Inleiding
PATRONAATSGEBOUW (zusterhuis), gebouwd in opdracht van het Genootschap tot opvoeding te Roosendaal in 1929 in de stijl van het Traditionalisme (Bossche School) van architect B. Hurm. Het gebouw is gebouwd midden in de rooms-katholieke enclave en behoorde in eerste instantie tot de hulpkerk aan de Simonsstraat. Deze voormalige hulpkerk die nu in gebruik is als school werd in 1938/39 vervangen door de nieuwe kerk aan het Poortlandplein. In eerste instantie verzorgden de Zusters uit Roosendaal hier het meisjes- en bewaar/kleuteronderwijs.
Omschrijving
Links van het patronaatsgebouw bevindt zich een muur met een poortje, dat toegang geeft tot het erf en de linkerzijingang van het zusterhuis. Het poortje met getoogde deur rechts geeft eveneens toegang tot het erf van het zusterhuis en de rechterzijingang.
Het hoofdvolume bestaat uit twee bouwlagen, een soutterain en een kaplaag. Het heeft een samengestelde plattegrond en een met Hollandse pannen gedekt samengesteld dak met overstek en houten goot. Het gebouw bestaat grofweg uit een T-vormig volume, dat in de oksels uitgebreid is met één - en tweelaagse nevenvolumes met plat dak (met gresranden). Rondom het souterrain bevinden zich koekoeken. Ten oosten (links) van het vier traveeën brede hoofdvolume bevindt zich een iets lagere travee. Het geheel is overkapt met een tweedelig schildkap, die aan de oostzijde doorsneden wordt door een zadeldak. In het voorste dakschild zijn drie kleine, segmentboogvormige dakkapellen geplaatst. Op de nok bevindt zich een open, houten klokkenstoel, die opgetrokken is vanuit een vierkante plattegrond en voorzien is van een met leien gedekte spits. De wangen van de overige dakkappellen zijn bekleed met leipannen. De bakstenen gevels (in kruisverband met knipvoeg) hebben een van decoratieve, bakstenen sierlijsten voorziene plint en decoratief metselwerk langs de rondboogvensters. De rechtgesloten vensters onder rollaag hebben houten kruisramen met vaste of draairamen onder en meerruits bovenramen. De rondboogvensters bevatten meerruits ramen met rondboogmotieven, die aan de Renaissance zijn ontleend. De lekdorpels zijn vervaardigd van natuursteen. De rollagen bestaan uit staande klezoren of strekken.
De asymmetrische voorgevel bevat links het inpandige portiek met een entree, die bestaat uit een stoep met hardstenen treden en bordes en een dubbele houten deur met segmentboogvormig, meerdelig gebrandschilderd glas-in-lood bovenlicht. Het portiek is omlijst met een dubbele strekkenlaag en een schuine dagkant. Rechts daarvan bevinden zich drie rechtgesloten vensters. Op de tweede bouwlaag bevinden zich vier rondboogvensters met gebrandschilderd glas-in-lood. In de meest linkse travee bevindt zich op iedere bouwlaag een venster.
Het voorhuis van de asymmetrische rechterzijgevel (west) bevat links op de eerste bouwlaag drie vensters met kruisramen en ter hoogte van het altaar in de kapel een in decoratief verband gemetseld latijns kruis. Rechts bevindt zich een deur met zijlichten en op de verdieping twee boven elkaar geplaatste reeksen van drie smalle, langgerekte vensters. De gevel van de 'poot' bevat op de eerste bouwlaag kruisvensters. Op de tweede bouwlaag en in de kap bevinden zich kleinere vensters met dubbele draairamen. De asymmetrische linkerzijgevel (oost) heeft eenzelfde indeling ter hoogte van de 'poot' als de rechterzijgevel. De kopgevel heeft een afwijkende, asymmetrische indeling met onder meer in de top een groot, meerdelig rondboogvenster met gemetselde penanten, in de eerste laag een deur en daarboven langgerekte, staande vensters.
De asymmetrische achtergevel bevat diverse typen vensters en in de twee nevenvolumes bevinden zich deuren met zij- en bovenlichten.
