Inleiding
Aan de oostelijke zijde van de tuin staat, langs de Grotestraat, de voormalige KLOOSTERBOERDERIJ, genaamd het Sint-Jozefhuis en daterend uit 1925. Waarschijnlijk is het gebouw onder architectuur van J. Kayser (Venlo) gebouwd. Het pand, met onder meer voorhuis, koelkelder, bakkerij, stal, knechtenwoning, mestvaalt (later bietenkelder), schoenmakerij, aardappelkelder en hooizolder, is tot 1960 door de zusters gebruikt.
Omschrijving
Het eenlaagse gebouw heeft een langwerpige rechthoekige plattegrond, met aan de noordwestelijke zijde (aan de kant van het klooster) een inspringende hoek. De boerderij is gedekt met een asymmetrisch zadeldak met muldenpannen. Aan de noordwestelijke zijde is de bakstenen gevel anderhalflaags. Hier is een cementen beeld van Sint-Jozef in de gevel geplaatst. Op het gecementeerde veld onder het beeld stond de tekst: "Sint-Jozefhuis". De westelijke gevel is voorzien van opgeklampte deuren met ruitvormige bovenlichten en schuifvensters met kleine roedenverdeling en kunststenen lateien. Van belang is de plattegrond: vanuit het voorhuis met wasplaats en bakkerij loopt een lange gang naar het zuidelijke deel van het gebouw. Deze gang, die was afgescheiden van de voor de knechten bestemde dienstruimten, was uitsluitend bestemd voor gebruik door de zusters. Van noord naar zuid vindt men in het gebouw: de bakkerij, voorzien van een diepe broodoven met smeedijzeren luiken; het voorhuis waarin een pomp met kraan en granieten blad, een rookkamer met vuurplaats. melkbakken en een koelkelder met tongewelf; de schoenmakerij (met restanten van het oorspronkelijke gereedschap, onder meer een leest); de onderliggende aardappelkelder, de grupstal met een stalen normaalprofielbalklaag en een hooistort die in verbinding staat met de bovenliggende grote hooizolder; de mestvaalt met verdiepte, lemen bodem, en een karschop. Aan de zijde van de Grotestraat is de gevel van de boerderij geheel gesloten. Enkele hooggeplaatste, rechthoekige lichten van de zustergang zijn inmiddels dichtgezet. Ook de later doorgebroken deur, aan beide zijden geflankeerd door een venster, van de knechtenwoning is weer dichtgezet.
Waardering
De kloosterboerderij is van algemeen belang. Het gebouw heeft cultuurhistorische waarde als voorbeeld van een geestelijke ontwikkeling, namelijk de bloei van orden en congregaties in de negentiende eeuw en is tevens van belang als voorbeeld van de typologische ontwikkeling van het contemplatieve, zelfvoorzienende klooster in het laatste kwart van de negentiende eeuw. Het is architectuurhistorisch van belang vanwege de stijl en plaats in het werk van de architect Kayser. Het heeft ensemblewaarden vanwege de samenhang van klooster, boerderij en tuin. Het is tevens van belang in samenhang met de ontwikkeling van het kerkdorp.

On the eastern side of the garden, along the Grotestraat, stands the former CONVENT FARM, called the Sint-Jozefhuis and dating from 1925. The building was probably constructed under the architecture of J. Kayser (Venlo). The property, including among other things a front house, cold cellar, bakery, stable, farmhands' dwelling, manure pit (later beet cellar), shoemaking workshop, potato cellar and hay loft, was used by the sisters until 1960.
Description
The single-storey building has an elongated rectangular ground plan, with a recessed corner on the northwestern side (facing the convent). The farmhouse is covered with an asymmetrical gabled roof with pantiles. On the northwestern side the brick facade is one-and-a-half storeys high. Here a cement image of Saint Joseph has been placed in the facade. On the cemented field beneath the image stood the text: "Sint-Jozefhuis". The western facade has attached doors with diamond-shaped fanlights and sash windows with small glazing bars and artificial stone lintels. Important is the ground plan: from the front house with washplace and bakery a long corridor runs to the southern part of the building. This corridor, which was separated from the service rooms intended for the farmhands, was exclusively intended for use by the sisters. From north to south one finds in the building: the bakery, fitted with a deep bread oven with wrought-iron shutters; the front house in which a pump with tap and granite counter, a smoking room with fireplace, milk pails and a cold cellar with barrel vault; the shoemaking workshop (with remains of the original equipment, including a last); the underlying potato cellar, the cattle stall with a steel standard profile beam layer and a hay chute connected to the overlying large hay loft; the manure pit with sunken earthen floor, and a manure scoop. On the side of the Grotestraat the facade of the farmhouse is completely closed. Several high-placed rectangular lights of the sisters' corridor have meanwhile been blocked up. Also the later broken-through door, flanked on both sides by a window, of the farmhands' dwelling has been blocked again.
Valuation
The convent farm is of general importance. The building has cultural-historical value as an example of a spiritual development, namely the flourishing of religious orders and congregations in the nineteenth century and is also of importance as an example of the typological development of the contemplative, self-sufficient convent in the last quarter of the nineteenth century.
