Omschrijving onderdeel 3: KOETSHUIS.
Inleiding
Aan de noordwestzijde van het voorplein gesitueerd 18de-eeuws KOETSHUIS (3) bevat tevens een stalling voor paarden en een tuigkamer. Stilistisch vertoont het koetshuis qua hoofdvorm en detaillering overeenkomst met de tegenover gelegen rentmeesterswoning (1).
N.B.: De tegen de achtergevel geplaatste berging onder lessenaarsdak is voor de bescherming van ondergeschikt belang.
Omschrijving
Vrijstaand éénlaags bouwvolume op langgerekte plattegrond is gedekt door een schilddak met gesmoorde Hollandse pannen, voorzien van loden nok- en hoekkepers. De uit rode baksteen (kruisverband) opgetrokken gevels vertonen aan de noordwestzijde bouwsporen van een verdwenen aanbouw, waarvan de plattegrond deels nog herkenbaar is. De meeste gevelopeningen worden gedekt door een strek met getoogde onderkant, de stal- en koetsdeuren door een rollaag. De gevels worden afgesloten door een geprofileerde houten gootlijst. De naar de oprijlaan gesitueerde voorgevel (zuidwest) is in de 19de eeuw gepleisterd met schijnvoegen ter imitatie blokpatroon. De plint is zwart geschilderd. Symmetrisch zijn twee zesruits schuiframen in de gevel geplaatst. De rechter, aan de pleinzijde gesitueerde, langsgevel heeft in het midden een entree naar het stalgedeelte met enkele hardstenen blokjes voor gehengen en sloten en is voorzien van een opgeklampte deur. Het midden van de gevel wordt geaccentueerd door een door de gootlijst stekend luik, bekroond door een spiegelboogvormig fronton en voorzien van een hijsluik. De paneeldeur is voorzien van glasruitjjes. Links van de deur bevinden zich vier en rechts één venster met diepe neggen en roedenverdeelde ramen met tussenkalf. Links wordt de gevel afgesloten door een dichtgezette deur. Aan het rechtereind bevindt zich een samengestelde deurpartij met drie opgeklampte, dubbele deuren, ieder onder een tweeruits bovenlicht. De lichtopeningen zijn afgedekt met ijzeren roosterwerk in ruitpatroon. Tussen het eerste en het tweede venster links van de staldeur bevindt zich een ijzeren kraan en zwengel, die verbonden zijn met een pomp aan de binnenzijde. Aan weerszijden van het hijsluik is symmetrisch in het dakschild een dakkapel geplaatst met dubbele zesruits ramen. Bij de linker langsgevel is vrijwel in het midden een opgeklampte dubbele staldeur geplaatst. Uiterst rechts bevindt zich een opgeklampte, tweedelige deur, voorzien van glasruitjes. Rechts zitten enkele ijzeren haken met ringen voor de paarden. De achtergevel is blind.
Interieur. Het interieur bevindt zich grotendeels in oorspronkelijke staat met klinkerbestrating op de vloer en een balkenzoldering. Aan de zuidwestzijde bevindt zich een tuigkamer met tuigkast en voor de vensters binnenluiken. Deze ruimte is vanuit de stal toegankelijk via de oorspronkelijke opgeklampte deur. Bij het stalgedeelte bevindt zich aan de noordoostmuur een open houten trap naar de zolder.
Waardering
Het KOETSHUIS is van algemeen belang vanwege de cultuur- en architectuurhistorische waarde als karakteristiek voorbeeld van een compleet ingericht 18de-eeuws koetshuis dat deel uitmaakt van de historische buitenplaats Zuydwijk.
Het koetshuis is vrijwel gaaf wat betreft hoofdvorm, materiaalgebruik en detaillering, zowel wat betreft het ex- als interieur.
Het koetshuis heeft ensemblewaarde door de ruimtelijke en functionele relatie met de overige complexonderdelen van de buitenplaats. Tevens is er een stilistische samenhang met de tegenover gelegen rentmeesterswoning.

Introduction
Situated at the northwest side of the forecourt, the 18th-century CARRIAGE HOUSE (3) also contains a horse stable and a harness room. Stylistically, the carriage house shows correspondence with the facing steward's house (1) in terms of principal form and detailing.
N.B.: The storage shed placed against the rear facade under a lean-to roof is of subsidiary importance for the protection.
Description
Detached single-storey building volume on an elongated ground plan is covered by a hipped roof with suppressed Dutch tiles, fitted with lead ridge and hip tiles. The facades of red brick (cross-bond) show building traces of a disappeared extension at the northwest side, of which the ground plan is still partly recognisable. Most of the facade openings are covered by a segmental arch with curved underside, the stable and carriage doors by a roller arch. The facades are finished with a moulded wooden drip moulding. The front facade facing the driveway (southwest) was plastered in the 19th century with false joints imitating a block pattern. The plinth is painted black. Symmetrically, two six-pane sash windows are placed in the facade. The right side facade, situated on the courtyard side, has in the middle an entrance to the stable section with several sandstone blocks for the hinges and locks and is provided with a clamped door. The middle of the facade is accentuated by a shutter protruding through the drip moulding, crowned by a segmental arch pediment and provided with a hoist shutter. The panel door is fitted with glass panes. To the left of the door are four and to the right one window with deep reveals and glazed windows with transom bar. On the left the facade is closed off by a blocked door. At the right end there is a composite door arrangement with three clamped double doors, each under a two-pane fanlight. The light openings are covered with iron grillwork in a diamond pattern. Between the first and second window to the left of the stable door is an iron tap and handle, which are connected to a pump on the inside. On either side of the hoist shutter, a roof dormer with double six-pane windows is symmetrically placed in the roof slope. At the left side facade, almost in the middle, a clamped double stable door is placed. At the far right there is a clamped, two-part door, fitted with glass panes. To the right are some iron hooks with rings for the horses. The rear facade is blank.
Interior. The interior is largely in original condition with clinker paving on the floor and a beam ceiling. On the southwest side there is a harness room with a harness cabinet and shutters in front of the windows. This space is accessible from the stable via the original clamped door. At the stable section on the northeast wall is an open wooden staircase to the loft.
Valuation
The CARRIAGE HOUSE is of general interest because of its cultural and architectural-historical value as a characteristic example of a completely fitted 18th-century carriage house that forms part of the historic country estate Zuydwijk.
