Inleiding.

Het blok met BOVENWONINGEN en BENEDENWONINGEN is gelegen in een tweelaags blok met woonhuizen aan de Mgr. Prinsenstraat, dat de noordelijke afsluiting van het Sint Jacobshofje vormt en de hoek met de Bethaniëstraat. Dit blok is hoger opgetrokken dan de overige bebouwing in het hofje. De woningen werden omstreeks 1930 (het meest westelijke woonhuis in 1935) gebouwd, naar ontwerp van architect C.M. Evers, in een regionale variant van de Amsterdamse School stijl. Opdrachtgever was de Rooms-Katholieke parochie Sint Jacob. De benedenwoningen hebben aan de zijde van de Mgr. Prinsenstraat een ondiepe voortuin.

Omschrijving.

Het woonblok heeft een globaal L-vormige plattegrond, met een afgeschuinde hoek op de hoek Mgr. Prinsenstraat - Bethaniëstraat. De woningen tellen twee bouwlagen onder een geknikt schilddak en tweeënhalve bouwlaag onder schilddak, gedekt met verbeterde Hollandse pannen. Dakkapellen in de schilden boven voor- en achtergevel. Bakgoot. In het midden van het bouwblok een hoger opgetrokken gedeelte onder dwarsgeplaatst zadeldak, waarin de toegangspoort tot de binnenplaats van het hofje. De gevels zijn opgetrokken in baksteen.

De voorgevel (noordgevel) heeft in het midden aan de zijde van de Mgr. Prinsenstraat een hoger opgetrokken risaliet met topgevel, waarin de poort naar het binnenpleintje. Deze poort bestaat uit twee door een rondboog met sluitsteen geopende doorgangen, waarin een overkluizing met bakstenen kruisgewelven. In de pijlers en zijmuren van de poort zijn geglazuurde bakstenen toegepast. Aan weerszijden van de poort uitgebouwde trappenhuizen onder tentdakjes. Hierin een met tegels beklede buitentrap, leidend naar de ingangen van de bovenwoningen. De opening naar het trappenhuis wordt aan de bovenzijde afgesloten door trapsgewijs overstekende bakstenen. Hierop aansluitend een hoog, verticaal element, bestaande uit glazen bouwstenen. De woningen boven de poort hebben in de voorgevel rechtgesloten kruisvensters met vooruitspringende bovenlichten, waarin een kleine roedenverdeling. Vensters voorzien van onderluiken. Boven in de topgevel een tweetal kleine, ronde vensters. De woningen aan weerszijden van de poort hebben op de begane grond en eerste verdieping ter hoogte van de salons, driezijdige erkers, waarin ramen met glas-in-lood bovenlichten. Ingangspartijen bestaande uit houten paneeldeuren met negenruits raam en bovenlicht, waarin glas-in-lood. De woningen op de hoek Mgr. Prinsenstraat - Bethaniëstraat (Mgr. Prinsenstraat 59/-59a - Bethaniëstraat 1/3-5) hebben op de begane grond en eerste verdieping, ter plaatse van de salons rechtgesloten vensters met schuifraam en glas-in-lood bovenlicht. Op de tweede verdieping kleinere vensters met drieruits raam. Ter plaatse van de badkamers/toiletten kleine vensters met valraam. In de afgeschuinde hoek, bij de woningen een driezijdige erkerachtige uitbouw ter plaatse van de salons, waarboven op de tweede verdieping een balkon. Op de hoeken hiervan decoratief metselwerk. De erker is voorzien van kruisvensters met vooruitspringend glas-in-lood bovenlicht, in de zijmuren van de erker smallere schuifvensters met glas-in-lood bovenlicht. In de afgeschuinde hoek is de gevel op de hoeken voorzien van een in glazen bouwstenen uitgevoerd verticaal element. Dit bouwdeel wordt afgesloten door een woning met erker op de begane grond en verdieping. In het dakvlak drie dakkapellen met meerruitsvensters, afgesloten door een tentdakje (Bethaniëstraat 5/7).

