Inleiding
KLOOSTERONDERDEEL, bestaande uit een noviciaatshuis uit 1909-1910 van architect/aannemer J.Limpens, de gewelven plus voorgevel van de dertiende eeuwse hoge leenzaal en het restant van het proosdijgebouw uit 1682, dat tegelijkertijd met de bouw van het noviciaat verhoogd werd.
Het geheel wordt aangeduid als gebouw L en H van het kloostercomplex van de Zusters Onder de Bogen.
Het carré-vormige, neo-gotische noviciaatshuis is onmiddellijk ten noorden van de bogen over het St.Servaasklooster gebouwd. Hierin zijn de gewelven en de voorgevel van de hoge leenzaal geïntegreerd. Deze gotische leenzaal bevindt zich in de oksel van de bogen en de voorgevel van het noviciaatshuis. Dwars tegen de zuidelijke vleugel van het noviciaat aan de kloosterhofzijde - met Caeciliazalen en Elisabethzolder - bevindt zich het tijdens de bouw van het noviciaatshuis opgehoogde zeventiende eeuwse proosdijgebouw in (neo-)renaissance stijl met onder meer de Vincentiuszaal. In de oksel van het noviciaat en Vincentiuszaal bevindt zich een traptoren met spits. De aanbouwen aan de westzijde van noviciaat en Vincentiuszaal zijn uitgesloten van bescherming.

Het noviciaatsgebouw aan het St.Servaasklooster heeft een bakstenen lijstgevel met vier vensterassen en een licht risalerend topgeveldeel met twee vensterassen. Een plint van kolenzandsteen, waarin souterrainvensters met hardstenen lijst. In de eerste bouwlaag hardstenen kruiskozijnen onder een segmentboogvormige drukboog met aanzet- en sluitstenen. De tweede bouwlaag heeft hardstenen kruiskozijnen in rondboogvormige omlijstingen van zandsteen, waarbij de boognissen met drie- en vierpastraceringen gevuld zijn. De derde bouwlaag heeft hardstenen kruiskozijnen en spitsboogvormige omlijstingen van zandsteen met drie- en vierpastraceringen.
De venstersdorpels zijn geïntegreerd in doorlopende waterlijsten.

In het risalerende geveldeel bevindt zich tussen de vensters van de tweede bouwlaag een madonnabeeld onder een baldakijn. Een tweede topgevel met houten vakwerk bevindt zich achter de gevel van de hoge leenzaal. Beide topgevels zijn voorzien van een houten overstek met naald.
De zuidvleugel van het noviciaatshuis aan de kloosterhofzijde bestaat uit twee volumes: een vrijwel symmetrisch volume met zes vensterassen vanaf de traptoren tot aan de ingangpartij, vervolgens een naar voren gerooid volume met tuitgevel en twee vensterassen dat op de deels nog zichtbare gewelven van de dertiende eeuwse leenhof is gebouwd. Deze volumes zijn voorzien van dezelfde kruiskozijnen en spitsboogvensters als de voorgevel van het noviciaatshuis. Plint van kolenzandsteen met hardstenen lijst, drukbogen met aanzet- en sluitstenen, hardstenen dorpellijsten. Zandstenen gootconsoles.
De sobere, geheel bakstenen westgevel van het noviciaat heeft een risaliet van drie vensterassen en vijf vensterassen in een terugliggend geveldeel. Segment- en spitsboogvormige vensterlijsten met vulstukken, rechthoekige houten kruiskozijnen met zesruits roedeverdeling.

Het geheel is vanwege de bouwstijl, de esthetische kwaliteit, het bijzondere, streekgebonden materiaalgebruik, de ornamentiek en de bijzondere samenhang tussen exterieur en interieuronderdelen van grote architectuurhistorische waarde.
Het noviciaatshuis is verder een essentiëel onderdeel van het beschermd stadsgezicht Maastricht, is vanwege de situering verbonden met de ontwikkeling van de stad en is van grote betekenis voor het aanzien van de binnenstad. Het noviciaat beschikt over een hoge mate van architectonische gaafheid en is van belang in relatie tot de structurele en visuele gaafheid van de stedelijke omgeving.
