NIEUWE HOLLANDSE WATERLINIE
Inleiding
SLUISWACHTERSWONING (Cothen) daterend van omstreeks 1870 en gebouwd ten zuidwesten van de schutsluis met stuw / damsluis in de Kromme Rijn. Buiten tijden van militaire oefening of mobilisatie fungeerde de sluis vooral als schutsluis ten behoeve van lokale scheepvaart. Verdedigingsmiddelen zijn in het terrein niet aangetroffen. De woning is als onderdeel van de waterwerken ten dienste van eventuele inundatie van het gebied ten zuidoosten van Utrecht tot stand gebracht en werd daarom gefinancierd door het Departement van Oorlog. In de toegepaste architectuur van dergelijke woningen bestond geen uniformiteit; het gebruikte bouwmateriaal varieerde, maar bestaat gewoonlijk uit baksteen of hout, terwijl ook het aantal bouwlagen verschilde. Ook voor wat betreft de locatie van een wachterswoning zijn geen duidelijke standaarden en de lokale omstandigheden zullen hierbij een grote rol hebben gespeeld. De ongeveer tegelijkertijd gebouwde sluiswachterswoningen te Cothen en bij Werkhoven vertoonden echter wel belangrijke onderlinge overeenkomsten in bouwtrant. Deze zijn mettertijd evenwel vervaagd of zelfs uitgewist. Zo hebben diverse moderniseringen plaatsgevonden, hier onder meer in de vorm van vernieuwing of plaatsing van ramen en kozijnen, door een uitbouw aan de achterzijde en door de bouw van dakkapellen. Ook is aan de rechter kopse gevel via een tussenlid een aanbouw gerealiseerd. In linker kopse gevel een latere vensteropening. De zuidgevel is deels gecementeerd. Het interieur is niet bezocht.
Omschrijving
SLUISWACHTERSWONING (Cothen), gelegen ten zuidwesten van de schutsluis in de Kromme Rijn en met de linker kopse gevel langs de westzijde van de Kerkweg. De bakstenen woning is gebouwd op rechthoekige plattegrond (ca. 12 x 8 m) en wordt gedekt door een met rode pannen gedekt zadeldak met de daknok ongeveer oost-west gericht - evenwijdig met de sluis. De hoofdgevel is naar het noorden gericht. De woning telt één bouwlaag en is rechts in de daknok voorzien van een gemetseld rookkanaal. De symmetrische, noordelijke langsgevel (hoofdgevel) bezit een centrale toegangsopening, geflankeerd door tweemaal twee vensters; alle gevelopeningen met gestrekte boog. De gevels van de langszijden voorzien van enkele rozetankers. Rechter kopse gevel gepleisterd en wit gesausd. In de beide topgevels venster(s).
Waardering
De SLUISWACHTERSWONING (Cothen) ten zuidwesten van de sluis is van algemeen belang vanwege:
* Cultuurhistorische waarden als onderdeel van de Nieuwe Hollandse Waterlinie zoals deze is ontworpen door C.R.T. Kraijenhoff en in eerste aanleg vanaf 1815 door hem, Jan Blanken en majoor-ingenieur Willem Offerhaus is gerealiseerd en daarna door anderen gedurende ongeveer 125 jaar is versterkt en verbeterd.
* Architectuurhistorische waarden, in het bijzonder als uiting van een aan de militair-strategische bouwkunde gerelateerde bebouwing, die gebaseerd is op: a. het systeem van inundatie en accesverdediging (19de eeuw).
Het betreft hier een onderdeel dat dateert van rond 1870, namelijk een militaire en civiele dienstwoning.
* Ensemblewaarde en situationele waarden als onderdeel van de Nieuwe Hollandse Waterlinie. Tevens vanwege de functionele en fysieke samenhang met de overige onderdelen van het complex en in het bijzonder met de schutsluis te Cothen en met de vergelijkbare woning bij Werkhoven.
* Het onderdeel is ondanks wijzigingen tamelijk representatief omdat het een voorbeeld is van een bij een waterwerk ingerichte militaire en civiele dienstwoning.
* Het onderdeel is redelijk gaaf bewaard omdat hoofdvorm en diverse bouwkundige details, alsmede verschillende onderdelen herkenbaar zijn gebleven.

Introduction
SLUICE-KEEPER'S DWELLING (Cothen) dating from approximately 1870 and built south-west of the navigation lock with weir / dam lock in the Kromme Rijn. Outside times of military exercise or mobilization the lock functioned mainly as a navigation lock for the benefit of local shipping. Defensive measures were not found in the terrain. The dwelling was established as part of the waterworks serving a possible inundation of the area south-east of Utrecht and was therefore financed by the Department of War. In the applied architecture of such dwellings there was no uniformity; the building material used varied, but usually consists of brick or wood, while the number of storeys also differed. Nor were there clear standards regarding the location of a keeper's dwelling, and local circumstances will have played a large role in this. The approximately contemporaneously built sluice-keeper's dwellings at Cothen and near Werkhoven did, however, show important similarities in building style. These have, however, become blurred or even effaced over time. Various modernizations have taken place, here including the renewal or installation of windows and frames, an extension on the rear side and the construction of roof dormers. Also on the right end facade an extension has been realized via an intermediate section. In the left end facade a later window opening. The southern facade is partly cemented. Description
SLUICE-KEEPER'S DWELLING (Cothen), located south-west of the navigation lock in the Kromme Rijn and with the left end facade along the west side of the Kerkweg. The brick dwelling is built on a rectangular floor plan (approximately 12 x 8 m) and is covered by a gabled roof covered with red tiles with the roof ridge oriented approximately east-west - parallel to the lock. The main facade faces north. The dwelling has one storey and is provided on the right in the roof ridge with a brick chimney. The symmetrical, northern long facade (main facade) has a central entrance opening, flanked by twice two windows; all facade openings with stretched arch.
