Inleiding
GALERIJFLAT "City house" aan de noordzijde van de Kruiskade in het gedeelte tussen de Karel Doormanstraat en de Lijnbaan naar ontwerp van H.A. Maaskant. Het City house onderscheidt zich van de andere Lijnbaanflats door een wat luxueuzere opzet en eigen gevelschema en detaillering, waarin verder zowel in opzet als materiaalgebruik een sterke verwantschap bestaat met de andere woonschijven in het ensemble. Deze afzonderlijk aan een straat gesitueerde galerijflat is uitgevoerd in 1955-1958 binnen het stedenbouwkundig deelplan voor de wederopbouw van de stadskern in modernistische trant en vormt een onlosmakelijk onderdeel van het totale Lijnbaanensemble. De flat maakt deel uit van de dwarse schijfvormige ruimtelijke accenten die het Lijnbaangebied markeren en het de unieke stedenbouwkundige karakteristiek geven. De achterzijde van de flat wordt ontsloten door een expeditiestraat tussen Karel Doormanstraat en Lijnbaan, de Lijnbaanhof.
Het aan de oostzijde aansluitende volume (tot winkels verbouwde voormalige bioscoop Lumière) behoort niet tot de van rijkswege beschermde onderdelen van het ensemble.
Omschrijving
GALERIJFLAT van oorspronkelijk 121 appartementen, verdeeld over twaalf woonlagen op een onderbouw bestaande uit een uitkragende verdieping met kantoorruimten, waaronder een teruggerooide begane grondlaag met winkelruimten. In de naar de straat gerichte zuidgevel zijn de winkels voorzien van -thans voor een deel vervangen maar oorspronkelijk glazen- winkelfronten. De aan de zuid- en westzijde uitspringende kantoorverdieping is omlopend voorzien van een transparante vensterstrook met regelmatige onderverdeling (thans vernieuwd). Doorgaande betonbanden in de gevel van de flat benadrukken de toepassing van gewapend betonvloeren in de constructie van het gebouw. Kenmerkend is verder de afwisseling van lange horizontale lijnen van de galerijen (noordgevel) en de onderbroken verticale lijnen van de beglaasde balkons. Het karakter van de zuidgevel en de kopgevels van de flat wordt bepaald door de ritmische werking van uitspringende balkons die worden afgewisseld met glaspartijen. De smalle balkons hebben een scheluwe grondvorm waardoor de diagonale belijning voor een sterke plasticiteit van de gevel zorgt. Alle balkons zijn uitgevoerd met roosterbalustrades en uniforme glazen windschermen. De entreeportieken van de woningen aan de galerijen zijn steeds iets teruggelegen, evenals de balkonpuien in overige gevels, en hebben in veel gevallen ook glaspanelen als windschermen, die verticale en diagonale banen in de gevels vormen. De gevelpuien van de woningen zijn voorzien van een onderverdeling met zwarte horizontale glaspanelen in de borstweringen. Aan de westzijde in beide langsgevels een naar boven doorgaande verticale zone met uitspringende raampartijen, waarachter het inpandige trappenhuis met liften schuilgaat. Op het dak wordt deze zone geaccentueerd door de dakopbouw met lifthuis. Aan de noordzijde wordt het oostelijke uiteinde van de gevel beëindigd door een uitspringend (nood)trappenhuis. De gesloten muurvlakken, die de langsgevels aan weerszijden ter plaatse van de hoekappartementen beëindigen, zijn uitgevoerd in gele verblendsteen, zoals elders in het ensemble is toegepast. Voor het overige gelden de algemene kenmerken zoals aangegeven in de complexomschrijving. De woonlagen bevatten praktisch ingedeelde, voor de bouwtijd relatief grote twee- en drie- (en vier-) kamerwoningen, die ontsloten worden vanaf de doorgaande galerijen via licht teruggerooide entrees.
