Inleiding.
Het voormalig WINKEL-WOONHUIS is in 1912 gebouwd in Art Nouveaustijl naar ontwerp van de architect T.H.J. Pastoor. De fundamenten, kelders en zijmuren dateren van veel vroeger. Het pand heeft een prominente ligging als hoekpand van het bouwblok midden op de markt in het centrum van de stad. Het winkelgedeelte is nu in gebruik als café. Het woonhuis heeft enige tijd dienst gedaan als pension. Omstreeks 1975 is het interieur van het woonhuis ingrijpend gewijzigd.
Omschrijving.
Het hoekpand op rechthoekig grondplan met afgeschuinde hoek is drie bouwlagen hoog en heeft schilddaken met een plat dak. Aan de oostzijde, ingebouwd in het bouwblok, kent het enkele uitbouwen met dezelfde hoogte. De afgeschuinde hoek loopt uit in een topgevel, evenals de linkertravee van de westgevel. De laatste topgevel is vereenvoudigd. De gevels zijn opgetrokken uit gele verblendstenen met decoraties van lichtblauwe bricornastenen. De geprofileerde hardstenen plint is voorzien van decoraties in de deurposten. De dorpels boven de vensters zijn van zandsteen. De houten erker op de eerste verdieping van de afgeschuinde hoek wordt gesteund door zandstenen kraagstenen. Boven de erker is een gietijzeren balkon aangebracht. Eenzelfde balkon bevindt zich in de middelste travee van de westgevel, op dezelfde verdieping. De vensters op de eerste en tweede verdieping zijn voorzien van openslaande ramen onder bovenlichten met kleine roedenverdeling. De dakschilden zijn belegd met leien in Maasdekking en voorzien van drie dakkapellen met zinken schilden.
De kelders van het pand dateren gedeeltelijk uit de vijftiende en zestiende eeuw. Een gedeelte heeft een tongewelf, andere delen hebben een betondek boven troggewelfjes op ijzeren I-profielen uit 1912. Het interieur van de winkel is in later tijd gewijzigd. Ook de indeling van het woonhuis is omstreeks 1975 gewijzigd.
Waardering.
Het winkel-woonhuis is van algemeen belang. Het heeft cultuurhistorische waarde als representant van het grootstedelijke type woonhuis-winkel uit het begin van de twintigste eeuw. Het heeft architectuurhistorische waarde als goed voorbeeld van Art Nouveau-architectuur en vanwege de harmonieuze vormgeving. Het heeft bouwhistorische waarde vanwege de toegepaste materialen, waaronder de verblendstenen, de bricornastenen, het hardsteen en de smeedijzeren balkons, alsmede vanwege de vijftiende- en zestiende- eeuwse kelders. Introduction.
The former SHOP-DWELLING HOUSE was built in 1912 in Art Nouveau style according to design by architect T.H.J. Pastoor. The foundations, cellars and side walls date from much earlier. The building has a prominent location as a corner building of the building block in the middle of the market in the city centre. The shop section is now in use as a café. The dwelling house served for some time as a boarding house. Around 1975 the interior of the dwelling house underwent major alterations.
Description.
The corner building on rectangular ground plan with chamfered corner is three storeys high and has hipped roofs with a flat roof. On the east side, built into the building block, it has some outbuildings of the same height. The chamfered corner runs out into a spout gable, as does the left bay of the west facade. The latter spout gable is simplified. The facades are constructed from yellow facing bricks with decorations of light blue bricorna stones. The profiled sandstone plinth is provided with decorations in the door posts. The sills above the windows are of sandstone. The wooden oriel on the first floor of the chamfered corner is supported by sandstone corbels. Above the oriel is a cast-iron balcony. A similar balcony is located in the middle bay of the west facade, on the same floor. The windows on the first and second floors are equipped with opening frames under fanlights with small glazing bars. The roof tiles are covered with slate in Maas covering and provided with three dormer windows with zinc tiles.
The cellars of the building date partly from the fifteenth and sixteenth centuries. One part has a barrel vault, other parts have a concrete deck above trough vaults on iron I-profiles from 1912. The interior of the shop was altered at a later date. The layout of the dwelling house was also altered around 1975.
Valuation.
The shop-dwelling house is of general importance. It has cultural-historical value as a representative of the metropolitan type of shop-dwelling house from the early twentieth century. It has architectural-historical value as a good example of Art Nouveau architecture and because of the harmonious design. It has building-historical value because of the materials used, including the facing bricks, the bricorna stones, the sandstone and the wrought-iron balconies, as well as because of the fifteenth- and sixteenth-century cellars. It has ensemble value because of its prominent location on the market and because of the consistency in building style with the adjoining building.
The building is relatively well preserved and is comparatively rare as an example of a metropolitan shop-dwelling house outside the Randstad.
