Het WOONHUIS, type directeurswoning, ('Vinkenhoef') heeft een onregelmatige plattegrond waarin de hal centraal is gesitueerd. Links van de hal bevinden zich twee kamers en suite met aangrenzende serre, rechts van de hal bevindt zich het kantoor, de dienstvertrekken en de remise. Op de eerste verdieping bevinden zich twee slaapkamers boven de kamers en suite met de logeer-, linnen-, boden- en badkamer aan de rechterzijde van het portaal. Het woonhuis, bestaande uit twee bouwlagen en een zolder wordt afgesloten door een samengesteld zadeldak gedekt met rode geglazuurde tuile du Nord. In de gevels bevinden zich voornamelijk schuiframen met meerruits bovenlichten aan de bovenzijde afgesloten door een strek, aan de onderzijde door een dubbele lekdorpel van geglazuurde baksteen.
De voorgevel (oostzijde) bestaat uit drie ongelijke traveeën. Links bevindt zich een risalerende partij, bestaande uit twee bouwlagen met een zolder onder een topgevel met doorgetrokken rechter dakschild. Op de begane grond van deze travee bevindt zich een driezijdige erker onder de overhangende eerste verdieping ondersteund door twee bakstenen consoles. In de wit gepleisterde topgevel is pseudo vakwerk aangebracht met in de geveltop twee gekoppelde enkelruits ramen met zesruits bovenlichten geflankeerd door houten luiken. De ingangspartij bestaat uit een rondboogvormig portiek met meerruits bovenlicht. In het portiek bevindt zich een houten paneeldeur met meerruits bovenlicht. Boven de entree op de wit gepleisterde eerste verdieping bevindt zich een smal schuifraam met rechts daarvan een liggend ovaalvormig, meerruits venster. Rechts op de begane grond bevinden zich twee schuiframen met meerruits bovenlichten. Boven het schuifraam uiterst rechts bevindt zich op de eerste verdieping een later aangebracht raam, dat de dakrand doorsnijdt.
Centraal in de linker zijgevel bevindt zich op de begane grond een serre met op de eerste verdieping een terras onder een doorgetrokken dakschild. De rechter zijde van de serre is opgetrokken in baksteen met in de muuropening een rondboogvenster. De andere zijden van de serre zijn dichtgezet met enkelruits ramen met meerruits bovenlichten. Het terras heeft een houten balustrade en een houten skelet ter ondersteuning van het doorgetrokken dakschild. Links en rechts van de risalerende middenpartij bevindt zich op de eerste verdieping een smal schuifraam, het linker raam wordt aan de rechter zijde geflankeerd door een houten luik. In het dakschild bevinden zich drie nieuwe ramen.
De achtergevel bestaat uit verscheidene oorspronkelijke uitbouwen met één centraal geplaatste, latere aanbouw bestaande uit één bouwlaag met plat dak. Uiterst rechts bevindt zich een risalerende gevelpartij bestaande uit twee bouwlagen en een zolder, die eindigt in een afgewolfde topgevel. Op de begane grond bevindt zich een raampartij met meerruits bovenlicht geflankeerd door luiken. Boven de raampartij bevindt zich een wit gepleisterd veld in de vorm van een flessenhals die doorloopt tot onder het venster op de eerste verdieping. De geveltop is wit gepleisterd waarop pseudo vakwerk is aangebracht. In de geveltop bevinden zich twee gekoppelde enkelruits ramen met bovenlichten geflankeerd door luiken. Links van de risalerende rechtertravee springt zowel de gevel als de dakrand terug. Op de begane grond bevindt zich de latere aanbouw met boven het platte dak op de eerste verdieping een raampartij met glas-in-loodramen voor de lichtinval in het portaal. De raampartij wordt aan de bovenzijde afgesloten door een boogvormige strek met wit gepleisterde boogtrommel. Links van de middentravee bevindt zich een uitbouw onder het doorgetrokken dakschild bestaande uit twee bouwlagen met op de begane grond een uitbouw van één bouwlaag met plat dak. In de uitbouw bevindt zich een T-vormig venster. Het platte dak is afgeschermd door middel van een houten balustrade. Op de eerste verdieping bevinden zich openslaande deuren met driehoekig bovenlicht geflankeerd door luiken.
