Inleiding
De geschiedenis van de buitenplaats `Ma Retraite' gaat terug tot 1815 toen de familie Kilian de fundamenten legde voor het nieuwe huis `Kerkhoven'. Via erfgenamen van W. Verkerk kwam het huis in bezit van de familie Neveu. Deze veranderde de naam van de buitenplaats in Ma Retraite. De buitenplaats bestond uit een herenhuis, dat dicht langs de weg stond, waarachter een lang en smal gerekt perceel lag waarop een ovaalvormige tuin met slingerpaden lag. In 1829 komt de buitenplaats voor in de `Atlas van Mourot'. In 1832 verandert de buitenplaats van eigenaar, die het bezit in 1833 fors uitbreidde met Sandhoef en Konijneburg. Door J.D. Zocher jr. werd een landschapspark met slingervijver aangelegd. In 1881 werd Ma Retraite geveild en kwam in handen van J.M. Baron Van Voorst tot Voorst. Baron Voorst tot Voorst besluit in 1895 al zijn bezit weer van de hand te doen en in 1896 wordt Johan Hendrik van Marwijk Kooy de nieuwe eigenaar. Hij heeft grootse plannen met Ma Retraite. Hij sloopt het oude huis, dat toch noodzakelijk was omdat de gemeente besloten had de Utrechtseweg te verbreden. De architect A. Salm G. Bzn. krijgt de opdracht een nieuw huis te ontwerpen. De Haarlemse tuinarchitect L.A. Springer, met wie Salm veel samenwerkt, krijgt de opdracht voor de parkaanleg. Ruim anderhalf jaar later zijn de tuin en het huis klaar. In de vakliteratuur oogsten zowel tuin als huis veel lof. Met name over de Italiaans ogende witte villa wordt in veel reisgidsen van die tijd vaak uitvoerig geschreven. De witte villa roept echter ook veel weerstand op getuige de bijnamen als `roomtaart' en `schuimtaart'.
De buitenplaats Ma Retraite houdt na het overlijden van weduwe J.H. Marwijk Kooy-Beuker in 1930 op te bestaan. Het huis wordt verhuurd en fungeert tussen 1937 en 1942 als een familie pension. Intussen gaat de verkaveling van het park verder. In 1932 wordt de overplaats verkocht ten behoeve voor de bouw van villa's. Het gebied langs de Sanatoriumlaan, dat de westgrens van de buitenplaats vormde wordt eveneens bestemd voor de bouw van villa's, dit geldt ook voor het noordelijk deel van het park, waar onder andere de oranjerie en een tuinmanswoning stonden.
In 1942 confisceerden de Duitsers het huis die vlak voor de bevrijding veel van het interieur vernielden. In 1949 krijgt het huis een bestemming als jongensinternaat onder de naam Huize Sint Jan. Er vinden veel verbouwingen plaats om de meer dan 40 jongeren te kunnen huisvesten. In januari 1976 breekt er brand uit waarmee het de ondergang van het huis onafwendbaar lijkt. Na een politiek spel tussen de nieuwe eigenaar en de gemeente wordt elf jaar later besloten het huis te restaureren en er een kantoor in te huisvesten. De huidige fysionomie van het landhuis is zoveel als mogelijk in de oorspronkelijke toestand gelaten, maar de nieuwe kantoorbestemming maakte het noodzakelijk een aantal ingrijpende wijzigingen en vergrotingen in stijl aan de achterzijde door te voeren. Daarbij is de voorgevel ontzien en werd in oude luister hersteld. De bescherming richt zich dan ook uitsluitend op de voorgevel, waarbij de andere gevelzijden van ondergeschikt belang zijn.
Omschrijving
Een op enige afstand van de Utrechtseweg gelegen, vrijstaand LANDHUIS in Italiaans eclectische stijl naar ontwerp van A. Salm G. Bzn. Het huis heeft twee en deels drie bouwlagen en een souterrain op samengestelde plattegrond onder een samengesteld dak van platte- en zadeldaken. Het gebouw ligt in een restant van een landschappelijk aangelegd park naar ontwerp van L.A. Springer. Gezien de ingrijpende verbouwing in 1987 beperkt de bescherming zich tot de voorgevel aan de zijde van de Utrechtseweg, alsmede het daarvoor gelegen parkrestant met waterpartijen, bomen en struiken.
De geheel bepleisterde voorgevel van het landhuis Ma Retraite heeft een symmetrische indeling en bestaat uit een aantal bouwvolumes die in hoogte verschillen. De gevel is zeven vensterassen breed en heeft twee hoekrisalieten van twee bouwlagen onder een plat dak. Het middendeel van drie bouwlagen heeft in de eerste bouwlaag een loggia, bestaande uit vijf gekoppelde rondbogen die door vier zuilen met composietkapitelen worden gedragen. De gevelwand van het middendeel, waarin vijf dubbele deuren zijn geplaatst, ligt meer naar achteren.
In de tweede bouwlaag bevinden zich eveneens dubbele deuren met getoogde roeden bovenlichten, die toegang verschaffen tot het balkon boven de loggia. Het balkon heeft een gemetseld hekwerk met een verzwaarde uitkragende hekpijler boven elke zuil van de eerste bouwlaag.
De derde bouwlaag heeft twee hoektorens onder een zadeldak met overstek op gesneden consoles, waartussen een balkon geplaatst is. De torens zijn door middel van een architraaf met elkaar verbonden. Deze wordt door twee gebundelde pijlers gedragen. De gevelwand is hier meer naar achteren geplaatst. Het stalen balkonhek is niet origineel.
