Inleiding
Het raadhuis aan de 1e Dorpsstraat is in 1877 in eclecticistische stijl ontworpen door architect A. B. Nijland en gebouwd door A. Groenendijk, in opdracht van het gemeentebestuur van Zeist. Tot 1909 heeft het pand dienst gedaan als gemeentehuis. Oorspronkelijk bevonden zich tegen de vensters ter weerszijden van het balkon zinken balustrades. Deze zijn thans niet meer aanwezig. Na een verbouwing in de jaren 1980 maakt het pand thans wederom deel uit van het gemeentehuis, aangezien de voorgevel werd opgenomen in de nieuwbouw. De bescherming beperkt zich dan ook tot de hoofdonderdelen van het casco, die deel uitmaken van de karakteristieke 19de eeuwse bebouwing aan de 1e Dorpsstraat, die oorspronkelijk de deftige winkelstraat van Zeist was.
Omschrijving
Het RAADHUIS telt twee bouwlagen onder een afgeplat schilddak, dat is gedekt met gesmoorde tuiles du Nord pannen. De voorgevel of zuidwestgevel heeft een symmetrische indeling en is vijf assen breed met een licht risalerende middenpartij van drie traveeën, die een extra bouwlaag heeft gekregen.
De eerste bouwlaag heeft een natuurstenen plint, waarin gietijzeren, getoogde sierroosters zijn gezet. In de plint bevindt zich tevens de eerste steen met de tekst: "De eerste steen gelegd door Jhr. W.K. Huijdecoper burgemeester van Zeist den 12 september 1877." Boven de plint is de in kruisverband opgetrokken gevel versierd met natuurstenen brede banden. Op elke as, met uitzondering van de middenas waar zich de ingang bevindt, is een getoogd T-venster gezet. De buitenste vensters hebben aan weerszijden een natuurstenen liseen, waarop consoles zijn gezet die een geprofileerde kroonlijst boven het venster dragen. De vensters ter weerszijden van de ingang hebben een hardstenen omlijsting, waarboven een cordonband is gezet. De ingang op de middenas is in een getoogde portiek geplaatst en bestaat uit een dubbele gedecoreerde paneeldeur met getoogd bovenlicht. De toog van de portiek heeft een geprofileerde sluitsteen met het wapen van Zeist. De tweede bouwlaag bevat in het midden een dubbele balkondeur. Ervoor bevindt zich een op consoles rustend balkon met balustrade. De T-vensters en deur op deze verdieping zijn voorzien van natuurstenen omlijstingen met ter hoogte van de speklagen blokvormige accenten. Deze bouwlaag wordt met een geprofileerde kroonlijst afgesloten. Op deze lijst zijn siervazen geplaatst. De derde bouwlaag van de middenpartij kent twee vensterassen. Deze bouwlaag bevat vijf gecanneleerde pilasters onder een kroonlijst die ter plaatse van de pilasters naar voren komt en op pilasters rust. De middenpartij wordt bekroond door een gedecoreerde attiek die in het midden getoogd is. In de attiek is een rondvenster geplaatst. De attiek wordt afgesloten met een geprofileerde kroonlijst met op de hoeken zinken hellebaarden en morgensterren, als een verwijzing naar de gemeentelijke gerechtigheid, en in het midden een zinken pinakel.

The town hall on 1e Dorpsstraat was designed in 1877 in eclectic style by architect A. B. Nijland and built by A. Groenendijk, at the behest of the municipal authority of Zeist. The TOWN HALL has two storeys under a hipped roof that is covered with clay tiles (tuiles du Nord). The front facade or south-west facade has a symmetrical arrangement and is five bays wide with a slightly projecting central section of three bays, which has an additional storey.
The first storey has a natural stone plinth, into which cast-iron arched ornamental grilles are set. Within the plinth is also the foundation stone inscribed: "The foundation stone laid by Jhr. W.K.
