemblewaarden wegens de bijzondere samenhang met kapel en beeldengroepen, het is tevens van belang wegens de detaillering. Het is gaaf bewaard gebleven en van belang wegens de architectuurhistorische, bouwtechnische, typologische en functionele zeldzaamheid van een dergelijk complex.

The MUSEUM DWELLING is a reconstruction/relocation under the direction of architect H. The external walls consist of red/purple hand-moulded brick laid in English bond. The interior contains at the front of the house a hearth with chimney and two bed-cupboards next to which is a weaving room. In this a tiled floor and round-timber ceiling with boards. At the back of the house, over the full width, there is the drain. This has an earthen floor. The roof likewise consists of round timber with reed laths.
Valuation.
The dwelling is of general interest. The building has cultural-historical significance as a distinctive expression of the development of Catholic devotion in the south of the Netherlands and is also significant as an example of the typological development of pilgrimage sites after 1900. It is of architectural-historical significance as a rare example of the reconstruction of an older Tilburg weavers' house with the simultaneous addition of particular added value as a memorial to the Blessed Tilburg Petrus Donders.
