Inleiding
Dubbel woonhuis uit 1936-37 naar ontwerp van W. van Tijen gebouwd als onderdeel van het complex Rotterdamsche Manège. Het pand staat aan de Kralingseweg ten zuidwesten van het manègegebouw. Het betreft in oorsprong een dienstwoning voor de directeur en een wat kleinere dienstwoning voor de gerant.
Het object is inwendig op onderdelen gewijzigd en in 2000 werd de kleine woning vergroot ten koste van de voormalige directeurswoning, binnen de bestaande hoofdstructuur.
Omschrijving
DUBBEL WOONHUIS op rechthoekig grondplan bestaande uit een kelder en twee volledige bouwlagen onder een flauw hellend met mastiek bedekt zadeldak. De noordgevel is lager dan de zuidgevel vanwege de ligging op een taluud. In de witgeverfde bakstenen gevels zijn rechthoekige, houten vensters opgenomen. De gevels hebben een zwartgeverfde betonplint. Overeenkomstig de indeling van het pand zijn de gevels onregelmatig ingedeeld met vensters in verschillend formaat. Boven de gevelopeningen zijn rollagen gemetseld. Onder de vensters bevinden zich lekdorpeltegels. De entree van de voormalige directeurswoning is opgenomen in de naar het manègeterrein gerichte noordgevel. In de oostelijke kopgevel de entree van de kleinere woning. Aan de zuidgevel een asymmetrisch geplaatst balkon, oorspronkelijk ten behoeve van de directeurswoning, overluifeld door het ter plaatse ver overstekende dakschild. Een smaller balkon bevindt zich ter hoogte van de begane grond.
Behalve de indeling van het pand zijn van de eenvoudige interieurafwerking nog enkele oorspronkelijke interieurelementen bewaard gebleven zoals paneeldeuren (Bruynzeeldeuren).
Waardering
Het DUBBELE WOONHUIS naar ontwerp van W. van Tijen, gebouwd in 1936-37, is van algemeen belang vanwege:
- de historisch-functionele en architectonische samenhang met de andere onderdelen van het complex;
- de grotendeels gaaf behouden constructie, hoofdvorm en interieurelementen;

Introduction
Double dwelling built in 1936-37 after a design by W. van Tijen constructed as part of the Rotterdamsche Manège complex. The building stands on Kralingseweg to the south-west of the riding school building. It originally comprises a service dwelling for the director and a somewhat smaller service dwelling for the manager.
The object has been internally altered in parts and in 2000 the small dwelling was enlarged at the expense of the former director's dwelling, within the existing main structure.
Description
DOUBLE DWELLING on a rectangular ground plan consisting of a cellar and two complete storeys under a gently sloping gabled roof covered with mastic. The north facade is lower than the south facade due to its location on a slope. Rectangular wooden windows are incorporated in the white-painted brick facades. The facades have a black-painted concrete plinth. In accordance with the division of the building the facades have an irregular arrangement with windows of different sizes. Above the facade openings relief bricks are laid. Below the windows are water-shedding tiles. The entrance of the former director's dwelling is incorporated in the north facade facing the riding school grounds. In the east gable end the entrance of the smaller dwelling. On the south facade an asymmetrically placed balcony, originally for the director's dwelling, sheltered by the far overhanging roof panel at that location. A narrower balcony is located at the level of the ground storey.
Besides the division of the building, some original interior elements have been preserved from the simple interior finish such as panel doors (Bruynzeel doors).

The DOUBLE DWELLING after a design by W. van Tijen, built in 1936-37, is of general importance because of:

- the largely intact preserved construction, principal form and interior elements;