Tegen de rechter zijgevel bevindt zich een tussenlid van één bouwlaag met plat dak. Links van het tussenlid bevindt zich een licht uitgemetselde gepleisterde haardpartij, dat versmalt en overgaat in een rookkanaal. Ter hoogte van de versmalling zijn de zijkanten afgedekt met rode pannen. Het rookkanaal steekt door het dak heen en eindigt in een schoorsteenschacht in schoonmetselwerk. In de versmalling bevindt zich een zeer verfijnd, door de firma 'Holland' uit Utrecht vervaardigd tegeltableau waarop de naam 'Vinkenhoef' staat vermeld omgeven door een symmetrisch opgezet natuurtafereel met vinken. Op de begane grond bevinden zich twee regelmatige verdeelde smalle, enkelruits draairamen aan één zijde geflankeerd door een houten luik. Op de eerste verdieping bevinden zich aan weerszijden van het rookkanaal twee enkelruits ramen trapsgewijs geplaatst. Rechts van de licht uitgemetselde haardpartij bevindt zich een enkelruits raam. Boven het russenlid bevindt zich een bovenlicht met gepleisterde boogtrommel met onder de dakrand twee maal twee gekoppelde vensters.
Het interieur is grotendeels in oorspronkelijke staat. De vuurzit, met tegels van de Koninklijke Tichelaar uit Makkum, bevindt zich in het voormalig kantoor met bijbehorende balkenzoldering. In het interieur bevinden zich onder meer paneeldeuren met geprofileerde omlijsting, inbouwkasten, een fraai gesneden trappartij, marmeren schouwen en glas-in-loodramen ten behoeve van lichtinval in de hal.
De voormalige REMISE (nr. 28) met rechthoekige plattegrond bestaat uit één bouwlaag afgesloten door een zadeldak met wolfseind, gedekt met rode geglazuurde tuile du Nord. De voormalige remise is door middel van een tussenlid verbonden aan het woonhuis en is onderdeel van het oorspronkelijke ontwerp uit 1903. De remise is momenteel in gebruik als woonhuis, waardoor het oorspronkelijke interieur verloren is gegaan. Het exterieur is nog in tact met uitzondering van de voormalige inrijdeuren en de twee storende dakkapellen met twee gekoppelde achtruits stolpvensters in ieder schild.
Centraal in de voorgevel bevindt zich een meerruits venster ter plaatse van de voormalige inrijdeuren afgesloten door een segmentboog met wit gepleisterd boogveld. Links en rechts hiervan bevinden zich twee gekoppelde kruisvensters waarvan de onderramen geflankeerd worden door houten luiken. De vensters worden aan de bovenzijde afgesloten door rondbogen met wit gepleisterde boogvelden.
De linker zijgevel is een blinde gevel met centraal het tussenlid.
De achtergevel is een blinde gevel met wit gepleisterde bovenrand. Op de linker hoek bevindt zich een lamp voor de verlichting van het terrein.
Op de begane grond in de rechter zijgevel bevinden zich twee vensters met in de top een nieuw meerruits raamm met driehoekig bovenlicht met in de top, onder de daklijst een katrol.
Waardering
Het woonhuis met remise, is gebouwd in 1903 als directeurswoning van het complex 'Vinkenhoef'naar ontwerp van architect H.H. Kramer en in opdracht van de heer J. Knottenbelt. Het woonhuis is van algemeen belang vanwege zijn architectuurhistorische waarde als voorbeeld van een goed bewaard gebleven directeurswoning, ontworpen in een eclectische stijl met invloeden van Chalet-elementen en Jugendstiltegeltableaus van de 'Koninklijke Tichelaar' te Makkum en van de 'Holland' te Utrecht.
Vanwege de functie van hygiënische melkverwerking heeft de directeurswoning en remise een cultuurhistorische betekenis als onderdeel van een modelboerderij uit de periode 1880-1920.
Het pand heeft een grote ensemblewaarde in relatie tot de overige delen van het complex.

The DWELLING HOUSE, director's residence type, ('Vinkenhoef') has an irregular floor plan in which the hall is situated centrally. To the left of the hall are two rooms en suite with adjoining conservatory, to the right of the hall is the office, the service rooms and the carriage house. On the first floor are two bedrooms above the rooms en suite with the guest room, linen room, storage room and bathroom on the right side of the landing. The dwelling house, consisting of two storeys and an attic, is topped by a complex gabled roof covered with red glazed tuile du Nord. The facades feature mainly sash windows with multi-pane fanlights closed at the top by a panel, at the bottom by a double drip moulding of glazed brick.
The front facade (east side) consists of three unequal bays. On the left is a projecting section, consisting of two storeys with an attic under a stepped gable with continuous right roof slope. On the ground floor of this bay is a three-sided bay window under the overhanging first floor supported by two brick consoles. In the white-rendered stepped gable is pseudo half-timbering with in the gable top two coupled single-pane windows with six-pane fanlights flanked by wooden shutters. The entrance section consists of a round-arched porch with multi-pane fanlight. In the porch is a wooden panel door with multi-pane fanlight. Above the entrance on the white-rendered first floor is a narrow sash window with to its right a horizontal oval multi-pane window. To the right on the ground floor are two sash windows with multi-pane fanlights. Above the sash window at far right is a later-added window on the first floor that cuts through the roof edge.
