Inleiding

WOONHUIS met bedrijfsruimte van een leerfabrikant, die een deel van een oude boerderij bevat. Het pand is gebouwd in circa 1860 met gebruik van elementen in neoclassicistische vormgeving.

Het gebouw ligt aan de Grotestraat in de kern van Waalwijk en maakt deel uit van de lintbebouwing. Oorspronkelijk lag op deze plek het landgoed Plantlust. De boerderij die nu is opgenomen in het woonhuis dateert blijkens jaartal ankers uit 1761 en was met de achterkant naar de Grotestraat gericht.

Omschrijving

Het object is gebouwd op een T-vormige plattegrond, bestaande uit een tweelaags woonhuis op rechthoekige plattegrond onder zadeldak evenwijdig aan de straat en daarachter een éénlaags en ouder gedeelte, eveneens op rechthoekige plattegrond, onder een wolfdak. De bouwmassa's staan haaks op elkaar, inwendig is het één geheel.

De bakstenen voorgevel telt vijf traveeën en heeft een natuurstenen plint en gepleisterde kroonlijst. De middelste travee wordt benadrukt door een tot aan de kroonlijst doorlopende houten geprofileerde lijst, bekroond met een fronton. Op de begane grond bevindt zich in deze lijst een houten deur met lijstwerk in classicistische vormgeving en met siersmeedijzeren roosters. Boven de deur is een rechthoekig balkon op grote decoratieve consoles aangebracht. Het balkon heeft openslaande deuren met glas-in-lood en een smeedijzeren hek. Aan weerszijden van de middentravee zijn rechthoekige schuiframen geplaatst, op de begane grond iets hoger dan op de verdieping.

De kroonlijst heeft bewerkte omkranste consoles, ter plekke van de middentravee vijf stuks, kort op elkaar geplaatst. De rechterzijgevel is opgetrokken in ijsselsteen en heeft een zwart geverfde plint. Bovenin zijn steekankers aangebracht. De lagere gevel van de haakse bouwmassa heeft een aantal vernieuwde zesruits ramen en opgeklampte deuren. In het dakvlak zijn twee grote dakkapellen later aangebracht.

De eveneens in ijsselsteen uitgevoerde linkerzijgevel is ter plekke van het voorhuis blind. Daarachter een tweelaagse aanbouw onder plat dak, aan het uiteinde een topgeveltje en een dakkapel. In deze aanbouw zijn verschillende ramen en een deur gezet.

De huidige achtergevel, een ingezwenkte lijstgevel, was eens de voorgevel. In deze gevel zijn grote serredeuren aangebracht met bovenlichten met glas-in-lood. Behalve enkele vernieuwde zesruits ramen bevat deze gevel een samengesteld raam. Jaartalankers geven de datum 1761 aan.

In het interieur is de indeling in grote lijnen bewaard gebleven. Een centrale gang die het pand van voor naar achter doorsnijdt heeft marmeren vloertegels en lambrisering. Rechts daarvan ligt een kamer-en-suite. Hierin zijn onder andere stucplafonds en binnenluiken bewaard gebleven. Het huis is gedeeltelijk onderkelderd. Behalve een waterkelder is er een voorraadkelder, via een bakstenen trapje is de ruimte met tongewelf en plavuizen vloer bereikbaar.

Waardering

Het woonhuis met bedrijfsruimte en boerderij is van algemeen belang. Het geheel is van cultuurhistorisch belang als uitdrukking van een sociaal-economische en typologische ontwikkeling. Het heeft architectuurhistorische waarde wegens materiaalgebruik en ornamentiek. Het geheel is een staalkaart van het eclecticisme zoals toegepast door de Waalwijkse schoen- en leerfabrikanten. De boerderij is een goed voorbeeld van het type van de Langstraatboerderij en als zodanig zowel intern als extern gaaf bewaard gebleven. Introduction

DWELLING HOUSE with business premises of a leather manufacturer, which contains part of an old farmhouse. The building was constructed around 1860 using elements in neoclassical design.

The building is located on the Grotestraat in the centre of Waalwijk and forms part of the linear development. Originally the Plantlust estate was on this site. The farmhouse now incorporated in the dwelling house dates according to date anchors from 1761 and was oriented with its rear towards the Grotestraat.

Description

The object is built on a T-shaped plan, consisting of a two-storey dwelling house on a rectangular plan beneath a gabled roof parallel to the street and behind it a single-storey and older section, also on a rectangular plan, beneath a half-hipped roof. The building masses are at right angles to each other; internally they form one unit.

The brick front facade has five bays and features a natural stone plinth and rendered cornice. The middle bay is emphasized by a wooden moulded band running up to the cornice, crowned with a pediment. On the ground floor there is a wooden door with moulding in classical design within this band and with ornamental ironwork grilles. Above the door is a rectangular balcony mounted on large decorative consoles. The balcony has opening doors with leaded glass and an ironwork railing. On either side of the middle bay are rectangular sash windows placed, on the ground floor slightly higher than on the storey above.

The cornice has worked ornamental consoles, in the area of the middle bay five in number, placed close together. The right side facade is constructed in ijsselsteen and has a black-painted plinth. At the top, wall anchors have been installed. The lower facade of the right-angled building mass has a number of renewed six-light windows and secured doors. In the roof plane two large roof dormers were added later.

The left side facade, also executed in ijsselsteen, is blank in the area of the front house. Behind it a two-storey extension beneath a flat roof, at the end a small gable and a roof dormer. Various windows and a door are set in this extension.

The current rear facade, a set-back cornice-topped facade, was once the front. Large conservatory doors with fanlights with leaded glass have been installed in this facade. Besides some renewed six-light windows, this facade contains a composite window. Date anchors give the year 1761.

Interiorly, the layout has been preserved in broad outline. A central corridor running through the building from front to rear has marble floor tiles and wainscoting. To the right lies a suite of rooms. These contain, among other things, stucco ceilings and internal shutters. The house is partially cellared. Besides a water cellar there is a storage cellar, accessible via a brick staircase is the space with barrel vault and tiled floor.

Valuation