Het interieur heeft de historische indeling grotendeels behouden. De kelder bevat ruimte voor provisie, brandstoffen en verwarmingsinstallaties. Op de begane grond bevonden zich algemene functies als een spreekkamer, refter en recreatiezaal. Op de verdiepingen wordt het voorhuis volledig in beslag genomen door de kapel met de koorgalerij en de voormalige sacristie. In de 'poot' van de T bevinden zich aan weerszijden van een centrale gang de slaapkamers van de zusters. In één van de aanbouwen was de ziekenkamer gesitueerd. Vloeren in het voorhuis zijn betegeld, in het achterhuis granito. In gang begane grond links/rechts houten deuren met zijlichten. Trappenhuis links in voorhuis met glas-in-lood traplichten, granieten trap, smeedijzeren balustrade, betegelde lambrizering en hal. Trappenhuis rechts in voorhuis met smeedijzeren balustrade en granitotrap.
De kapel bestaat uit een koorgalerij in het oosten met houten balustrade en een vier traveeën lange kapelruimte met kruisribgewelven en pilasters. In wand aan galerijzijde drie identieke getoogde deuren. In het westen bevond zich een verhoogd altaar.
Waardering
Het voormalige patronaatsgebouw uit 1929 van architect Hurm, onderdeel van het complex r.k. kerk Allerheiligst Sacrament, is van algemeen belang vanwege de cultuur- en architectuurhistorische waarde
- als uitdrukking van een religieuze functie en vanwege de historisch-functionele samenhang met de overige gebouwen van het complex;
- als voorbeeld van de bouwstijl, namelijk het Traditionalisme en vanwege de hoge mate van gaafheid van de hoofdvorm, detaillering en materiaalgebruik.

The main volume consists of two storeys, a basement and an attic storey. It has a complex floor plan and a composite roof clad with Dutch tiles with overhang and wooden gutter. Around the basement are small windows. To the east (left) of the four-bay-wide main volume is a slightly lower bay. On the ridge is an open wooden bell turret, constructed from a square floor plan and furnished with a slate-clad spire. The cheeks of the remaining roof dormers are clad with slate tiles. The brick facades (in English bond with cut mortar joints) have a plinth furnished with decorative brick mouldings and decorative brickwork along the round-arch windows. The vertical windows under rollocks have wooden cross windows with fixed or casement windows below and multi-pane upper windows. The round-arch windows contain multi-pane windows with round-arch motifs derived from the Renaissance. The drip mouldings are made of natural stone. The rollocks consist of standing clay bricks or stretchers.
The asymmetrical front facade contains on the left the internal portico with an entrance consisting of a step with stone treads and landing and a double wooden door with a segmental arch, multi-part decorated stained glass fanlight. The portico is framed with a double course of stretchers and a sloping daylight joint. To the right of this are three vertical windows. On the second storey are four round-arch windows with decorated stained glass. In the leftmost bay there is a window on each storey.
The front section of the asymmetrical right side facade (west) contains on the left on the first storey three windows with cross windows and at the height of the altar in the chapel a Latin cross laid in decorative bond. On the right is a door with side lights and on the floor above two sets of three narrow, elongated windows placed one above the other. The facade of the 'leg' contains cross windows on the first storey. On the second storey and in the attic are smaller windows with double casement windows. The asymmetrical left side facade (east) has the same layout at the height of the 'leg' as the right side facade. The gable has an unusual, asymmetrical layout with, among other things, a large multi-part round-arch window with brick masonry pilasters at the top, a door in the first storey and elongated vertical windows above it.
The asymmetrical rear facade contains various types of windows and in the two ancillary volumes are doors with side and upper lights.
The interior has largely retained its historical layout. The cellar contains space for provisions, fuels and heating installations. On the ground floor were general functions such as a reception room, refectory and recreation room. On the upper floors, the front section is entirely occupied by the chapel with the choir gallery and the former sacristy. In the 'leg' of the T are the Sisters' bedrooms on either side of a central corridor. In one of the outbuildings was the infirmary. Floors in the front section are tiled, in the back section terrazzo. In corridor ground floor left/right wooden doors with side lights. Stairwell on the left in front section with stained glass stair lights, granite staircase, wrought iron balustrade, tiled wainscoting and hall.
