Inleiding
Voormalige kosterwoning van de Sint Martinusparochie. Het pand is opgenomen in de straatwand met religieuze dienstwoningen aan de zuidzijde van de Sint Martinuskerk. De voormalige kosterswoning is gebouwd in de stijl van het Traditionalisme. Het pand werd gebouwd omstreeks 1880 aansluitend aan de voormalige pastorie aan het binnenplein bij de Grote Kerkstraat.
Omschrijving
Tussenwoning op een rechthoekige plattegrond. Het pand telt twee bouwlagen plus zolderverdieping onder een wolfdak. Het toegepaste bouwmateriaal is baksteen en natuursteen. Voorgevel met speklagen in lichte tint baksteen. Plint met waterlijst. In de voorgevel een grote segmentboogvormige houten poort. Hierachter bevond zich oorspronkelijk de stalling voor de lijkwagen. Rechts van deze poort de rechthoekige houten voordeur. De voordeur heeft een bovenlicht met aan de bovenzijde een rondboogvormig vulstuk met hierin decoratief metselwerk. De voordeur heeft twee treden in hardsteen. In de tweede bouwlaag twee rechthoekige vensters met bovenlichten met aan de bovenzijde segmentboogvormige vulstukken. Vensters in de tweede bouwlaag met hardstenen dorpelstenen. Dorpelstenen opgenomen in een doorlopende waterlijst van baksteen. Aan de rechterzijde heeft de voorgevel een afgeschuinde hoek. In de eerste bouwlaag van dit gevelvlak een rechthoekig venster met een rondboogvormig vulstuk. In dit vulstuk keramische decoraties. In de tweede bouwlaag een kleiner venster met een segmentboogvormig vulstukje. Aan de bovenzijde van dit venster decoratief uitgebouwd metselwerk. Dak met overstek op houten consoles. In het voorgeveldakvlak een dakkapel van omstreeks 1980. Blinde linkerzijgevel. Linkerzijgevel loopt uit in een topgevel met dakoverstek. In de achtergevl aan de tuinzijde is in de eerste bouwlaag omstreeks 1980 een venster toegevoegd. In het overige gevelvlak een viertal kleine vensters met hardstenen dorpels. Het INTERIEUR is zowel qua structuur als uitmonstering gemoderniseerd.
Waardering
De voormalige kosterswoning is van algemeen belang en bezit cultuurhistorische waarde als onderdeel van de religieuze bebouwing van de Sint Martinusparochie in de straatwand tegenover de wettelijk beschermde Sint Martinuskerk. Het pand bezit architectuurhistorische waarde vanwege de toegepaste bouwstijl en detaillering. Het pand is tevens van historisch- stedenbouwkundig belang vanwege de situering in een straatwand met religieuze bebouwing en vanwege de gaafheid, met name van het exterieur, en de typologische zeldzaamheid.

Description
Middle-terrace dwelling on a rectangular ground plan. The property has two storeys plus attic storey under a half-hipped roof. The building material used is brick and natural stone. Front facade with speckled courses in light-coloured brick. Plinth with drip moulding. In the front facade a large segmental arch wooden carriage door. Behind this was originally the stable for the hearse. To the right of this door the rectangular wooden front door. The front door has a fanlight with at the upper side a semi-circular arch voussoir containing decorative brickwork. The front door has two steps in hardstone. In the second storey two rectangular windows with fanlights with at the upper side segmental arch voussoirs. Windows in the second storey with hardstone thresholds. Thresholds incorporated in a continuous brick drip moulding. On the right side the front facade has a chamfered corner. In the first storey of this facade section a rectangular window with a semi-circular arch voussoir. In this voussoir ceramic decorations. In the second storey a smaller window with a segmental arch voussoir. At the upper side of this window decoratively constructed brickwork. Roof with overhang on wooden consoles. In the front facade roof plane a roof dormer from around 1980. Blind left side facade. Left side facade terminates in a gable with roof overhang. In the rear facade on the garden side in the first storey around 1980 a window was added. In the remaining facade section a group of four small windows with hardstone thresholds. The INTERIOR has been modernised both in terms of structure and finishing.
Valuation
The former sacristan's dwelling is of general importance and possesses cultural-historical value as part of the religious buildings of the Sint Martinusparochie in the street front opposite the legally protected Sint Martinuskerk. The property possesses architectural-historical value because of the applied building style and detailing. The property is also of historical urban planning importance because of its location in a street front with religious buildings and because of its integrity, particularly of the exterior, and typological rarity.
