Inleiding
De FABRIEK, genaamd BACO is gelegen op een voormalig industrieterrein, dat zich heeft ontwikkeld langs de spoorlijn Roermond-Sittard, vlakbij het station van Roermond.
De BACO-fabriek is gebouwd in traditionele stijl.
Het hoge volume in 1905 is gebouwd als meelfabriek voor Arius van Andel en is in gebruik geweest als "Eerste Nederlandsche Rijwielfabriek" en als (laatste) Roermondse koffiebranderij.
Het platte dak had oorspronkelijk grote overstekken.
Het hoge volume heeft een niet-oorspronkelijke entree en een volume voor laden en lossen.
Omschrijving
FABRIEKSGEBOUW met hoofdzakelijk rechthoekige plattegronden bestaande uit een volume van zes bouwlagen onder een plat dak.
Het fabrieksgebouw heeft een opstand in baksteen in kruisverband met per verdieping verjongende buitenmuren. Het pand heeft een inwendige draagconstructie met in de eerste laag betonkolommen en betonnen verdiepingsvloer en verder stalen kolommen.
In de gevel bevinden zich rechthoekige stalen 15-ruits vensterkozijnen onder een rollaag en boven een baksteen dorpel.
De vensters in de eerste laag zijn aan de voorzijde dichtgemetseld en rechts zijn een brandtrap en enkele deuren geplaatst. Boven de tweede en vierde bouwlaag bevindt zich een dubbele uitspringende laag baksteen. De hoeken van het pand hebben 9-ruits vensters en dubbele lisenen en steken boven het dak uit.
Waardering
De BACO-fabriek bezit cultuurhistorische waarden als prominent voorbeeld van de typologische ontwikkeling van fabrieksgebouwen.
De architectuurhistorische waarden worden bepaald door het bijzondere belang van het object voor de geschiedenis van de bouwtechniek, het materiaalgebruik en de bijzondere samenhang tussen exterieur en interieur. De constructie in het BACO-gebouw is één van de rijkste gietijzeren constructies in de Limburgse fabrieksgebouwen en derhalve van uitzonderlijk groot belang.