Central in the left side facade on the ground floor is a conservatory with on the first floor a terrace under a continuous roof slope. The right side of the conservatory is built up in brick with in the wall opening a round-arched window. The other sides of the conservatory are fitted with single-pane windows with multi-pane fanlights. The terrace has a wooden balustrade and wooden skeleton to support the continuous roof slope. To the left and right of the projecting central section on the first floor is a narrow sash window, the left window is flanked on the right side by a wooden shutter. In the roof slope are three new windows.
The rear facade consists of several original extensions with one centrally placed later addition consisting of one storey with flat roof. At far right is a projecting facade section consisting of two storeys and an attic, ending in a half-hipped gable. On the ground floor is a window section with multi-pane fanlight flanked by shutters. Above the window section is a white-rendered panel in the form of a bottle-neck shape that continues down to below the window on the first floor. The gable top is white-rendered with pseudo half-timbering applied. In the gable top are two coupled single-pane windows with fanlights flanked by shutters. To the left of the projecting right bay, both the facade and roof edge step back. On the ground floor is the later addition with above the flat roof on the first floor a window section with leaded-light windows for light entry to the landing. The window section is closed at the top by an arched panel with white-rendered arch drum. To the left of the middle bay is an extension under the continuous roof slope consisting of two storeys with on the ground floor an extension of one storey with flat roof. In the extension is a T-shaped window. The flat roof is screened by means of a wooden balustrade. On the first floor are glazed doors with triangular fanlight flanked by shutters.
Against the right side facade is a connecting piece of one storey with flat roof. To the left of the connecting piece is a light-coloured rendered hearth section that narrows and transitions into a flue. At the height of the narrowing the sides are covered with red tiles. The flue passes through the roof and ends in a chimney shaft in fair-faced brickwork. In the narrowing is a very refined tile tableau made by the firm 'Holland' from Utrecht on which the name 'Vinkenhoef' is noted surrounded by a symmetrically arranged natural scene with finches. On the ground floor are two regularly spaced narrow single-pane casement windows on one side flanked by a wooden shutter. On the first floor on either side of the flue are two single-pane windows placed in steps. To the right of the light-coloured rendered hearth section is a single-pane window. Above the connecting piece is a fanlight with rendered arch drum with below the roof edge two pairs of coupled windows.
The interior is largely in original condition. The fireplace, with tiles from the Koninklijke Tichelaar from Makkum, is located in the former office with associated beam ceiling. In the interior are among others panel doors with profiled surrounds, built-in cupboards, a finely carved staircase, marble chimneypieces and leaded-light windows for light entry to the hall.
The former CARRIAGE HOUSE (no. 28) with rectangular floor plan consists of one storey topped by a gabled roof with half-hipped end, covered with red glazed tuile du Nord. The former carriage house is connected to the dwelling house by means of a connecting piece and is part of the original design from 1903. The carriage house is currently in use as a dwelling house, whereby the original interior has been lost. The exterior is still intact with the exception of the former carriage doors and the two obtrusive roof dormers with two coupled rear-facing Dutch-type dormer windows in each slope.
Central in the front facade is a multi-pane window at the location of the former carriage doors closed by a segment arch with white-rendered arch field. To the left and right of this are two coupled cross windows of which the lower panes are flanked by wooden shutters. The windows are closed at the top by round arches with white-rendered arch fields.
The left side facade is a blank facade with centrally the connecting piece.
The rear facade is a blank facade with white-rendered upper edge. On the left corner is a lamp for lighting the grounds.
On the ground floor in the right side facade are two windows with at the top a new multi-pane window with triangular fanlight with at the top, below the roof line a pulley.
Valuation
The dwelling house with carriage house was built in 1903 as a director's residence for the complex 'Vinkenhoef' according to designs by architect H.H. Kramer and commissioned by Mr J. Knottenbelt. The dwelling house is of general importance for its architectural-historical value as an example of a well-preserved director's residence, designed in an eclectic style with influences of Chalet elements and Art Nouveau tile tableaux by the 'Koninklijke Tichelaar' in Makkum and by 'Holland' in Utrecht.
Due to its function in hygienic milk processing, the director's residence and carriage house have cultural-historical significance as part of a model farm from the period 1880-1920.
The building has great ensemble value in relation to the other parts of the complex.
