Inleiding
WOONBLOK met ETAGEWONINGEN en WINKELS, gebouwd in 1933-1934, naar ontwerp van de uit Oostenrijk afkomstige architect H. Leppla in een Nieuw Zakelijke bouwstijl in opdracht van C. Korsten en W. Blokland. Het woonblok vormt een ensemble met het aanpandige, op de hoek van de Koemarkt gesitueerde, flatgebouw "Singelwijck". Het complex is markant gesitueerd aan de oostzijde van de Koemarkt en vormt de overgang tussen de oostelijke gevelwand van het Broersvest en de noordelijke gevelwand van de Rotterdamsedijk.
NB: De oorspronkelijke balkons met lage betonnen borstwering en stalen (buis) reling zijn gewijzigd. Een aantal stalen vensterpuien uit de voorgevel is vervangen evenals de puien van de trappenhuizen in de achtergevel.
Omschrijving
Het woonblok is opgetrokken op een rechthoekige plattegrond en is gesitueerd met de voorgevel in de rooilijn van de Rotterdamsedijk en omvat een kelderverdieping/souterrain en vier bouwlagen onder een overkragend plat dak met mastiekbedekking. Het woonblok bestaat uit drie portieken met aan weerszijden elk twee winkels met (oorspronkelijk) winkelwoning op de begane grond en souterrain en op de verdiepingen elk 6 etagewoningen. Aan de achterzijde zijn tuinen gesitueerd. De uiterst rechtse (oostelijke) winkel springt naar voren met rechts een meerzijdige etalage en links een rechthoekige etalage.
Het woonblok is gebouwd op betonnen funderingspalen en opgetrokken in een betonconstructie met kolommen/standvinken e.d. van ijzer bekleed met gewapend beton en houten balklagen. De voor- en zijgevel is opgetrokken in gele hardgrauw baksteen in Noors verband, de achtergevel in miskleurige hardgrauw baksteen.
Vensters in de voorgevel zijn oorspronkelijk gevat in stalen profielen. De achtergevel bevat houten kozijnen. De winkels zijn voorzien van een terugliggende houten winkeldeur, gesitueerd tussen een brede en een smalle etalage. De vloer van het kleine winkelportiekje is voorzien van wit granito met een zwart/wit geblokte band en een zwarte rand. Tussen de winkels liggen de diepe portieken van de woningen met een granitovloer conform eerder beschreven en een houten voordeur met zeer smal verticaal venster en aan weerszijden de brievenbussen en bellen waarboven een rechthoekig venster. Boven de deur en naastgelegen vensters een laag bovenlicht. De vensters bevatten in oorsprong gekleurd glas-in-lood, gedeeltelijk nog aanwezig.
De voorgevel springt ter plaatse van de woonkamers gedeeltelijk ver naar voren en naast deze uitspringende geveldelen steken de balkons nog verder uit waardoor de gevel een sterk ritmisch meanderend profiel heeft dat wordt geaccentueerd door de ver uitkragende betonnen dakrand die aan de onderzijde van een houten (stroken) betimmering is voorzien. Ter hoogte van de verdiepingsvloeren zijn betonnen lateien expressief aanwezig. De woningen zijn (in oorsprong) voorzien van grote vensterstroken met stalen roeden en dubbele deur naar het balkon.
De zijgevel bevat per bouwlaag een kleine liggend rechthoekig venster. De sobere achtergevel wordt gekenmerkt door het betonraster ter hoogte van de verdiepingsvloeren en aan weerszijden van de vensterstroken. Ter plaatse van de keukens bevinden zich terugliggende balkons. In de portieken bevindt zich gedeeltelijk nog de originele tegellambrizering in geel, zwart en rood. De etagewoningen bevatten aan de voorgevel een woonkamer met eetnis en zijkamer, een keuken aan de achtergevel met daarnaast de kinderkamer (beiden aan het balkon gesitueerd) en daarnaast nog een grote slaapkamer en een badkamer.

RESIDENTIAL BLOCK with FLATS and SHOPS, built in 1933-1934, designed by the Austrian-born architect H. Leppla in a New Objectivity architectural style on commission from C. Korsten and W. Blokland. The residential block forms an ensemble with the adjoining flat building "Singelwijck", situated on the corner of the Koemarkt. The complex is prominently situated on the east side of the Koemarkt and forms the transition between the eastern facade wall of the Broersvest and the northern facade wall of the Rotterdamsedijk.
NB: The original balconies with low concrete balustrades and steel (tube) railings have been altered. A number of steel window frames from the front facade have been replaced as have the frames of the stairwells in the rear facade.
Description
The residential block is erected on a rectangular floor plan and is situated with its front facade in the building line of the Rotterdamsedijk and comprises a basement/ground floor and four storeys under a cantilevered flat roof with mastic covering. The residential block consists of three entrance lobbies with two shops on each side with (originally) shop dwellings on the ground floor and basement and on the storeys each 6 flats. At the rear gardens are situated. The far right (eastern) shop projects forward with on the right a multi-sided display window and on the left a rectangular display window.
The residential block is built on concrete foundation piles and erected in a concrete structure with columns/pilasters etc. of iron clad with reinforced concrete and wooden floor joists. The front and side facades are erected in yellow hard grey brick in Norwegian bond, the rear facade in mottled hard grey brick.
Windows in the front facade are originally set in steel profiles. The rear facade contains wooden frames. The shops are provided with a recessed wooden shop door, situated between a wide and a narrow display window. The floor of the small shop entrance lobby is provided with white granito with a black/white chequered band and a black border. Between the shops lie the deep entrance lobbies of the dwellings with a granito floor as previously described and a wooden front door with very narrow vertical window and on each side the letterboxes and bell buttons above which a rectangular window. Above the door and adjacent windows a strip of fanlight. The windows originally contain coloured leaded glass, partly still present.
The front facade projects in the place of the living rooms partially far forward and beside these projecting facade sections the balconies project even further so that the facade has a strongly rhythmic meandering profile that is accentuated by the far cantilevered concrete roof edge which is provided at the underside with wooden (strip) boarding. At the level of the floor slabs concrete lintels are expressively present. The dwellings are (originally) provided with large window strips with steel mullions and double doors to the balcony.
The side facade contains per storey a small horizontally rectangular window. The austere rear facade is characterized by the concrete grid at the level of the floor slabs and on each side of the window strips. At the location of the kitchens there are recessed balconies. In the entrance lobbies part of the original tiling wainscot in yellow, black and red is still present. The flats contain on the front facade a living room with dining area and side room, a kitchen on the rear facade with next to it the children's room (both situated on the balcony) and next to it also a large bedroom and a bathroom.
