Inleiding
Traditioneel-ambachtelijk KOETSHUIS van de Villa Canne, 1886. Gebouwd in opdracht van de familie P. Regout en gesitueerd tegenover de oprijlaan van de Villa Canne. De binnenplaats is omstreeks 1925 van een plat dak voorzien en aan de achterzijde uitgebreid met een aantal stallen met mergelbuitenmuren.
Omschrijving
Koetshuis met drie bouwlagen en gedeeltelijke souterrain-verdieping op rechthoekige plattegrond, waarachter een overdekte binnenplaats en een stal. Het geheel is ingegraven in een hellend perceel, zodat aan de achtergevel slechts het platte dak boven de binnenplaats en de achtergevel vanaf de tweede bouwlaag zichtbaar is. Symmetrisch ingedeelde voorgevel van vijf vensterassen, onderling gescheiden door lisenen. Centraal geplaatste korfboogvormige, dubbele houten inrijpoort met loopdeur en hardstenen sluitsteen met het opschrift P.R. 1886. Hardstenen poortdrempel, met één gietijzeren poortbeschermer. Daarboven, in de derde bouwlaag een houten luik voor de hooizolder, voorzien van hijsinstallatie en geornamenteerd houten overstek. Blinde zijgevels. In de achtergevel bevinden zich drie segmentboogvormige houten vensters met luiken plus en segmentboogvormig houten zolderluik. Bakstenen optrek, gemetseld in kruisverband. Geprofileerde, gepleisterde plint. Licht risalerende spitsboogvormige vensterlijsten met gestucte sluitstenen en strekken. Spitsboogvormige houten T-vensters met kleine roedeverdeling en decoratief gelede bovenlichten. De vensters van de voormalige paardenstal in de eerste bouwlaag zijn grotendeels blind. Gestucte gevellijsten, vensterdorpels. Ankers. De poortlijst is geheel gepleisterd. Het geheel wordt gedekt door een zadeldak met oud-Hollandse pannen.
Waardering
Het koetshuis is van cultuurhistorische waarde als zeer bijzondere uitdrukking van een typologische ontwikkeling. De architectuurhistorische waarden worden bepaald door de bouwstijl, de esthetische kwaliteiten, de ornamentiek en door de bijzondere samenhang tussen exterieur en enkele interieuronderdelen. Het koetshuis heeft een sterke functionele relatie met de nabijgelegen Villa Canne en het tweede koetshuis aan de Nekummerweg. Het pand is van belang vanwege de situering in het Maastrichtse buitengebied en als zodanig van belang voor het aanzien van de gemeente. Het pand is in redelijke mate gaaf gebleven en is van groot belang in relatie tot de visuele gaafheid van de landschappelijke omgeving. Bovendien is er sprake van een grote architectuurhistorische, typologische en functionele zeldzaamheidswaarde.

Description
Carriage house with three storeys and partial basement storey on a rectangular floor plan, behind which is a covered courtyard and a stable. The whole is built into a sloping plot, so that at the rear facade only the flat roof above the courtyard and the rear facade from the second storey upwards are visible. Symmetrically arranged front facade of five window bays, separated from each other by pilasters. Centrally placed basket-arch-shaped, double wooden carriage entrance with pedestrian door and ashlar voussoir inscribed P.R. 1886. Ashlar gateway threshold with one cast-iron gateway protector. Above it, in the third storey a wooden hatch for the hay loft, fitted with hoisting installation and ornamented wooden overhang. Blind side facades. In the rear facade there are three segmental-arch-shaped wooden windows with shutters plus a segmental-arch-shaped wooden loft hatch. Brick construction, laid in English bond. Profiled, rendered plinth. Slightly projecting pointed-arch-shaped window surrounds with stuccoed voussoirs and stretches. Pointed-arch-shaped wooden T-windows with small glazing bars and decoratively articulated fanlights. The windows of the former horse stable in the first storey are largely blind. Stuccoed facade moldings, window sills. Anchors. The gateway surround is entirely rendered. The whole is covered by a gabled roof with old Dutch tiles.
Valuation
The carriage house is of cultural-historical value as a very special expression of a typological development. The architectural-historical values are determined by the building style, the aesthetic qualities, the ornamentation and by the special coherence between exterior and some interior components. The carriage house has a strong functional relationship with the nearby Villa Canne and the second carriage house on the Nekummerweg. The building is of importance because of its location in the Maastricht rural area and as such of importance for the appearance of the municipality. The building has remained in reasonable condition and is of great importance in relation to the visual integrity of the surrounding landscape. Moreover, there is considerable architectural-historical, typological and functional rarity value.
