Omschrijving onderdeel 1: HOOFDGEBOUW MET BOUWHUIZEN (Huis Zwaluwenburg, op de bijbehorende kaart aangegeven met nr. 1).
Het symmetrisch opgezette en in classicistische stijl opgetrokken huis Zwaluwenburg vormt het middelpunt van de historische buitenplaats Zwaluwenburg. Het huis en de middels twee kwartronde vleugels aangebouwde bouwhuizen werden in 1728 gebouwd door de familie Van Haersholte, ter plaatse van het voormalige kasteel Wijnbergen. Het onderkelderde hoofdgebouw is uit rode baksteen op rechthoekige plattegrond opgetrokken en wordt overkapt door een omlopend afgeknot schilddak gedekt door grijze Hollandse pannen. Op de hoeken staan vier schoorstenen. Centraal op het dak staat een klokkentoren. Het middenrisaliet van de voorgevel wordt bekroond door een halfrond fronton. Rondom het huis loopt een dak- en gootlijst. De entree bestaat uit een dubbele deur met bovenlicht, met op de verdieping een meerruits schuifvenster, het geheel wordt door pilasters en snijwerk omlijst en bekroond door twee griffioenen in het fronton. Vermoedelijk werden in de 19de eeuw de bouwhuizen vergroot en met het hoofdgebouw verbonden. Links bestaat de verbinding uit een kwartronde muur waarop enkele vensters zijn geschilderd (om de symmetrie te versterken) en waarin een poort naar de tuin is aangebracht. Rechts bestaat de verbinding uit een breder bouwdeel, hierin loopt een gang van het hoofdgebouw naar de keuken in het bouwhuis. Op de vleugels staat een houten balustrade. De bouwhuizen hebben beide een zelfde, regelmatige voorgevelindeling met ondermeer inrijpoorten, meerruits schuifvensters met onderluiken en enkele entrees. Aan de achterzijdes van de bouwhuizen en rechter zijgevel van het hoofdgebouw bevinden zich lagere aanbouwen. Beide bouwhuizen zijn voorzien van een schilddak, gedekt met gesmoorde oud-Hollandse pannen en zijn voorzien van enkele dakkapellen. Op de hoeken staan schoorstenen. De uitbouw achter het linker bouwhuis is van recente makelij (circa 1985?) en derhalve niet beschermingswaardig.
INTERIEUR: In het grotendeels nog authentieke interieur bevinden zich ondermeer de oorspronkelijke eiken deuren, schouwen waaronder een marmeren schoorsteen in Lodewijk XV-stijl met ingelijste schildering, eiken wandbetimmeringen, eenvoudige stucplafonds en de gangvloer die met marmeren tegels is betegeld. Het interieur heeft grotendeels zijn oorspronkelijke indeling en plattegronden. In de bouwhuizen bevinden zich woningen.

Description of component 1: MAIN BUILDING WITH SERVICE WINGS (Huis Zwaluwenburg, indicated on the accompanying map with no. 1).
The symmetrically arranged Huis Zwaluwenburg, constructed in the Classicist style, forms the focal point of the historic country estate Zwaluwenburg. The house and the service wings attached by means of two quarter-round wings were built in 1728 by the Van Haersholte family, on the site of the former castle Wijnbergen. The basement-containing main building is constructed of red brick on a rectangular plan and is covered by a surrounding truncated hipped roof tiled with grey Dutch tiles. Four chimneys stand at the corners. Centrally on the roof stands a bell tower. The central risalit of the front facade is crowned by a semi-circular pediment. A roof and gutter moulding runs around the entire house. The entrance consists of a double door with fanlight, on the upper storey a multi-pane sash window, the whole framed by pilasters and carved work and crowned by two griffins in the pediment. The service wings were presumably enlarged in the 19th century and connected to the main building. On the left the connection consists of a quarter-round wall with several painted windows (to reinforce the symmetry) and into which a garden gate has been inserted. On the right the connection consists of a broader building section, through which runs a passage from the main building to the kitchen in the service wing. The wings are topped with a wooden balustrade. Both service wings have the same regular front facade arrangement with, among other things, carriage entry doors, multi-pane sash windows with shutters and several entrances. On the rear sides of the service wings and right side facade of the main building there are lower annexes. Both service wings are fitted with a hipped roof, tiled with smothered old-Dutch tiles and are provided with several roof dormers. Chimneys stand at the corners. The extension behind the left service wing is of recent construction (circa 1985?) and is therefore not worthy of protection.
INTERIOR: In the largely still authentic interior there are, among other things, the original oak doors, fireplaces including a marble fireplace in the Louis XV style with inset painting, oak wall panelling, simple stucco ceilings and the passage flooring tiled with marble tiles. The interior has largely retained its original layout and floor plans. The service wings contain apartments.
