Inleiding
Omstreeks 1908 ontstond aan de Heistraat een leerbedrijf dat van vader op zoon over zou gaan en geleidelijk aan tot de LEDERFABRIEK G.B. Seelen en Zoon uitgroeide. Het bedrijf omvatte onder meer een fabriekswoning uit 1915, nathuizen, droogzolders en productiegedeelten en allerlei grote en kleine aanbouwen en hallen van na 1945, ook achter de fabriekswoning; deze na-oorlogse gedeelten zijn voor de bescherming van ondergeschikt belang. De lederfabriek is opgetrokken in traditionele vormen, de fabriekswoning in vormen van de Neo-Renaissance. Sinds 1993 is de fabriek niet meer als zodanig in gebruik. De inventaris is niet meer aanwezig en het complex wordt anno 2004 voor allerlei doeleinden gebruikt.
Omschrijving
Het complex heeft een breed front aan de Heistraat en bestaat van links naar rechts uit:
a. Huisnummer 3: FABRIEKSWONING van twee bouwlagen met kap (1915); Pand op bakstenen grondslag, van oorsprong voorzien van een mansardedak, in de jaren zeventig opgetrokken tot twee bouwlagen. Voorgevel met bescheiden Neo-Renaissance decoratie.
b. Huisnummer 3: KANTOOR en MAGAZIJN van één bouwlaag onder plat dak; In baksteen opgetrokken tussenlid met ingang van het kantoor en poort voor het magazijn, op rechthoekige grondslag. Zeer bescheiden decoratie door middel van banden metselwerk in afwijkende kleur.
c. Huisnummer 5: MACHINEHAL/PRODUCTIE en DROOGZOLDERS van drie bouwlagen onder plat dak (voorzijde) en sheddaken/schilddaken (achterzijde) met aan de oostelijke achterzijde opgenomen in de bebouwing het niet meer waarneembare ketelhuis (en daarachter de losstaande schoorsteen) en in de westelijke achterzijde de gedeeltelijk waarneembare looiputten; Bakstenen gedeelte op onregelmatige grondslag. Gietijzeren ramen. Inwendig delen van de oorspronkelijke constructie in de vorm van ijzeren kolommen en houten en ijzeren balklagen.
d. Huisnummer 5a: HALLEN en DROOGZOLDERS van één tot drie bouwlagen onder plat dak (voorzijde) en zadeldaken (achterzijde); Bakstenen gedeelte op globaal rechthoekige grondslag.
Voorts aan de achterzijde:
e. Achter huisnummer 3: de losstaande SCHOORSTEEN. Schoorsteen van radiaalsteen met uitkragende kop; ijzeren banden.
Waardering
Het complex van lederfabriek Seelen is qua silhouet, hoofdvolumes en front aan de Heistraat van algemeen belang vanwege:
- het in de verschillende bouwvolumes herkenbare productieproces dat eigen is aan een leerfabriek (nathuis en droogzolder, kuipen, productieafdeling, woning, kantoor, schoorsteen enz.);
- het karakteristieke, typologisch en architectonisch belangrijke front aan de Heistraat;
- de cultuurhistorische betekenis van het complex in de van landelijk belang zijnde geschiedenis van leerlooierij en -verwerking die kenmerkend was voor de Brabantse Langstraat en omgeving met als belangrijkste kernen Dongen en Rijen.

Introduction
Around 1908, a tannery business was established on the Heistraat that would be passed from father to son and gradually grew into the TANNERY G.B. Seelen and Son. The business comprised, among other things, a factory dwelling from 1915, leather-working sheds, drying lofts and production areas and various large and small extensions and halls from after 1945, also behind the factory dwelling; these post-war sections are of secondary importance for the designation. The inventory is no longer present and the complex is used anno 2004 for various purposes.
Description
The complex has a broad front on the Heistraat and consists from left to right of:
a. House number 3: FACTORY DWELLING of two storeys with roof (1915); Property on brick foundation, originally provided with a mansard roof, raised to two storeys in the seventies. Front facade with modest Neo-Renaissance decoration.
b. House number 3: OFFICE and WAREHOUSE of one storey under flat roof; Intermediate section built in brick with office entrance and gate for the warehouse, on rectangular ground plan. Very modest decoration by means of bands of brickwork in contrasting colour.
c. House number 5: MACHINE HALL/PRODUCTION and DRYING LOFTS of three storeys under flat roof (front) and shed roofs/hipped roofs (rear) with incorporated on the eastern rear side within the built structures the boiler house no longer visible (and behind it the detached chimney) and on the western rear side the partially visible tanning pits; Brick section on irregular ground plan. Cast-iron windows. Internal parts of the original construction in the form of iron columns and timber and iron floor joists.
d. House number 5a: HALLS and DRYING LOFTS of one to three storeys under flat roof (front) and gabled roofs (rear); Brick section on broadly rectangular ground plan.

Evaluation
