Inleiding
HERENHUIS met inpandig MAGAZIJN is gelegen op een hoek van bebouwing aan de Godsweerdersingel. Het pand in gebouwd in Neo-Renaissance stijl in 1889 in opdracht van de familie Van Hooff. In 1983 is het pand intern verbouwd tot appartementen.
Achter het herenhuis ligt nog een groot magazijn, dat aan één zijde is gewijzigd door de plaatsing van verschillende vensters, deuren en kleine balkons.
Omschrijving
Halfvrijstaand HERENHUIS met L-vormige plattegrond heeft een souterrain en twee verdiepingen onder een schilddak met betonpannen. De gevels hebben een geprofileerde hardsteen plint met souterrainvensters en een optrek in koppenverband van rode baksteen. In de gevel bevinden zich rechthoekige dubbele houten kozijnen met rechthoekige en rondboogvormige bovenlichten, verdiept gelegen in lijst met profielsteen, aanzet- en sluitstenen, cordonlijsten en diamantkoppen op de hoeken van risalieten.
De VOORGEVEL bestaat uit drie delen van twee traveeën waarvan de middelste iets terug ligt. De souterrainvensters hebben gewapend glas en een smeedijzeren hekwerk met gedraaide spijlen. De overige vensters hebben rechthoekige bovenlichten, behalve in de eerste laag van de middelste geveldeel, deze zijn rondboogvormig. In de eerste bouwlaag van het rechtergeveldeel een poort naar het voormalige magazijn met houten kozijn, waarvan het onderste deel bestaat uit een vierdelige deur met panelen en segmentboogvormige vensters. Hierboven bevindt zich een rij smalle gedraaide kolommen met rondbogen onder een vensterverdeling. Op het dak staan twee dakkapellen, geheel links met klauwstukken tussen pionnen, een rondboogvormig venster onder een fronton. De goot rust op consoles, die ter plaatse van het middelste geveldeel zwaarder zijn uitgevoerd. De rechterdakkapel heeft eveneens klauwstukken en een fronton, maar is soberder uitgevoerd en heeft een venster achter twee smalle bogen. Tussen de dakkapellen bevinden zich twee niet originele dakramen.
De ZIJGEVEL is opgebouwd uit drie geveldelen die worden gescheiden door een liseen. Het linkerdeel bestaat uit één travee met in de eerste laag een driedelig venster met bovenlicht, het venster in de tweede laag is dicht gemetseld.
Voor dit travee loopt een trap naar het souterrain met niet originele deur, leuning en hek. Het middelste geveldeel bestaat uit drie traveeën, waarvan de middelste met dubbele houten paneeldeuren met diamantkoppen en frontons en een segmentboogvormig bovenlicht. De entree is verdiept gelegen en bereikbaar via zeven treden. Links naast de deur bevindt zich een steen met de tekst "Albert Marie Antoine Mathieu van Hooff 1889". In de tweede laag is een driedelig venster met bovenlicht en op het dak een niet originele dakkapel. Aan weerszijden bevinden zich traveeën met gedicht souterrainvenster met ventilatierooster en in de eerste en tweede laag dubbele vensters met bovenlicht. Tussen het rechter en middelste gevelddeel eindigt de liseen in een kleine trapgevel tussen kleine vensters. Het rechter geveldeel is blind en heeft tegen de tweede laag een groot cartouche in de vorm van een schild met de tekst "Firm. Wed. Th. van Hooff groothandel galanterien enz." De ACHTERGEVEL is gecementeerd en heeft in de eerste laag één en in de tweede laag twee dubbele vensters met bovenlicht. In het dakvlak bevindt zich een dakraam.
Tussen de achtergevel en het magazijn is een smalle doorgang naar een kleine binnenplaats. De gevels aan de binnenplaats hebben enkele kleine vensters.
Achter het herenhuis ligt MAGAZIJN met een rechthoekige plattegrond. De ZIJGEVEL VAN HET MAGAZIJN is ingrijpend gewijzigd door de plaatsing van niet originele vensters, deuren en kleine balkons. De overige gevels zijn blind.
Het terrein naast het herenhuis wordt van de straat gescheiden door een TUINMUUR met hoge kolommen met diamantkoppen ornamenten en een afdeksteen. Tussen de kolommen staan smeedijzeren hekwerken.
De STRUCTUUR VAN HET INTERIEUR is in tact.
In de hal is het originele trappenhuis aanwezig en een tegelmozaiek in zwart, bruin, wit, beige en blauw.

Het HERENHUIS met MAGAZIJN aan de Godsweerdersingel 35 bezit cultuurhistorische waarden als typologisch voorbeeld van een herenhuis met magazijnruimte, gebouwd tegen het eind van de negentiende eeuw. De architectuurhistorische waarden worden bepaald door het bijzonder belang voor de geschiedenis van de architectuur, de hoogwaardige esthetische kwaliteiten van het ontwerp, de toepassing van bijzonder materiaalgebruik en de ornamentiek. Semi-detached TOWN HOUSE with L-shaped floor plan has a basement and two storeys under a hipped roof with concrete tiles. The facades have a moulded hard stone plinth with basement windows and a wall of brickwork in Flemish bond of red brick. The facades contain rectangular double wooden cross windows with rectangular and round-arched fanlights, recessed in moulded stone frames with coping and corner stones, cornice bands and diamond-shaped ornaments at the corners of projections.
The FRONT FACADE consists of three sections of two bays, the middle one set slightly back. The basement windows have reinforced glass and wrought iron railings with twisted bars. The other windows have rectangular fanlights, except on the first storey of the middle facade section, which are round-arched. On the first storey of the right facade section is a doorway to the former warehouse with a wooden cross window, the lower part of which consists of a four-part panelled door and segmental arch windows. Above this is a row of narrow twisted columns with round arches beneath a window division. On the roof are two roof dormers, furthest to the left with ornamental stops between pinnacles, a round-arched window beneath a pediment. The gutter rests on consoles, which are more heavily executed at the level of the middle facade section. The right roof dormer likewise has ornamental stops and a pediment, but is executed more soberly and has a window behind two narrow arches. Between the roof dormers are two non-original roof lights.
The SIDE FACADE is composed of three facade sections separated by pilasters. The left section consists of one bay with a three-part window with fanlight on the first storey, the window on the second storey is infilled.

The right facade section is blind and has against the second storey a large cartouche in the form of a shield inscribed with the text "Firm. Wed. Th. van Hooff großhandel galanterien enz." The REAR FACADE is rendered and has on the first storey one and on the second storey two double windows with fanlight. In the roof plane is a roof light.
Between the rear facade and the warehouse is a narrow passage to a small courtyard. The facades at the courtyard have several small windows.
Behind the town house lies a WAREHOUSE with a rectangular floor plan. The SIDE FACADE OF THE WAREHOUSE has been substantially altered by the placement of non-original windows, doors and small balconies. The remaining facades are blind.
The land next to the town house is separated from the street by a GARDEN WALL with tall columns bearing diamond-shaped ornamental details and coping stones. Between the columns are wrought iron railings.
The INTERIOR STRUCTURE is intact.
