De PARKAANLEG beslaat een nagenoeg rechthoekig perceel omsloten door het T.N.O. aan de oostzijde, een nieuwbouwwijk aan het Crosestein aan de zuidzijde en de Utrechtseweg aan de noordzijde. Het gedeelte aan de Utrechtseweg, waar zich het hoofdgebouw en het koetshuis bevinden, wordt ontsloten door een oprit aan de westzijde van het terrein. Aan de overige zijden wordt het iets verhoogd gelegen hoofdgebouw omzoomd door gazons, waarop enkele solitairen, zoals rode beuken, zijn aan te treffen. Het hoofdgebouw ligt iets hoger ten opzichte van de aanleg van het park. Aan de westzijde naast de oprit aan de Utrechtseweg bevindt zich een toegang tot het achter het huis gelegen openbare gedeelte van het park. Dit deel van de aanleg bestaat globaal gezien uit twee onderdelen: een gazon omzoomd door bomen en heesters en een noordelijk gelegen parkbosgedeelte, waarin zich een sloot bevindt en een slingervijver is aangelegd.
Het grasgazon liep oorspronkelijk vanaf het huis zonder onderbreking zuidwaarts, doch wordt thans doorsneden door een recent aangebrachte afrastering en een aarden wal, die de twee kadastrale grenzen aangeeft. De zichtas vanaf het huis op de tuin wordt door deze wijziging verstoord, doch de visuele relatie blijft herkenbaar. In de uiterste zuidoosthoek van het terrein bevindt zich een aarden verhoging, waarvan het hoogste gedeelte een restant van wat oorspronkelijk een ijskelder zou zijn geweest. Het gazon wordt omzoomd door beplanting, in hoogte oplopend van heesters tot grote bomen. De afbakening van het gazon heeft een slingervorm. De glooiing van het gazon en de beplanting geven het geheel het uiterlijk van een coulissenlandschap.
Het parkbos ligt in het verlengde achter het voormalige koetshuis, noordelijk van het gazon. In het parkbos bevindt zich een vijver met in- en uitzwenkende oevers. Eromheen loopt een stelsel van slingerpaden, datdeels nog op de originele plaats gesitueerd is. De vijver heeft aan de noordzijde een uitloper die eindigt in een haaks hierop staande sloot. Over het slingerende watertje is een brug geplaatst. Het terrein is aan de zuidwestzijde, vóór de sloot, geaccidenteerd. Op dit gedeelte zijn boomgroepen gelegen. Over de sloot ligt een brug. In het parkbos bevinden zich nog diverse oude bomen, waaronder beuken, Amerikaanse eiken en kastanjes.
Waardering complexonderdeel 3
Het park is van cultuurhistorisch belang als onderdeel van de Stichtse Lustwarande en is van architectuurhistorische waarde vanwege de kwaliteit van de landschappelijke aanleg, oorspronkelijk daterend uit omstreeks 1840 en gereorganiseerd omstreeks 1880 naar ontwerp van tuinarchitect H. The PARK LAYOUT covers an almost rectangular plot enclosed by the T.N.O. on the east side, a new residential district at the Crosestein on the south side and the Utrechtseweg on the north side. The section on the Utrechtseweg, where the main building and carriage house are located, is accessed by a drive on the west side of the site. On the other sides the slightly elevated main building is bordered by lawns, on which some specimen trees, such as red beeches, are to be found. The main building is situated somewhat higher relative to the park layout. On the west side next to the drive on the Utrechtseweg there is an entrance to the public section of the park located behind the house. This part of the layout consists roughly of two components: a lawn bordered by trees and shrubs and a park woodland section located to the north, which contains a ditch and in which a meandering pond has been laid out.
The grass lawn originally ran from the house without interruption southwards, but is now intersected by a recently installed fence and an earthen bank, which indicates the two cadastral boundaries. The sight line from the house onto the garden is disrupted by this change, but the visual relationship remains recognisable. In the far south-east corner of the site there is an earthen mound, of which the highest part is a remnant of what was originally an ice house. The lawn is bordered by planting, increasing in height from shrubs to large trees. The boundary of the lawn has a meandering shape. The slope of the lawn and the planting give the whole the appearance of a coulisse landscape.
The park woodland is located in line behind the former carriage house, north of the lawn. In the park woodland there is a pond with inward and outward curving banks. Around it runs a system of meandering paths, parts of which are still situated in their original location. The pond has an extension on the north side which ends in a ditch at right angles to it. A bridge has been placed over the meandering watercourse. The terrain is uneven on the south-west side, before the ditch. Tree groups are located on this section. A bridge crosses the ditch. In the park woodland there are still several old trees, including beeches, American oaks and chestnuts.
Assessment of complex component 3
The park is of cultural-historical importance as part of the Stichtse Lustwarande and is of architectural-historical value because of the quality of the landscape design, originally dating from around 1840 and reorganised around 1880 after a design by landscape architect H. Copijn. Despite the breaking of the visual relationship between house and park by an earthen bank, the park has retained its most important characteristics.