Het stucwerk van de gevels bestaat uit horizontale imitatievoegen en geprofileerde lijsten. De zwikken van de rondbogen hebben een rasterwerk van vierkantjes, waarin een klaver-vier-motief is te zien. Onder de punt van de zwikken zijn mascarons aangebracht. Alle vensters zijn voorzien van wenkbrauwen. Onder de zwaar geprofileerde kroonlijst van de hoekrisaliten bevinden zich consoles, waartussen segmentbogen zijn aangebracht.
De maatverhouding tussen de verschillende geveldelen, zowel wat betreft breedte en hoogte zijn gebaseerd op de klassieke verhoudingen van 1:2:1. Het middendeel heeft een breedte die gelijk is aan de hoogte. Voorts is er een evenwichtige verhouding tussen de gesloten delen van de gevels en de open delen.
In de gevels bevindt zich een aantal verschillende venstertypen. In de hoekrisalieten is in de eerste bouwlaag een samengesteld vensters geplaatst bestaande uit een dubbel draaivenster met zijlichten en roedenbovenlichten. De stijlen en kalven zijn voorzien van een eenvoudige profilering. In de tweede bouwlaag van de hoekrisalieten bevindt zich een samengesteld venster bestaande uit een dubbele balkondeur met zijlichten en enigszins getoogde roedenbovenlichten. De stijlen en kalven hebben dezelfde detaillering als de vensters in eerste bouwlaag. Andere venstertypen die voorkomen zijn tweelichtsvensters met getoogde bovenlichten in de torenpartijen en kelderlichten en de plint.
Voor het huis ligt een verhoogd terras- of bordespartij over de gehele breedte van de voorgevel, dat via twee naar binnen geknikte trappartijen te betreden is. Aan de uiteinden heeft het bordes halfronde uitstulpingen die voorzien zijn van een bepleisterd hekwerk.
Opzij en voor het landhuis ligt een deels geaccidenteerde parkaanleg. Binnen de aanleg ligt een slingervijver met een eilandje. De landschappelijke aanleg bestaat voorts uit volwassen struik- en boompartijen (beuken) rond een gazon. De treurwilg op het eilandje werd in 1945 als bevrijdingsboom geplant.
Waardering
Het landhuis van de buitenplaats Ma Retraite uit 1896 is van cultuurhistorische waarde vanwege de ontwikkelingsgeschiedenis. Alsmede van hoge architectuurhistorische waarde als voorbeeld van een op Italiaanse villa-architectuur geïnspireerde stijl en vanwege de plaats binnen het oeuvre van architect A. Salm G.Bzn. Alsmede van ensemble waarde in combinatie met de landschappelijke aanleg naar ontwerp van tuinarchitect L.A. Springer. Tevens is het landhuis van ensemblewaarde vanwege de ligging binnen de negentiende eeuwse buitenplaatsengordel tussen Utrecht en Rhenen (de Stichtse Lustwarande).
Cultuurhistorische omschrijving
Ma Retraite is van oorsprong één van de oudste buitenplaatsen in de gemeente Zeist. De oudste verschijningsvorm stamt uit het begin van de negentiende eeuw. Na 1832 werd de buitenplaats uitgebreid door de aankoop van de naastgelegen buitenplaatsen Zandehoef en Konijnenburg. Het terrein is dan groot genoeg om er een park op aan te laten leggen. Op uitnodiging van de toenmalige eigenaar C.M. van Hengst ontwierp J.D.Zocher een fraai landschapspark. In de tweede helft van de negentiende eeuw werd de buitenplaats nog een aantal keer uitgebreid. In 1881 was het reeds 14 hectare groot. In de jaren negentig moest het oude huis Ma Retraite als gevolg van de verbreding van de Utrechtseweg worden afgebroken. Voor de toenmalige eigenaar, J.C. van Marwijk Kooy, was de afbraak van het oude huis een aanleiding om grootse veranderingen door te voeren. Hij vraagt aan A. Salm in 1896 om een nieuw groot huis te ontwerpen en L.A. Springer krijgt de opdracht het park een nieuw aanzicht te geven. The house has two and in part three storeys and a basement on a complex floor plan under a complex roof of flat and gabled roofs. The building is situated in a remnant of a landscape park designed by L.A. Springer. The proportions between the different facade parts, both in terms of width and height, are based on the classical proportions of 1:2:1. The middle section has a width equal to its height. Furthermore there is a balanced proportion between the closed parts of the facades and the open parts.
In the facades there are a number of different window types. In the corner risalits a composite window is placed in the first storey consisting of a double casement window with side lights and glazing bar fanlights. The stiles and muntins are provided with simple moulding. In the second storey of the corner risalits there is a composite window consisting of a double balcony door with side lights and slightly arched glazing bar fanlights. The stiles and muntins have the same detailing as the windows in the first storey. Other window types that occur are two-light windows with arched fanlights in the tower sections and basement lights and the plinth.
In front of the house lies a raised terrace or platform extending the full width of the front facade, which is accessed via two inward-angled flight of steps. At the ends the platform has semi-circular projections which are provided with rendered balustrades.
To the side and in front of the country house lies a partly uneven landscape park. Within the layout lies a winding pond with a small island. The landscape design also consists of mature shrub and tree plantings (beeches) around a lawn. The weeping willow on the island was planted as a liberation tree in 1945.
