Het huidige landschappelijke PARK wordt begrensd door de Laan van Beek en Royen aan de noordwestzijde, de Arnhemse Bovenweg aan de zuidwestzijde, de Prinses Beatrixlaan aan de zuidoostzijde en het Zeisterbos aan de noordoostzijde en komt overeen met de in de complexbeschrijving genoemde kadastrale percelen.
De aanleg van het park wordt gekenmerkt door bospartijen aan de randen van het perceel. Aan de kant van de Laan van Beek en Royen worden de bospartijen op drie plaatsen doorsneden door zichtassen die op de voorgevel van het landhuis gericht zijn. Aan de noordoostzijde lopen de bospartijen ongemerkt over in het Zeisterbos, dat buiten de bescherming valt. De bospartijen worden afgewisseld door open gedeelten van waaruit men vrij zicht op het landhuis heeft.
Het landhuis is via een oprijlaan aan de voorzijde te bereiken. Men kan deze laan via de Arnhemse bovenweg -waar één van de oude beukenlanen te herkennen is- of via de Laan van Beek en Royen betreden. Bij laatst genoemde ligt het voormalige koetshuis, dat buiten de bescherming valt. Vóór het landhuis ligt een open gazon dat aan de zijde van de Laan van Beek en Royen voor het grootste deel door bomen en struiken wordt afgeschermd. Een derde entree tot het park bevindt aan de Prinses Beatrixlaan. Van hieruit loop tussen twee percelen een pad in de richting van het huis dat zich naar het noordoosten en zuidwesten splitst. Beide paden leiden naar het pad dat evenwijdig langs de zuidoostelijke oever van de slingervijver is aangelegd. Op twee plaatsen is het mogelijk via een brug de vijver over te steken. Via deze bruggen is het mogelijke op het pad te komen dat evenwijdig langs de noordelijke oever van de slingervijver is aangelegd. Aan de zuidoostzijde bevindt zich nog een originele gietijzeren brug terwijl aan de noordoostzijde een nieuwere houten brug geplaatst is. Deze laatste brug is voor de rijksbescherming van ondergeschikt belang.
De slingervijver begint als een smalle sloot in een bospartij aan de zuidwest zijde van het park, waarna zij in een flauwe bocht naar het noordoosten, breder wordend achter het huis langs loopt, om vervolgens enigszins naar het zuiden af te buigen, te versmallen en andermaal in het bos, ten oosten van het voormalige koetshuis, als een brede, onregelmatig gevormde vijver te eindigen. Deze vijver wordt tegenwoordig ter hoogte van het hierboven genoemde koetshuis door een dam gescheiden van de rest van de slingervijver en valt derhalve buiten de rijksbescherming.
Het karakter van het park wordt mede beïnvloed door de tegenstelling tussen de gesloten beboste delen en het open gedeelte rond het huis waar de slingervijver doorheen loopt. De nog aanwezige zichtlijnen aan de achterzijde van het huis op het landhuis zijn van belang. De beplanting dateert voor een groot deel uit de tijd van vóór de aanleg en bepalen mede door hun ouderdom het aanzicht van het park.
De kern van het park wordt gevormd door het landhuis, dat niet alleen benadrukt wordt door het open karakter rond het huis, maar ook doordat het huis op een verhoogd terrein is gebouwd. Hier en daar zijn in het open gedeelte solitaire bomen (beuken, kastanjes en eiken) of struiken (o.a. rododendrons) geplant, die de dieptewerking naar het huis toe versterken.
Waardering complexonderdeel 4
Het park van Pavia is van architectuurhistorische waarde als goed en gaaf voorbeeld van een klein negentiende eeuws landschapspark naar ontwerp van J. Copijn, dat bepaald wordt door de wisselwerking tussen de verschillende parkelementen. Het park is tevens van ensemble waarde als onderdeel van de Stichtse Lustwarande.

The current landscaped PARK is bounded by the Laan van Beek en Royen on the northwest side, the Arnhemse Bovenweg on the southwest side, the Prinses Beatrixlaan on the southeast side and the Zeisterbos on the northeast side and corresponds with the cadastral parcels mentioned in the complex description.
The layout of the park is characterised by wooded areas at the edges of the parcel. On the side of the Laan van Beek en Royen, the wooded areas are intersected at three places by sight lines directed towards the facade of the country house. On the northeast side, the wooded areas merge imperceptibly into the Zeisterbos, which falls outside the protection. The wooded areas are interspersed by open sections from which one has a clear view of the country house.
The country house is accessible via a driveway at the front. One can enter this lane via the Arnhemse bovenweg -where one of the old beech avenues can be recognized- or via the Laan van Beek en Royen. At the latter location lies the former coach house, which falls outside the protection. In front of the country house lies an open lawn which on the side of the Laan van Beek en Royen is for the most part screened off by trees and shrubs. A third entrance to the park is situated on the Prinses Beatrixlaan. From here a path runs between two parcels in the direction of the house which branches towards the northeast and southwest. Both paths lead to the path which runs parallel along the southeastern bank of the meandering pond. At two places it is possible to cross the pond via a bridge. Via these bridges it is possible to reach the path which runs parallel along the northern bank of the meandering pond. On the southeast side there is still an original cast-iron bridge while on the northeast side a newer wooden bridge has been placed. This latter bridge is of secondary importance for national protection.
The meandering pond begins as a narrow ditch in a wooded area on the southwest side of the park, after which it runs in a gentle bend towards the northeast, growing wider behind the house, then bends somewhat towards the south, narrows and ends once more in the wood, to the east of the former coach house, as a broad, irregularly shaped pond. This pond is nowadays at the level of the above-mentioned coach house separated from the rest of the meandering pond by a dam and thus falls outside national protection.
The character of the park is also influenced by the contrast between the closed wooded parts and the open area around the house where the meandering pond runs through. The sight lines still present at the rear of the house towards the country house are of importance. The planting dates largely from before the layout and determine, partly through their age, the appearance of the park.
The core of the park is formed by the country house, which is not only emphasised by the open character around the house, but also because the house is built on raised ground. Here and there, solitary trees (beeches, chestnuts and oaks) or shrubs (including rhododendrons) have been planted in the open area, which strengthen the depth effect towards the house.
Evaluation of complex component 4
The park of Pavia is of architectural-historical value as a good and intact example of a small nineteenth-century landscape park designed by J. Copijn, which is characterised by the interplay between the various park elements. The park is furthermore of ensemble value as part of the Stichtse Lustwarande.
