Inleiding

- vanwege cultuurhistorische waarden omdat bij de opening dit gebouw het grootste bouwwerk in Nederland was;

- als toonbeeld voor de moderne tijd en de inrichting op toekomstig gemotoriseerd verkeer;

- als voorbeeld voor sociale verbeteringen in werkomstandigheden;

- vanwege architectuurhistorische waarden, een uniek en uitermate vernieuwend gebouw voor zijn tijd, zowel qua omvang, ontwerp en vormgeving als qua infrastructuur met ontsluiting voor autoverkeer, dat in de vroeg-naoorlogse periode sterk in opkomst kwam;

- als een van de belangrijkste werken in het oeuvre van de internationaal bekende architect Maaskant. En de zeer expressieve architectuur, het ontwerp is van een grote monumentaliteit;

- als toonbeeld voor de toepassing van beton zowel gestort in het werk als het gebruik van geprefabriceerde elementen;

- vanwege ensemblewaarden, het gebouw vormt een sterk beeldbepalend element in het stationsgebied en aan de Weena, op het kruispunt van trein-, bus- en autoverkeer;

Introduction

The 'Groothandelsgebouw' is a COMMERCIAL COLLECTION BUILDING with LOADING STREET, in which workshops, warehouses, offices and showrooms are housed. The rectangular block fits with a bend into the building plot between the Stationsplein, the through traffic route the Weena and the railway line.

Between 1945-1953, on behalf of N.V. Groothandelsgebouwen, the building was realised to the design of architect H.A. Maaskant (1907-1963). In the late 1940s, Maaskant made a study trip to America in preparation, where he visited various collection buildings. The development of the building in Rotterdam came about through teamwork (following the American example) of various parties: the wholesalers from the city centre, the Chamber of Commerce, the national government and architect Maaskant. By realising joint accommodation, the small entrepreneurs could pool their resources, building costs remained low and collective facilities could be optimally utilised. The new construction proved to be an example of improving working conditions through appropriate, modern workspaces.

In view of the good road and rail connections, the decision was made to situate it on a (in the future) broad traffic route, the Weena and near the Central Station. After an initial plan for the building block, which was half the current size, was abandoned, the decision was made to build a complex with a length of 220 m, a width of 85 m, a floor area of 128,000 m2, and a height of 43 metres, the largest commercial building in the Netherlands. Due to the large volume and the many square metres, the recognisability, visibility and central location, the building gave its future users a high degree of prestige.

The complex was renovated by architectural firm J. van Stigt in the years 2002-2005.

Description

The COMMERCIAL COLLECTION BUILDING with LOADING STREET consists of a large building block with rounded corners, comprising eight storeys on a rectangular floor plan with a bend. In the first storey an entresol has been introduced. On the inside of the building a courtyard, in which at the level of the storeys two transverse sections have been placed that are one storey higher. This creates one large and two smaller light wells which are connected to each other at the level of the ground floor and the first storey.

The building has an ingenious system of loading and unloading spaces that runs transversely through the building at the level of the basement, ground floor and first floor with a total unloading length of 1 kilometre. On the north facade (Conradstraat, railway side) at the level of the ground floor an opening from which the loading streets lead to three separate levels: the basement, the ground floor and the first floor. On the west facade (IJsbaanpad) at the level of the ground floor and first floor, an opening from which the loading streets emerge. The loading street at the level of the first floor opens onto a double concrete arch bridge along which traffic can reach street level via a ramp with a bend. These 'internal' loading streets were intended for supply by hand carts, motorised vehicles, freight traffic and (in the future) for forklifts. These loading streets have a concrete breast wall.

The structure consists of an in situ concrete skeleton with columns that taper towards the top. The outer facades consist of prefabricated concrete panels and are articulated vertically by wide, slightly projecting concrete columns. Between the columns on each storey are a glazed frame filled with large metal tilting or tilt-turn windows (two per bay). On the east side of the building these window frames are executed as bay windows and project slightly in front of the columns. On the south facade, on the outside of the windows, integrated into the prefabricated concrete panels, are concrete horizontal louvres installed as sun shading. The top storey recedes slightly, creating a gallery, closed off by an elegant concrete breast wall. The vertical columns are continued at the top by concrete air arches. In the first storey, shops are mainly housed on the street side. Above the large shop windows with glass filling are canopies. On the east facade (the Stationsplein) there is a representative entrance hall. A high space over two storeys with large windows, a visible concrete structure and on the level of the entresol an open gallery. At four places in the facade, in the long facades and at the level of the transverse sections, the facade plane is broken through. Here are the entrances to the offices with lifts and stairs. In the facades of the courtyards the concrete skeleton is visible. The openings are filled with wooden frames and glass. Each floor is provided with a gallery in concrete with steel breast walls.

A former cinema is now part of a hall complex, which was partially later added to the north-eastern roof.

Interior: The floors with business and office spaces are flexibly divisible within the concrete skeleton. Canteens are located on the roof with roof terraces.

Valuation

The COMMERCIAL COLLECTION BUILDING with LOADING STREET is of general importance:

- for cultural-historical values because at its opening this building was the largest structure in the Netherlands;

- as an exemplar of modern times and design for future motorised traffic;

- as an example of social improvements in working conditions;

- as an internationally known exemplar of the Reconstruction of the Netherlands. The opening ceremony by Queen Juliana is the symbol of this. For Rotterdam the building symbolises resurrection after the bombardments.

- for architectural-historical values, a unique and extremely innovative building for its time, both in terms of scale, design and form as well as infrastructure with access for motor traffic, which was strongly emerging in the early post-war period;

- as one of the most important works in the oeuvre of the internationally known architect Maaskant. And the highly expressive architecture, the design is of great monumentality;

- as an exemplar for the application of concrete both cast in situ and the use of prefabricated elements;

- for ensemble values, the building forms a strongly characterising element in the station area and on the Weena, at the intersection of rail, bus and motor traffic;

- as an exemplar for the future scaling up of the newly built city centre of Rotterdam.
