Inleiding
Op de hoek van Delpratsingel en Meerten Verhoffstraat gesitueerde voormalige LEERLOOIERIJ, daterende uit 1875 en gebouwd in Ambachtelijk-traditionele stijl in opdracht van C.A. van Siebergen. Omstreeks 1890 is de looierij verbouwd tot schoenfabriek, waarbij de twee looikuipen werden dichtgestort resp. geamoveerd. Van 1897 tot 1923 was de schoenfabriek van W.C.M. en C.C. Kanters, later de Gebrs. Kanters, in het pand gevestigd. Tijdens deze periode werden de vensters van begane grond en etage vergroot.
In 1923-'24 werd het pand, dat in bezit gekomen was van aannemer J.Korteweg, verbouwd tot opslagplaats. De indeling werd gewijzigd, aan de westzijde verrees een aanbouw. In 1924-'25 was de spiegel- en lijstenfabriek J.B. Calluy in het pand gevestigd. Vervolgens werd in het pand de handel in verf en kwasten van Fa. Driessens gevestigd, die uitgroeide tot kwastenfabriek 'De Bataaf'. In 1961 tenslotte kwam het pand in handen van Streba NV, die het pand intern liet verbouwen tot kantoor met magazijn (arch.bureau Oomes en Van de Bogaert). Bij deze ingreep werden vleugeldeur, enkele vensters en de hoogte van de verdiepingsvloer gewijzigd. Thans is het pand in gebruik als kinderhotel en winkel. Bij de recente renovatie zijn vrijwel alle vensters vervangen.
Omschrijving
Het pand is tweelaags met kapverdieping, waarvan het middendeel hoger is opgetrokken, heeft een langgerekte rechthoekige plattegrond en wordt gedekt door zadeldaken met oud-Hollandse pannen. De topgevels en de langsgevels zijn tot het niveau van de voormalige droogzolders gemetseld in baksteen, voorzien van een gecementeerde cordonlijst. De plint van het gebouw is tot manshoogte gecementeerd. Het op de gevels gestelde gebint van de droogzolders is beschoten; oorspronkelijk konden hier door het openklappen van deze droogluiken de huiden 'aan de wind' worden gedroogd.
De voorgevel aan de Meerten Verhoffstraat is symmetrisch en bestaat uit de gevels van de lagere zijgebouwen, elk met drie vensterassen, en het hogere middendeel, met vijf vensterassen.
In het midden is, gevat onder een gestucte segmentboog, de voordeur gesitueerd, met bovenlicht en vernieuwde openslaande deuren. Zowel op de begane grond als op de etage zijn openslaande vensters met kleine roedenverdeling toegepast. De vensters ter linker- en rechterzijde van de voordeur hebben op de begane grond en etage een vernieuwde indeling met kleine roedenverdeling.
De zuidelijke zijgevel, aan de Delpratsingel, is grotendeels blind. Op de begane grond een recent uitgebroken ingang, op de verdieping twee ondiepe, blinde vensternissen, in de topgevel een achtspakig rondvenster. De gevel wordt, evenals de overige topgevels, afgesloten door gesneden en geschulpte houten windveren in chaletstijl, voorzien van een houten makelaar. De noordelijke zijgevel heeft een overeenkomstige indeling, met een afwijkende deur op de begane grond, doch is soberder versierd.
De achtergevel is op de begane grond deels ingesloten; op de verdieping vernieuwde vensters met kleine roedenverdeling en een deur.
In het interieur is onder meer van belang het houten gebint van de kapverdieping. Aan de noordelijke zijde van het pand resteert, een halve meter onder het vloerniveau, het restant van één van de oude looiputten.
Waardering
Het object is van algemeen belang. De looierij heeft cultuurhistorische waarden: als bijzondere uitdrukking van de sociaal-economische ontwikkeling van Breda, in het bijzonder de vestiging van kleine bedrijven in de stationsbuurt na de ontmanteling van de stad; het is van typologisch belang als voorbeeld van een in het stedelijk weefsel ingebedde looierij in de periferie van de voor deze nijverheid landelijk belangrijke Langstraat; het object heeft architectuurhistorische waarden: het is van belang voor de geschiedenis van de bouwtechniek en als toonbeeld van een eenvoudig bedrijfsgebouw; het pand heeft ensemblewaarden: het is van belang wegens de historisch-ruimtelijke relatie met wegen en wateren in de stationsbuurt; gaafheid/herkenbaarheid: het object heeft belang in relatie tot de structurele en visuele gaafheid van de stedelijke omgeving.

Introduction
Former TANNERY situated at the corner of Delpratsingel and Meerten Verhoffstraat, dating from 1875 and built in Craft-traditional style on commission of C.A. van Siebergen. Around 1890 the tannery was converted into a shoe factory, whereby the two tanning vats were filled in and respectively removed. From 1897 to 1923 the shoe factory of W.C.M. and C.C. Kanters, later Gebrs. Kanters, was established in the building. During this period the windows of the ground floor and upper storey were enlarged.
In 1923-'24 the building, which had come into the possession of contractor J. Korteweg, was converted into a storage facility. The layout was altered, an extension was added on the west side. In 1924-'25 the mirror and frame factory J.B. Calluy was established in the building. Subsequently the paint and brush business of Fa. Driessens was established in the building, which grew into the brush factory 'De Bataaf'. In 1961 finally the building came into the hands of Streba NV, which had the building internally converted into an office with warehouse (arch. office Oomes and Van de Bogaert). Description
The building is two storeys with an attic storey, of which the central section is raised higher, has an elongated rectangular plan and is covered by gabled roofs with old Dutch tiles. The gable ends and the long sides are laid in brick up to the level of the former drying lofts, provided with a cemented cornice line. The plinth of the building is cemented to man's height. The roof frame of the drying lofts placed on the facades is boarded; originally these drying shutters could be opened to dry the hides 'in the wind'.
The front facade on the Meerten Verhoffstraat is symmetrical and consists of the facades of the lower side buildings, each with three window bays, and the higher central section, with five window bays.
In the middle, set under a stuccoed segmental arch, is situated the front door, with fanlight and renewed glazed doors. Both on the ground floor and on the upper storey glazed windows with small glazing bars have been applied. The windows to the left and right of the front door have a renewed layout on the ground floor and upper storey with small glazing bars.
The southern side facade, on the Delpratsingel, is largely blank. On the ground floor a recently broken opening, on the upper storey two shallow, blind window recesses, in the gable end an eight-pane round window. The facade is, like the other gable ends, finished with cut and scalloped wooden gable ornaments in chalet style, provided with a wooden bracket. The northern side facade has a corresponding layout, with a different door on the ground floor, but is more plainly decorated.
The rear facade is partly enclosed on the ground floor; on the upper storey renewed windows with small glazing bars and a door.
In the interior of note among other things is the wooden roof frame of the attic storey. On the northern side of the building remains, half a metre below floor level, the remnant of one of the old tanning pits.

The tannery has cultural-historical values: as a particular expression of the socio-economic development of Breda, in particular the establishment of small businesses in the station district following the dismantling of the city; it is of typological importance as an example of a tannery embedded in the urban fabric on the periphery of the Langstraat, nationally important for this trade; the object has architectural-historical values: it is of importance for the history of building techniques and as an example of a simple industrial building; the building has ensemble values: it is of importance because of the historical-spatial relationship with roads and waterways in the station district; integrity/recognisability: the object is of importance in relation to the structural and visual integrity of the urban environment.
