Inleiding.
Het voormalig WINKEL-WOONHUIS is in 1913 gebouwd in Art Nouveaustijl naar ontwerp van de architect T.H.J. Pastoor. De fundamenten, kelders en zijmuren dateren uit de Middeleeuwen. Het pand heeft een prominente ligging midden op de markt in het centrum van de stad. Het winkelgedeelte is nu in gebruik als café.
Omschrijving.
Het voormalig winkel-woonhuis op rechthoekig grondplan met een inpandig afgeronde hoek is drie bouwlagen hoog en heeft een schilddak met een plat dak. De gehele benedenpui bestaat uit grote etalageruiten met afgeronde hoeken in gietijzeren stijlen en houten spitsbooglijsten. De lage en licht geprofileerde plint is van hardsteen. De rest van de voorgevel is opgetrokken uit verblendstenen en loopt uit in twee getuite topgevels, die met elkaar worden verbonden door een gemetselde balustrade. De licht getoogde vensters kennen een segmentboog met natuurstenen sluitsteen en zijn voorzien van schuiframen onder bovenlichten met roedenverdeling. In de middentravee van de eerste verdieping is een eenvoudig balkon aangebracht met een hardstenen plaat en ijzeren balustrade. In de middeleeuwse kelders is nog de tweedeling van de in die tijd erboven gelegen panden te herkennen. In de zijmuren van de eerste bouwlaag zijn nog sporen van eerder tijd terug te vinden. Het interieur op de begane grond herinnert niet meer aan dat uit 1913. De erboven gelegen bouwlagen hebben nog de oorspronkelijke indeling en enige waardevolle elementen. Op de eerste en tweede verdieping worden rijk geornamenteerde stucplafonds aangetroffen. Op de eerste verdieping is nog de houten Neo-Renaissance trappaal aanwezig.
Waardering.
Het winkel-woonhuis is van algemeen belang. Het heeft cultuurhistorische waarde als representant van het grootstedelijke type woonhuis-winkel uit het begin van de twintigste eeuw. Het heeft architectuurhistorische waarde als goed voorbeeld van Art Nouveau-architectuur en vanwege de harmonieuze vormgeving. Het heeft bouwhistorische waarde vanwege de toegepaste materialen, waaronder de gebogen etalageruiten met gietijzeren raamstijlen, alsmede vanwege de middeleeuwse kelders en muurrestanten. Het heeft ensemblewaarde vanwege de prominente ligging op de markt en vanwege de samenhang in bouwstijl met het aanpalende pand. The entire ground floor frontage consists of large shop-window panes with rounded corners in cast-iron mullions and wooden pointed arch mouldings. The low and lightly profiled plinth is of sandstone. The remainder of the front facade is constructed from facing bricks and runs out into two spout gables, which are connected to each other by a mortared balustrade. The slightly arched windows have a segmental arch with natural stone keystone and are equipped with sash frames under fanlights with glazing bars. In the middle bay of the first floor a simple balcony is installed with a sandstone slab and iron balustrade. In the medieval cellars the former division of the buildings that stood above them at that time can still be recognized. In the side walls of the first storey traces of earlier periods can still be found. The interior on the ground floor no longer recalls that from 1913. The storeys above still have the original layout and some valuable elements. On the first and second floors richly ornamented stucco ceilings are found. On the first floor the wooden Neo-Renaissance stairpost is still present.

It has architectural-historical value as a good example of Art Nouveau architecture and because of the harmonious design. It has building-historical value because of the materials used, including the curved shop-window panes with cast-iron window mullions, as well as because of the medieval cellars and wall remains. It has ensemble value because of its prominent location on the market and because of the consistency in building style with the adjoining building. The building is sufficiently well preserved and is comparatively rare as an example of a metropolitan shop-dwelling house outside the Randstad.
