Omschrijving complexonderdeel 1
Het evenwijdig aan en op enige afstand van de Utrechtseweg gelegen LANDHUIS op een in hoofdvorm rechthoekige plattegrond met uitbouwen aan verschillende zijden. Het hoofdvolume telt twee bouwlagen onder een afgeplat schilddak gedekt met leien, voorzien van diverse dakkapellen met pilasters naast en frontons boven de vensters en voorzien van geprofileerde goten op klossen. De gevels zijn boven een grijsgeschilderde plint witgepleisterd met imitatievoegwerk in de eerste bouwlaag. Ter hoogte van de verdieping en de daklijst zijn profiellijsten aangebracht. Er zijn twee typen houten vensters: T-vensters en drielichtsvensters voorzien van houten pilasters; sommige kozijnen zijn uitgevoerd met openslaande deuren. De vensters op de verdieping worden bekroond door geprofileerde lijsten of gebogen en driehoekige frontons op consoles. De aanbouwen zijn allen gedekt door platte daken en uitgevoerd als balkon met balusterhekwerken. De symmetrische, vijf-assige voorgevel of noordgevel heeft een middenrisaliet van drie vensterassen. In de eerste bouwlaag bevinden zich in het risaliet drie openslaande deuren met bovenlicht, in de eerste bouwlaag bevindt zich in het risaliet één T-venster met getoogd fronton. Ter weerszijden van dit venster bevindt zich een balkon onder een vlak dak, rustend op kolommen. Op de geprofileerde dakgoot van het risaliet is tussen de dakkapellen een borstwering gezet. Op de hoeken zijn bolvormige decoraties geplaatst. In de gevel ter weerszijden van het risaliet bevinden zich in de eerste bouwlaag een samengesteld venster met bovenlicht en stolpende deuren.
De achtergevel heeft een asymmetrische indeling van zes assen. Links bevindt zich een risalerend bouwdeel met zowel in de eerste als in de tweede bouwlaag een samengesteld venster. De rechterzijde van de gevel heeft een zeer kleine voorsprong. Tussen het genoemde risaliet links en de voorsprong in de gevel rechts is de gevel drie vensterassen breed. Ter hoogte van de geprofileerde lijst tussen de eerste en de tweede bouwlaag is over de gehele breedte een balkon op vier consoles geplaatst dat voorzien is van een balusterhekwerk.
De middelste dakkapel is groter uitgevoerd dan allle andere dakkapellen en kent een Serliana-motief als bekroning. Voor de gevel is een terras aangebracht met balusterhekwerk. De rechterzijgevel kent twee aanbouwen onder plat, waarop balkons met balusterhekwerk zijn geplaatst. De rechter aanbouw is breder dan de linker en heeft in het muurwerk pilasters ter weerszijden van de gemoderniseerde ingang gekregen. Tussen de genoemde aanbouwen is recentelijk een moderne serre gezet. Zowel de ingangspartij als de de serre vallen buiten de bescherming.
De linkerzijgevel heeft rechts een voorsprong van twee assen breed. Voor de gevel is een gekoppelde serre en veranda onder een plat gezet. De serre heeft een omgaande samengestelde vensterpartij met roeden bovenlichten gekregen. Zowel op het dak van de serre als op de veranda bevindt zich balusterhekwerk.
Waardering complexonderdeel 1
Het landhuis Nuova is van architectuurhistorische waarde als voorbeeld van een buitenhuis in eclectische stijl. Het is voorts van cultuurhistorisch belang als onderdeel van de Stichtse Lustwarande en heeft een hoge ensemblewaarde vanwege de sterke historisch-ruimtelijke relatie met de door Copijn aangelegde parkaanleg en het koetshuis.

Description of complex component 1
The COUNTRY HOUSE situated parallel to and at some distance from the Utrechtseweg on a rectangular ground plan in main form with extensions on different sides. The main volume comprises two storeys under a hipped roof covered with slate, furnished with various roof gables with pilasters beside and pediments above the windows and furnished with moulded gutters on brackets. The facades are above a grey-painted plinth whitewashed with imitation mortar joints in the first storey. At the level of the upper floor and the roof line, moulding strips have been applied. There are two types of wooden windows: T-windows and three-light windows furnished with wooden pilasters; some frames are executed with opening doors. The windows on the upper floor are crowned by moulded strips or curved and triangular pediments on consoles. The extensions are all covered by flat roofs and executed as balconies with baluster railings. The symmetrical, five-axis facade or north facade has a central risalit of three window axes. In the first storey, three opening doors with fanlights are situated in the risalit, in the first storey there is one T-window with a curved pediment in the risalit. On either side of this window there is a balcony under a flat roof, resting on columns. On the moulded gutter of the risalit a parapet has been placed between the roof gables. On the corners spherical decorations have been placed. In the facade on either side of the risalit, in the first storey there are a composite window with fanlight and opening doors.
The rear facade has an asymmetrical arrangement of six axes. On the left is a projecting wing with a composite window in both the first and the second storey. The right side of the facade has a very small projection. Between the said risalit on the left and the projection in the facade on the right the facade is three window axes wide. At the height of the moulded strip between the first and second storey a balcony on four consoles has been placed across the full width, furnished with a baluster railing.
The middle roof gable is executed larger than all other roof gables and features a Serliana motif as a crown. A terrace with baluster railing has been placed in front of the facade. The right side facade has two extensions under a flat roof, on which balconies with baluster railings have been placed. The right extension is wider than the left and has pilasters in the masonry on either side of the modernised entrance. A modern conservatory has recently been placed between the said extensions. Both the entrance section and the conservatory fall outside the protection.
The left side facade has on the right a projection two axes wide. A coupled conservatory and veranda under a flat roof have been placed in front of the facade. The conservatory has an encircling composite window section with glazing bar fanlights. On the roof of the conservatory as well as on the veranda baluster railings are present.
Evaluation of complex component 1
The country house Nuova is of architectural-historical value as an example of a country house in eclectic style. It is furthermore of cultural-historical importance as part of the Stichtse Lustwarande and has a high ensemble value because of the strong historical-spatial relationship with the park layout created by Copijn and the coach house.
