Inleiding.
De WOONHUIZEN zijn gelegen in een gesloten bouwblok, gesitueerd aan de westelijke begrenzing van de laat 19de-eeuwse uitbreidingswijk 't Zand, tegenover de spoorlijn. De woonhuizen zijn onderverdeeld in een BOVENWONING en een BENEDENWONING. Het blok met volkswoningen voor de 'gegoede arbeidersklasse' werd gebouwd op particulier initiatief door beleggingsmaatschappij de "Bossche bouwmaatschappij". De woningen vertonen een Eclectische vormentaal, met elementen van de Neo-Renaissance en de Chaletstijl, naar ontwerp van architect P.Th. Stornebrink.
Omschrijving.
De woonhuizen hebben een globaal rechthoekige plattegrond en tellen twee bouwlagen onder een plat dak met dakschilden, gedekt met kruispannen. Dakkapellen in de voordakschilden: afwisselend eenvoudige schuin afgedekte dakkapellen en rijk bewerkte dakkapellen in Chaletstijl onder dwarsgeplaatst zadeldakje. Gevels opgetrokken in machinale baksteen. In de voorgevels een geleding door middel van over het gehele bouwblok doorlopende speklagen en een natuurstenen cordonlijst, waaronder een tegelband. Natuurstenen vensterdorpels. De gevels worden afgesloten door een houten gootlijst op klossen. De woningen hebben ter plaatse van de woonkamers rechtgesloten vensteropeningen, op de eerste verdieping onder strek met aanzet- en sluitstenen, op de begane grond onder segmentvormige ontlastingsbogen met aanzet- en sluitstenen en gepleisterde boogvulling. Hierin is ofwel pleisterwerk met rankendecoratie, ofwel metselmozaïek aangebracht. In de vensters schuiframen met oorspronkelijk een vierruits bovenlicht (raamdetaillering bij het merendeel van de woningen vernieuwd). Bij de woningen Mayweg 38-41, 54-56, 57-60, 73-76 en Lekkerbeetjestraat 7-9 is de gevel hoger opgetrokken met een opbouw onder plat. Hierin op de begane grond vier ingangen, waarvan de middelste twee (voor de bovenwoningen) in een door een segmentboog afgesloten portiek. De ingangen van de woningen zijn voorzien van paneeldeuren met tweeruits bovenlicht. Boven de ingangspartijen smalle vensters onder ontlastingsbogen, waarin tweeruits (op de eerste verdieping) of éénruits (zolderverdieping) ramen met kleine roedenverdeling. Boven de vensters van de eerste verdieping een tegelmozaïek.
De sober uitgevoerde achtergevels hebben ter plaatse van de keukens een tweelaags uitbouw onder plat. Aan de bovenzijde van deze uitbouw een rechtgesloten muurnis. Rechts, respectievelijk links hiervan op de eerste verdieping een balkon. De achtergevels zijn voorzien van rechtgesloten vensteropeningen, waarboven een strek met aanzet- en sluitstenen. Ter plaatse van de woonkamers openslaande beglaasde tuindeuren met bovenlicht, in de keuken op de bovenverdieping een T-raam, op de begane grond een deur met bovenlicht, met hiernaast aansluitend een tweeruits raam. De indeling is bij een groot aantal woningen gewijzigd. Oorspronkelijk een lange gang, waarachter de keuken. Rechts, respectievelijk links van deze gang twee kamers en suite, gescheiden door een schuifdeur. Het merendeel van de woningen is inwendig gemoderniseerd. Wel zijn bij een aantal woningen nog oorspronkelijke elementen gehandhaafd, zoals paneeldeuren en geprofileerde deuromlijstingen en in de kamers en suite schuifdeuren met glas-in-lood.
Waardering.
Het blok met woningen is van algemeen belang. Het object bezit cultuurhistorische waarde, als uitdrukking van een sociaal-economische ontwikkeling: de woonhuizen vormen een goed voorbeeld van volkswoningbouw, tot stand gekomen door particulier initiatief. Voorts vormen de woningen een goede illustratie van de eenvoudigere bebouwing aan de buitenranden van de wijk 't Zand, de eerste Bossche stadsuitbreiding, tot stand gekomen na de slechting van de vestingwerken in de negentiende eeuw. Het object bezit architectuurhistorische waarde vanwege de toegepaste Eclectische bouwstijl, met elementen van de Neo-Renaissance. Verder is het object van architectuurhistorisch belang vanwege de plaats die het inneemt binnen het oeuvre van architect P. Th. Stornebrink, die een belangrijke rol heeft gespeeld bij de architectonische invulling van 't Zand. The residential houses have a roughly rectangular floor plan and comprise two storeys beneath a flat roof with roof slates, covered with Spanish tiles. The object possesses architectural-historical value because of the applied Eclectic building style, with elements of Neo-Renaissance. Furthermore, the object is of architectural-historical importance because of the place it occupies within the oeuvre of architect P. Th. Stornebrink, who played an important role in the architectural development of 't Zand.
