Braich-y-waen Farmhouse with attached Stable and Sties

Location

½ km north-east of Pont Ysgadan, reached by a farm track. The farmhouse has gardens to the front and west, a large farmyard to the east, and a long cowhouse range parallel to the house at the north.

History

A farmhouse, stable and cowhouse group probably of the C18, considerably enlarged in the C19. The stable attached at the east of the farmhouse appears contemporary with the house, but has been enlarged to the front (south) and pigsties have been added to the side (east).

In 1844 Braich-y-waen was recorded as a farm of about 125 acres (51 hectares) on the Wynnstay estate.

Exterior

The house is of two storeys and two windows, a lobby-entry plan with door to the left. Roughcast rendered at front and at ends, limewashed uncoursed rubble at rear. Renewed slate roof with tile ridge, rendered end-chimneys. Paired casement windows at front and rear. Small C20 porch at front, larger C20 lean-to porch at rear.

The stable and pigsties adjacent to the house at east are in uncoursed rubble masonry. The projecting part of the stable has a small window to the front and a door in its right flank; two boarded doors, window and loft hatch at rear.

Interior

The farmhouse is of two units with a large chimney and lobby entrance to the left, facing south (south-east). Rees's survey of c1950 shows a back-kitchen to the rear of the left (living room) unit and a dairy to the rear of the right (parlour) unit.

Reason for designation

An exceptionally intact late-vernacular farmyard group of house and parallel outbuildings in similar materials, unusually compactly planned and showing the priority afforded to the stables by their closer location.
