Inleiding
VILLA, genaamd Zonnehuis, in 1925 gebouwd in traditionele stijl, naar een ontwerp van de architecten V. Marres en W. Sandhövel. Opdrachtgever was Dr. H. Koene. De villa is vrijstaand gesitueerd in het Aldenhofpark, tussen de Prins Bisschopsingel en de stadsomwalling.
Omschrijving
De villa heeft een in de lengterichting geplaatste rechthoekige plattegrond, telt twee bouwlagen en wordt afgedekt met een geknikt schilddak met luifelgoten, overstek, nokschoorsteen en een hoogoplopende schoorsteen. Op de vier zijden een dakkapel. Het dak is gedekt met rode oud-Hollandse, vernieuwde pannen.
Het toegepaste bouwmateriaal is baksteen. Houten vensters met (deels halve) luiken, in kruisvorm of tweedelig verticaal geleed.
Markant gesitueerde, vrijstaande villa met symmetrische gevelindeling.
De gevel op het zuiden heeft een middenrisaliet met driekante erker en balkon, geflankeerd door twee vensterassen. Westgevel met risalerende, centrale ingangspartij waarin zich een rondboogportiek met decoratief metselwerk en gevelsteen bevindt. Ook hier twee flankerende vensterassen, maar de symmetrie wordt onderbroken door een kleine, driekante erker onder plat. Noordgevel met asymmetrische gevelindeling, met uitbouw in een bouwlaag met plat dak en met hierin deur onder houten luifel rustend op twee houten consoles. Trap naar souterrainverdieping.
Aan de noordgevel tevens een aanbouw van recentere datum eveneens in een bouwlaag. Oostgevel met symmetrische gevelindeling met middenrisaliet met in eerste bouwlaag een driekante erker met tuindeuren, en met op de erker een balkon. Middenrisaliet geflankeerd door twee vensterassen.
Waardering
De villa Zonnehuis is van architectuurhistorische waarde vanwege de bouwstijl, als voorbeeld van het oeuvre van de architecten V. Marres en W. Sandhövel, wegens de esthetische kwaliteiten van hun ontwerp en de ornamentiek. Ensemblewaarde ontleent de villa Zonnehuis aan de situering in het Aldenhofpark, een gebied dat stedebouwkundig van groot belang is, dat verbonden is met de ontwikkeling van de stad en dat zich kenmerkt vanwege de hoogwaardige kwaliteit van de bebouwing en de historisch ruimtelijke relatie met de omliggende groenvoorzieningen, wegen en wateren.
