Inleiding
KOETSHUIS, in 1904 in eclectische vormen gebouwd in opdracht van dokter Karel Verzijl naar ontwerp van zijn schoonvader, de Maastrichtse architect J. Kayser. Het vrijstaande koetshuis bevindt zich aan de noordzijde van de villa.
Omschrijving
Pand van één bouwlaag op rechthoekige grondslag met gevels in schoon metselwerk van in kruisverband gemetselde machinale baksteen onder een met muldenpannen gedekt zadeldak. Het metselwerk is geknipt en gesneden gevoegd. De gevel wordt geleed door een hardstenen waterlijst en door banden van gele verblendsteen. De goot rust op houten klosjes. De lichttoetreding wordt verzorgd door met een segmentboog getoogde vensters met hardstenen onderdorpels. De ingangen bevinden zich in de zuidgevel. De linker ingang wordt gevormd door een segmentboogpoort met opgeklampte deuren die toegang geeft tot het gedeelte waar de koets gestald kon worden. Rechts hiervan bevindt zich de voormalige paardenstal die een aparte ingang heeft. Intern zijn de voederbakken nog bewaard. De hooizolder is bereikbaar via een trap in de paardenstal. Boven de segmentboogpoort is in het dakvlak een hooiluik aangebracht. Dit is met pannen overdekt en heeft een opgeklampte deur. Aan de oostzijde van het koetshuis bevindt zich een kleine vierkante aanbouw onder een plat dak. De gevels zijn identiek aan die van het koetshuis gedetailleerd.
Waardering
Het koetshuis is van algemeen belang. Het heeft cultuurhistorische waarde als bijzondere uitdrukking van de sociaal-economische ontwikkeling waarbij de gegoede burgerij en de bestuurlijke elite zich in de directe nabijheid van 's-Hertogenbosch aan de uitvalswegen van de kleinere, meer landelijke, plaatsen daaromheen vestigen en daar een landhuis laten bouwen.
Het pand is van architectuurhistorisch belang vanwege de hoogwaardige kwaliteit van de bebouwing en vanwege de kwaliteit van de toegepaste historiserende stijlelementen. Verder heeft het complex ensemblewaarde vanwege de bijzondere samenhang tussen de samenstellende onderdelen en de historisch-ruimtelijke relatie met de wegen en groenvoorzieningen. Tevens is het van belang vanwege de zeldzaamheid van dergelijke gaaf bewaarde villacomplexen.

Building of one storey on rectangular ground plan with facades in fine brickwork of machine-made brick laid in English bond under a gabled roof covered with pantiles. The brickwork is cut and jointed flush. The facade is articulated by a stone drip moulding and by bands of yellow facing brick. The gutter rests on wooden blocks. Light is provided by windows with a segmental arch and stone sills. The entrances are in the south facade. The left entrance is formed by a segmental arch portal with clamped doors which gives access to the section where the carriage could be stored. To the right of this is the former horse stable which has a separate entrance. Internally the feed boxes are still preserved. The hayloft is accessible via a staircase in the horse stable. Above the segmental arch portal is a hay door in the roof plane. This is covered with tiles and has a clamped door. On the east side of the carriage house there is a small square annexe under a flat roof. The facades are detailed identically to those of the carriage house.
Valuation
The carriage house is of general importance. It has cultural-historical value as a particular expression of socio-economic development whereby the well-to-do middle class and the administrative elite settled in the immediate vicinity of 's-Hertogenbosch on the exit roads to the smaller, more rural towns around it and had a country house built there.
The building is of architectural-historical importance because of the high quality of the buildings and because of the quality of the applied historicising style elements. Furthermore the complex has ensemble value because of the particular coherence between the constituent components and the historical-spatial relationship with the roads and green amenities. It is also important because of the rarity of such well-preserved villa complexes.
