Inleiding
Repetitielokaal met bovenwoning gebouwd in 1923 naar een ontwerp van architect Jules Kayser. De bouwstijl is Traditionalisme met elementen van het Expressionisme. Het pand maakt deel uit van de straatwand met religieuze bebouwing aan de noordzijde van Sint Martinuskerk. Deze straatwand omsluit samen met de tegenoverliggende Sint Martinuskerk een langwerpig pleintje.
Omschrijving
Halfvrijstaand repetitielokaal met bovenwoning. Het pand telt twee bouwlagen en wordt afgedekt met een plat dak. Het toegepaste bouwmateriaal is baksteen met metselwerk in halfsteensverband. Rechthoekige houten vensters en deuren. Vensters deels met glas-in-lood bovenlichten. Rechterdeel voorgevel terugliggend met in dit geveldeel een smeedijzeren toegangspoort onder een brede houten luifel naar het repetitielokaal. Linkerdeel voorgevel met hoge bakstenen plint met hierin decoratief metselwerk. In het rechterdeel van deze voorgevel drie hoge trappenhuisvensters met glas-in-lood. In het linkergeveldeel vier kleine rechthoekige vensters. In de tweede bouwlaag rechts twee kleine vensters en aan de linkerzijde een groter rechthoekig venster. Onder de dakrand decoratief metselwerk De voordeur naar de bovenwoning bevindt zich in de rechterzijgevel van het vooruitspringend geveldeel. In het terugliggend geveldeel een portaal met hierin links een dubbele toegangsdeur naar het repetitielokaal en rechts een deur naar de tuin. Portaal met authentieke vloer met rode en zwarte tegels In de tweede bouwlaag van het terugliggend geveldeel een rechthoekig venster. In de linkerzijgevel in de eerste bouwlaag vijf grote vensters met glas-in-lood bovenlichten. In de tweede bouwlaag een erkervenster met links hiervan vier venstertjes die zijn dichtgezet. In de achtergevel in de tweede bouwlaag verbouwingssporen. Van het interieur is onder meer het volgende van belang. De structuur en uitmonstering van het interieur zijn vrijwel in tact. Op de begane grond een groot repetitielokaal voor het parochiekoor met in de linkerwand twee muurkasten en een kleine keuken met toiletruimte. De plafondbalken rusten op licht geornamenteerde consoles. De bovenwoning heeft een kleine hal met authentieke vloer met rode en zwarte tegels. Authentieke trap met hoofdbaluster en leuning met spijlen. Op de verdieping drie kamers en keuken met paneeldeuren.
Waardering
Het repetitielokaal met bovenwoning is van algemeen belang en bezit cultuurhistorische waarde als onderdeel van de religieuze bebouwing van de Sint Martinusparochie in de straatwand tegenover de wettelijk beschermde Sint Martinuskerk. Het pand bezit architectuurhistorische waarde vanwege de toegepaste bouwstijl en als voorbeeld van het oeuvre van architect Jules Kayser. Het pand is tevens van historisch-stedenbouwkundig belang vanwege de situering in een straatwand met religieuze bebouwing en vanwege de gaafheid en typologische zeldzaamheid.

Description
Semi-detached rehearsal room with flat above. The property has two storeys and is covered with a flat roof. The building material used is brick with brickwork in half-brick bond. Rectangular wooden windows and doors. Windows partly with leaded light fanlights. Right part front facade set back with in this facade section a wrought-iron access gate under a broad wooden canopy to the rehearsal room. Left part front facade with high brick plinth with decorative brickwork in it. In the right part of this facade three tall staircase windows with leaded light. In the left facade section four small rectangular windows. In the second storey on the right two small windows and on the left side a larger rectangular window. Under the roof edge decorative brickwork. The front door to the flat above is located in the right side facade of the projecting facade section. In the set-back facade section a portico with on the left a double access door to the rehearsal room and on the right a door to the garden. Portico with authentic floor with red and black tiles. In the second storey of the set-back facade section a rectangular window. In the left side facade in the first storey five large windows with leaded light fanlights. In the second storey an oriel window with to the left of it four small windows which have been filled in. In the rear facade in the second storey alteration traces. Of the interior the following is of importance among other things. The structure and fittings of the interior are virtually intact. On the ground floor a large rehearsal room for the parish choir with on the left wall two wall cupboards and a small kitchen with toilet room. The ceiling beams rest on lightly ornamented brackets. The flat above has a small hall with authentic floor with red and black tiles. Authentic stair with main baluster and railing with balusters. On the upper storey three rooms and kitchen with panel doors.

The rehearsal room with flat above is of general importance and possesses cultural-historical value as part of the religious building of the Sint Martinusparochie in the streetfront opposite the legally protected Sint Martinuskerk. The property possesses architectural-historical value because of the building style applied and as an example of the oeuvre of architect Jules Kayser.