De westelijke kopgevel van het blok loopt door in de Diezewand. Hierin op de begane grond een moderne erker met lessenaardak ter plaatse van de woonkamer. Links hiervan en op de begane grond en eerste verdieping schuiframen met glas-in-lood bovenlicht (op de begane grond is het glas-in-lood verwijderd). De sober uitgevoerde achtergevel (zuidgevel) is in het midden hoger opgetrokken en wordt hier afgesloten door een topgevel met vlechtingen. Op de eerste verdieping van de woningen boven de poort een balkon. Dubbele, nieuwe beglaasde balkondeuren met zij- en bovenlicht. Hierboven, op de tweede verdieping rechtgesloten kruisvensters. Ter hoogte van de zolder twee kleine ronde vensters. De woningen aan weerszijden van de poort hebben aan de achterzijde een deels één-, deels tweelaags uitbouw onder plat. Hierin rechtgesloten kruisvensters. Ter plaatse van de keuken een paneeldeur met zij- en bovenlichten. Links, respectievelijk rechts hiervan een dubbele, beglaasde -moderne- tuindeur, met zij- en bovenlichten. De achtergevel van de woning in de noordwesthoek gaat gedeeltelijk schuil achter een tweelaags aanbouw onder plat. Links hiervan, op de begane grond een moderne tuindeur. Op de eerste verdieping een balkon. Dubbele beglaasde balkondeuren met zij- en bovenlichten. Glas-in-lood in de bovenlichten. Op de tweede verdieping, ter hoogte van een slaapkamer een driedelig venster met bovenlichten. Rechts hiervan een beglaasde paneeldeur, die toegang geeft tot het plat dak. Twee woningen zijn via een éénlaags aanbouw onder plat verbonden met het westelijke blok met woningen aan het hofje. Hierboven een balkon met moderne beglaasde deuren met zij- en bovenlicht. De woningen in de afgeschuinde hoek van het blok hebben aan de achterzijde een balkon. Beglaasde balkondeuren met zij- en bovenlicht. Inwendig is de indeling bij een aantal woningen gewijzigd. De meest westelijke woning toont nog in hoofdlijnen de oorspronkelijke indeling. Op de begane grond links de entree van de bovenwoning met trappenhuis, rechts de entree met achterliggende gang voor de benedenwoning. De benedenwoning heeft rechts van de gang twee kamers en suite met schuifdeur. In de aanbouw op de begane grond een keuken en een slaapkamer. De bovenwoning heeft een overeenkomstige indeling. Aan de voorzijde, boven de entree heeft de bovenwoning nog een kleine kamer. Op de bovenverdieping twee kleine kamers tegen voor- en achterzijde van het trappenhuis en twee grotere slaapkamers tegen de westgevel.

Waardering.

De woningen, behorend bij het Sint Jacobshofje, zijn van algemeen belang. De woningen bezitten cultuurhistorische waarde als bijzondere uitdrukking van een sociaaleconomische ontwikkeling: zij vormen een goed voorbeeld van volkswoningbouw, gefinancierd door een Rooms-Katholieke parochie. Voorts illustreren zij een typologische ontwikkeling: zij vormen een goed voorbeeld van gesloten bebouwing rondom een gemeenschappelijke open ruimte, een karakteristieke vorm van volkswoningbouwcomplexen in de eerste helft van de 20ste eeuw en een actualisering van het hofjesthema in een historische binnenstad. Introduction.

The most westerly dwelling still shows in main lines the original layout. On the ground floor to the left the entrance to the upper dwelling with staircase, to the right the entrance with rear-lying corridor for the lower dwelling. The lower dwelling has to the right of the corridor two rooms en suite with sliding door. In the extension on the ground floor a kitchen and a bedroom. The upper dwelling has a corresponding layout. To the front, above the entrance the upper dwelling still has a small room. On the upper storey two small rooms against the front and rear side of the staircase and two larger bedrooms against the west facade.

Valuation.

The dwellings, belonging to the Sint Jacobshofje, are of general interest. The dwellings possess cultural-historical value as a particular expression of a socio-economic development: they form a good example of workers' housing, financed by a Roman Catholic parish. Furthermore, they illustrate a typological development: they form a good example of closed development around a shared open space, a characteristic form of workers' housing complexes in the first half of the 20th century and an actualisation of the hofje theme in a historic city centre. The dwellings have architectural-historical value because of the particular ornamentation based on the Amsterdam School and because of the special use of materials. The dwellings possess ensemble value as an essential component of the Sint Jacobshofje, which is of national cultural-historical and architectural-historical importance. The dwellings are finally of significance because of the integrity of the exterior.
