Inleiding
In het voormalige broek te Beers ligt de T-BOERDERIJ 'Broekherberg', met langgerekt bedrijfsgedeelte en langsdeel, blijkens een gevelsteen daterend uit 1875. Het geheel is gelegen op een kunstmatige verhoging, die getuigt van de specifieke problemen met betrekking tot de afwatering, die het gebied lange tijd parten hebben gespeeld.
Omschrijving
De boerderij heeft een rechthoekige plattegrond en bestaat uit een eenlaags bakstenen woonhuis onder zadeldak, gedekt met oud Hollandse pannen, en een langgerekte driebeukige bedrijfsaanbouw van zeven traveeën (waarvan het meest westelijke deel aansluit op het dwarse woonhuis en van oorsprong als zodanig in gebruik is geweest), onder een met riet en (aan de zuidelijke zijde) golfplaat gedekt wolfdak. De handvorm bakstenen voorgevel van het woonhuis heeft een gepleisterde plint met ruit- en ovaalvormige motieven in laag-reliëf. Deze gevel heeft vier vensterassen. Rechts van het midden bevindt zich een paneeldeur met bovenlicht en witgeschilderde gevelsteen (met het jaartal 1875), geflankeerd door zesruits schuifvensters, waarvan de indeling is vereenvoudigd. Ook in de noordelijke en zuidelijke zijgevels van het woonhuis bevindt zich een dergelijk venster, voorzien van opgeklampte luiken, waarboven op de verdieping een vierruitsschuifvenster.
In het achterste, meest oostelijke gedeelte van het huis wordt de plint onderbroken door een keldervenster. De daarboven liggende opkamer is voorzien van twee intacte zesruits schuifvensters met opgeklampte luiken.
De bedrijfsaanbouw heeft een handvormbakstenen muurwerk, aan de noordelijke zijde voorzien van zes zware gemetselde steunberen. In het muurwerk tussen de beren zijn gietijzeren spinnekop-stalvensters aangebracht. In de oostelijke eindgevel is een opgeklampte inrijpoort aangebracht. De bakstenen gevel is aan de zuidelijke zijde laag aangezet. Belangrijk is het aan de zuidzijde van het woonhuis aangelegde terras, dat van de straat wordt gescheiden door een smeedijzeren hekwerk. Langs de voorgevel van het woonhuis staan aan de Broekkant zes linden, met een stamomtrek van max. 1,75 meter.
Waardering
De boerderij is van algemeen belang. Het gebouw heeft cultuurhistorisch belang als voorbeeld van de sociaal-economische ontwikkeling van de landbouw in het Maasgebied en als voorbeeld van de typologische ontwikkeling van de T-boerderij. Architectuurhistorisch is het pand van belang vanwege de sobere ornamentiek en bijzondere samenhang tussen exterieur en interieur. The farmhouse has a rectangular floor plan and consists of a single-storey brick residential building under a gabled roof, covered with old Dutch tiles, and an elongated three-aisle agricultural extension of seven bays (of which the most western part adjoins the transverse residential building and was originally used as such), under a half-hipped roof covered with thatch and (on the southern side) corrugated sheet. The hand-formed brick front facade of the residential building has a plastered plinth with diamond and oval-shaped motifs in low relief. This facade has four window axes. To the right of centre is a panelled door with fanlight and whitewashed gable stone (with the year 1875), flanked by six-light sash windows, the glazing bars of which have been simplified. Similarly, in the northern and southern side facades of the residential building is such a window, furnished with clamped shutters, above which on the upper floor is a four-light sash window.
In the rear, most eastern section of the house the plinth is interrupted by a cellar window. The upper room above it is furnished with two intact six-light sash windows with clamped shutters.
The agricultural extension has hand-formed brick masonry, on the northern side furnished with six heavy mortared buttresses. In the masonry between the buttresses cast iron spider-web stable windows have been installed. In the eastern end facade a clamped entrance gate has been installed. The brick facade is set low on the southern side. Important is the terrace laid out on the south side of the residential building, which is separated from the street by wrought iron railings. Along the front facade of the residential building on the Broek side stand six lime trees, with a maximum trunk circumference of 1.75 metres.
Valuation
The farmhouse is of general importance. The building has cultural-historical importance as an example of the socio-economic development of agriculture in the Maas region and as an example of the typological development of the T-farmhouse.