Waardering
De GALERIJFLAT "City house" is van algemeen belang als essentieel toonbeeld van de Wederopbouwperiode 1940-958 vanwege de cultuurhistorische, architectuurhistorische en stedenbouwkundige waarde:
- als onderdeel van het ensemble en individueel is de flat van belang als vroeg en relatief gaaf bewaarde uiting van grootstedelijk wonen in hoogbouw, met ruimte voor licht, lucht en groen en met directe aansluiting op het culturele leven in de binnenstad;
- als onlosmakelijk onderdeel van het Lijnbaanensemble wegens de innovatieve waarde als samenhangend citycluster met een gedifferentieerde open en orthogonale aanleg van familiale bouwvolumes gericht op maximale bezonning, vrije uitzichten en doorzichten;
- vanwege de hoogwaardige esthetische kwaliteit van de architectuur die zich onder meer uitdrukt in een meesterlijke uitwerking van de repeterende toepassing van standaardelementen en de plastische werking van de ritmische uitstekende balkons aan de straatzijde;
- vanwege de bijzondere betekenis als onderdeel van het stedenbouwkundig ritme van dwarse accenten dat het gebied markeert.

Introduction
GALLERY FLAT "City house" on the north side of the Kruiskade in the section between Karel Doormanstraat and Lijnbaan designed by H.A. Maaskant. The City house distinguishes itself from the other Lijnbaan flats through a somewhat more luxurious design and its own facade scheme and detailing, in which both in design and material use there exists a strong affinity with the other residential slabs in the ensemble. This gallery flat situated individually on a street was executed in 1955-1958 within the urban planning partial scheme for the reconstruction of the city centre in modernist style and forms an integral part of the total Lijnbaan ensemble. The flat forms part of the transverse slab-shaped spatial accents that mark the Lijnbaan area and give it its unique urban planning characteristics. The rear of the flat is accessed by an access road between Karel Doormanstraat and Lijnbaan, the Lijnbaanhof.
The volume adjoining on the east side (former Lumière cinema converted into shops) does not form part of the nationally protected components of the ensemble.
Description
GALLERY FLAT originally of 121 apartments, distributed over twelve residential storeys on a base consisting of a cantilevered storey with office spaces, including a recessed ground floor with shop spaces. In the south-facing facade towards the street, the shops are provided with shop fronts that were originally glazed but are now partly replaced. The office storey projecting on the south and west sides is fitted throughout with a transparent window strip with regular subdivision (now renewed). Continuous concrete bands in the facade of the flat emphasise the use of reinforced concrete floors in the building's construction. Characteristic further is the alternation of long horizontal lines of the galleries (north facade) and the interrupted vertical lines of the glazed balconies. The character of the south facade and the end facades of the flat is determined by the rhythmic effect of projecting balconies that alternate with glazed sections. The narrow balconies have a sloping ground form whereby the diagonal articulation provides strong plasticity of the facade. All balconies are executed with grille balustrades and uniform glazed wind screens. The entrance porches of the dwellings at the galleries are always slightly recessed, as are the balcony windows in the other facades, and in many cases also have glass panels as wind screens, which form vertical and diagonal bands in the facades. The facade windows of the dwellings are provided with a subdivision with black horizontal glass panels in the parapets. On the west side in both longitudinal facades a vertical zone extending upward with projecting window sections, behind which the internal stairwell with lifts is concealed. On the roof this zone is accentuated by the roof structure with lift shaft. On the north side the eastern end of the facade is terminated by a projecting (emergency) stairwell. The closed wall surfaces, which terminate the longitudinal facades on both sides at the corner apartments, are executed in yellow facing brick, as applied elsewhere in the ensemble. For the remainder the general characteristics apply as indicated in the complex description. The residential storeys contain practically planned, for the building period relatively large two- and three- (and four-) room dwellings, which are accessed from the continuous galleries via slightly recessed entrances.
Valuation
The GALLERY FLAT "City house" is of general interest as an essential example of the Reconstruction period 1940-1958 due to its cultural-historical, architectural-historical and urban planning value:
- as part of the ensemble and individually the flat is of significance as an early and relatively well-preserved expression of large-scale urban living in high-rise, with space for light, air and green and with direct connection to the cultural life in the city centre;
- as an integral part of the Lijnbaan ensemble due to its innovative value as a coherent city cluster with a differentiated open and orthogonal layout of family building volumes aimed at maximum sunshine, free views and vistas;
- due to the high aesthetic quality of the architecture which is expressed among other things in a masterful execution of the repetitive use of standard elements and the plastic effect of the rhythmic projecting balconies at street level;
- due to its particular significance as part of the urban planning rhythm of transverse accents that marks the area.
