The register's description

Omschrijving onderdeel 4: BOUWHUIS.

Rode bakstenen bouwhuis op rechthoekige grondslag onder met grijze pannen gedekt zadeldak met twee schoorstenen op de nokeinden. Het bouwhuis is vermoedelijk omstreeks het midden van de 17de eeuw opgetrokken. Op de tekening van Oudegein door Roeland Roghman uit 1646-1647 is wel gedeeltelijk een bouwwerk zichtbaar, maar dit is niet het bouwwerk, dat op 18de-eeuwse prenten is afgebeeld. Vermoedelijk is het bouwhuis in de jaren 1664-1669 opgetrokken. De kohieren van het huisgeld uit 1669 (archief gemeente Jutphaas) spreken voor het eerst van een bouwhuis. In 1724 wordt het bouwhuis als 'stallinge, koetshuys, hovenierswooninge' omschreven. Vergelijking met 18de-eeuwse prenten leert dat het bouwhuis thans ongeveer twee maal zo breed is als het bouwhuis in de 18de eeuw. Vermoedelijk is het bouwhuis verlengd en verbouwd omstreeks 1801, toen de nieuwe eigenaar Willem de Geer het hoofdgebouw ingrijpend verbouwde. Het Kadastraal Minuutplan uit 1832 geeft een oppervlakte van het bouwhuis aan, die overeenkomt met de huidige situatie. Naar het voorplein gerichte voor(oost-)gevel: de gevel is verdeeld in drie compartimenten waarin twee woningen, per compartiment bestaande uit een centraal gesitueerde toegangsdeur met 10-ruits bovenlicht met aan weerszijde een 30-ruits schuifvenster. Tussen de rechter en middelste woning een dubbele staldeur met paneelvakken onder geprofileerde semi-kroonlijst. Centraal op het dakvlak gelegen (boven middelste woning en staldeur) drie dakkapellen met 16-ruitsvenster. Aan de achterkant van het bouwhuis aan de linkerkant een bakstenen uitbouw onder met grijze pannen gedekt lessenaarsdak. Voorts aan deze zijde een onregelmatige vensterindeling met meerruits vensters. De vensterindeling aan de zuidelijke kopzijde in Lodewijk XV-trant is voor de bescherming van ondergeschikt belang.

Waardering

Het bouwhuis is in cultuurhistorisch opzicht van algemeen belang:

- vanwege de ouderdom;

- als gaaf bewaard voorbeeld van een in oorsprong 17de-eeuws bouwhuis behorend bij een 17de-eeuwse Utrechtse ridderhofstad;

- vanwege de beeldbepalende waarde in de parkaanleg;

- vanwege de historische ensemblewaarde.

Description component 4: OUTBUILDING.

Red brick outbuilding on rectangular ground plan under a grey tile-covered gabled roof with two chimneys on the ridge ends. The outbuilding is presumed to have been erected around the middle of the 17th century. In the drawing of Oudegein by Roeland Roghman from 1646-1647 a building is partly visible, but this is not the building depicted in 18th-century prints. Presumably the outbuilding was erected in the years 1664-1669. The household tax registers from 1669 (archive of the municipality of Jutphaas) mention an outbuilding for the first time. In 1724 the outbuilding is described as 'stabling, coach house, gardener's dwelling'. Comparison with 18th-century prints shows that the outbuilding is now approximately twice as wide as the outbuilding in the 18th century. Presumably the outbuilding was extended and rebuilt around 1801, when the new owner Willem de Geer carried out major alterations to the main building. The Cadastral Minute Plan from 1832 gives an area for the outbuilding that corresponds with the current situation. Front (east) facade facing the forecourt: the facade is divided into three compartments containing two dwellings, each compartment consisting of a centrally located entrance door with 10-pane fanlight with on either side a 30-pane sash window. Between the right and middle dwelling a double stable door with panel sections under moulded semi-cornice. Centrally located on the roof plane (above middle dwelling and stable door) three roof dormers with 16-pane window. On the rear of the outbuilding on the left side a brick extension under a grey tile-covered lean-to roof. Furthermore on this side an irregular window arrangement with multi-pane windows. The window arrangement on the southern gable end in Louis XV style is of subordinate importance for the protection.

Valuation

The outbuilding is of general cultural-historical importance:

- on account of its age;

- as a well-preserved example of originally 17th-century outbuilding belonging to a 17th-century Utrecht knight's mansion;

- on account of the defining visual value in the park layout;

- on account of the historical ensemble value.
