Inleiding.
Het WOONHUIS met STALLEN werd gebouwd in 1901 in opdracht van W.F.C.J. Eerens naar ontwerp van C. de Rooij met elementen van Chaletstijl. Rond 1970 zijn diverse ramen en deuren vereenvoudigd.
Omschrijving.
Het eenlaagse pand heeft een L-vormige plattegrond onder een samengesteld dak met rode oudhollandse dakpannen. De gevels zijn opgetrokken uit machinale baksteen met rollagen en rechte muurankers. Het pand heeft een representatieve gevelzijde, die naar het voormalige jachthuis aan de Molenzichtlaan 12 gekeerd is, en een veel eenvoudiger achtergevel. Het grote woonhuisgedeelte is vrijwel vierkant met daaraan een rechthoekige uitbouw voor de stallen. De westgevel heeft een piramidevormig schilddak dat in het midden wordt onderbroken door een hoger opgaand deel onder zadeldak, voorzien van standvinken. Op de begane grond rechts zijn twee schuiframen geplaatst, links is er een paneeldeur met zijraam en bovenlicht. Het topgeveldeel is voorzien van een hijsluik. Het rechtergedeelte van het woonhuis is voorzien van twee jukvensters met centraal een paneeldeur. Haaks hierachter staat het stalgedeelte onder een lager zadeldak met eindschild. Hierin bevinden zich links gekoppelde stalvensters en een paneeldeur. De kopse gevel is blind. De achterzijde van het stalgedeelte heeft van links naar rechts: een varkensdeurtje, een paneeldeur, een stalraam en staldeuren onder korfboog. Iets inspringend heeft de oostgevel het sobere woonhuisgedeelte. Links is er een paneeldeur met bovenlicht en aangezet stolpvenster, waarnaast nog twee stolpvensters. De noordgevel van het woonhuis bezit centraal een tot dakkapel onder lessenaardak doorgetrokken gedeelte. Rechts is er een opkamer met kelder, zichtbaar aan de aldaar geplaatste vensters, links en in het midden nog een stolpvenster.
Tussen de oostgevel van het woonhuis en het bakhuisje staat een ronde betonnen waterput.
Waardering.
Het pand is van algemeen belang. Het heeft cultuurhistorische waarde als voorbeeld van een ruimtelijke ontwikkeling, namelijk de stichting van landhuizen in de bosrijke omgeving van de stad en is van belang voor de typologische ontwikkeling. Het is architectuurhistorisch van belang wegens stijl en ornamentiek. Het geheel heeft ensemblewaarde wegens de hoogwaardige kwaliteit van de bebouwing en de historisch-ruimtelijke relatie met de groenvoorzieningen.

The single-storey building has an L-shaped floor plan under a composite roof with red traditional Dutch roof tiles. The facades are constructed of machine-made brick with course headers and straight wall anchors. The building has a representative facade side, which faces the former hunting lodge at Molenzichtlaan 12, and a much simpler rear facade. The large dwelling section is virtually square with a rectangular extension adjoining it for the stables. The west facade has a pyramidal hipped roof which is interrupted in the middle by a higher section under a gabled roof, furnished with stand finials. On the ground floor to the right are two sash windows placed, to the left is a panelled door with side window and fanlight. The gable top section is furnished with a hoist door. The right section of the dwelling is furnished with two juk windows with a panelled door in the centre. Perpendicular to this stands the stable section under a lower gabled roof with end shield. This contains to the left coupled stable windows and a panelled door. The end gable is blind. The rear of the stable section has from left to right: a pig door, a panelled door, a stable window and stable doors under a basket arch. Slightly recessed, the east facade has the sober dwelling section. To the left is a panelled door with fanlight and an adjoining stolp window, next to which are two more stolp windows. The north facade of the dwelling has centrally a section drawn up to a roof dormer under a lean-to roof. To the right is a chamber with cellar, visible from the windows placed there, to the left and in the middle another stolp window.
Between the east facade of the dwelling and the bake house stands a round concrete water well.
Valuation.
The building is of general importance. It has cultural-historical value as an example of spatial development, namely the establishment of country houses in the wooded surroundings of the city, and is of importance for the typological development. It is of architectural-historical importance because of its style and ornamentation. The whole has ensemble value because of the high quality of the buildings and the historical-spatial relationship with the green plantings.
