Inleiding

HERENHUIS in neo-gotische stijl, ca. 1878. Gebouwd voor de zus van vicaris-generaal mgr. J.C. Warblings van het bisdom Luik, die in dezelfde periode en in een soortgelijke trant de pastorie en de vicariaatswoning aan de Kerkstraat 40 en 36-38 te Doenrade liet bouwen. Vrijstaand gesitueerd in de lineaire bebouwingsstructuur van de Kluisstraat.

Het woonhuis is in 1955 in twee delen GESPLITST, inclusief de souterrain- en zolderverdieping.

Van bescherming UITGESLOTEN zijn de vernieuwde bakstenen erfscheiding; de houten carport tegen de zuidoostgevel en de kweekkas tegen de noordoostgevel van de bij pand nr. 35 behorende stalling; het betonnen zwembad bij pand nr. 35; de volière op de binnenplaats van pand nr. 35; de kippenstal en de garage met carport, respectievelijk tegen de noordoostelijke achtergevel en de noordwestelijke zijgevel van de stalling bij pand nr. 33.

Omschrijving

Het woonhuis heeft - in ongesplitste toestand - een gedeeltelijke souterrainverdieping, twee BOUWLAGEN en een zolderverdieping op een L-vormige PLATTEGROND. Vanwege de stalling aan de zuidoostzijde bij pand nr. 35, het keukenvolume dwars op de achtergevel van pand nr. 33 en de muurafsluiting van de binnenplaats tussen stalling en keukenvolume heeft het geheel min of meer een carré-vormige plattegrond. Het keukenvolume achter pand nr. 33 en de stalling bij nr. 35 tellen elk één bouwlaag. Het woonhuis wordt gedekt door een gewelfd, gecombineerd SCHILD- ANNEX WOLFDAK, waarop aan de straatzijde dwars een gewelfd zadeldak is ingestoken. Het geheel wordt gedekt door oud Hollandse pannen. Decoratief dakoverstek met aanzienlijke houten consoles. Twee nieuwe tuimelramen op het voordakvlak ter vervanging van de oorspronkelijke dakvensters. De schoorsteen op het achterdakvlak van nr. 33 is verwijderd. Het keukenvolume dwars tegen de achtergevel van pand nr. 33 heeft een zadeldak met Tuile du Nord-pannen, de stalling bij pand nr. 35 een zadeldak met nieuwe Hollandse pannen.

Het pand is opgetrokken in BAKSTEEN, gemetseld in kruisverband met gesneden voegen. Geprofileerde plint. Hardstenen lateien boven de kelderopeningen, hardstenen traptreden. Gepleisterde dorpels. Rode keramische plint- en waterlijsten. Drukbogen, vulstukornamenten, plint- en waterlijsten in rode baksteen. De VENSTERKOZIJNEN van de voorgevel zijn, met uitzondering van het vensterkozijn boven de voordeur, uitgevoerd in kunststof met dubbel glas. In de zijgevels houten vensterkozijnen. Afgeschuinde onderdorpels.

In de voorgevel een segmentboogvormige, dubbele houten PANEELDEUR met vernieuwd glas-in-lood in het bovenlicht. Pand nr. 33 heeft een vernieuwde houten entreedeur in de noordwestelijke zijgevel.

De VOORGEVEL telt vier vensterassen en is onregelmatig ingedeeld. Zowel het vooruitspringende als het terugliggende geveldeel telt twee vensterassen, het vooruitspringende deel loopt uit in een topgevel. Het risalerende voorgeveldeel heeft in de eerste bouwlaag twee segmentboogvormige kunststoffen T-vensters onder een rode bakstenen strekboog; in de tweede laag twee rechthoekige kunststof T-vensters in een spitsbooglijst met rode bakstenen spitsboog, strek en vulstukornament. Deze ornamenten hebben eikenloof- en klaverbladmotieven. In de topgevel een rechthoekig, verticaal ingedeeld kunststof venster in een spitsbooglijst met rode bakstenen spitsboog en strek. Schoon metselwerk in het vulstuk.

In de eerste as van het terugliggende geveldeel is de dubbele houten paneeldeur geplaatst, waarboven een rechthoekig houten kruiskozijn. Boven de deur een rode bakstenen strekboog, boven het venster een spitsbooglijst met rode bakstenen spitsboog, strek en vulstukornament. In de tweede as twee rechthoekige, dubbele kunststof T-vensters, respectievelijk onder een rode bakstenen strekboog en een rode bakstenen rondboog met strek en vulstukornament.

De zuidoostelijke ZIJGEVEL is, behoudens een rechthoekig houten kruiskozijn in de topgevel, geheel blind. Dit venster is geplaatst in een rondbooglijst met strek en schoon metselwerk in het vulstuk. Geprofileerde plint, visuele scheiding van de bouwlagen door een waterlijst. In de tweede laag twee blinde vensters in een spitsbooglijst met geprofileerde rollaag en schoon metselwerk in vulstuk en vensteropening.

De noordwestelijke ZIJGEVEL is asymmetrisch ingedeeld en heeft een geprofileerde plint. De bouwlagen worden optisch gescheiden door een waterlijst. Centraal in de eerste bouwlaag de smalle houten entreedeur van pand nr. 33 met segmentboogvormig bovenlicht onder een strekboog. Daarnaast een segmentboogvormig dubbel houten kruiskozijn onder een strekboog. In de tweede laag een segmentboogvormig dubbel houten T-venster onder een strekboog, waarnaast een klein rechthoekig houten venstertje met rollaag.

De ACHTERGEVEL aan de noordoostzijde wordt ten dele aan het oog onttrokken door het stalvolume van één bouwlaag onder zadeldak achter pand nr. 33. Geprofileerde plint. Centraal in de achtergevel, hoog onder het dakoverstek en in het trappenhuis, een rond roosvenster. Daarnaast, over twee bouwlagen, één vensteras. In de eerste laag een breed, rechthoekig kunststof venster met twee zijlichten onder een betonlatei. De strekboog en de afgeschuinde onderdorpel van het oorspronkelijke vensterkozijn zijn nog zichtbaar. In de tweede laag een rechthoekig T-venster onder een strek.

De STALLING dwars tegen de achtergevel wordt aan de noordwestzijde gedeeltelijk aan het oog onttrokken door de aangebouwde houten garage. In het vrijgebleven geveldeel een segmentboogvormig, verticaal ingedeeld houten venster met horizontale geleding van de glaspanelen onder een rollaag; een recente segmentboogvormige houten deur met bovenlicht; een klein, horizontaal ingedeeld rechthoekig zijlichtje onder een strek. De korte noordoostgevel is blind. De zuidoostgevel aan de binnenplaatszijde heeft verschillende verbouwingssporen: twee dichtgemetselde vensters, waarvan de strekboog nog rest, zijn vervangen door een smal rechthoekig vensterkozijn. Twee rondboogvormige deurlijsten, waarin een rechthoekig houten deur met een recent bovenlicht in het vulstuk. Naast deze deuren een segmentboogvormig vensterkozijn. Bij het STALGEBOUW achter pand nr. 35 is de korfboogvormige inrijpoort ten dele dichtgemetseld. In de poortopening zijn een rechthoekige, dubbele houten deur en een rechthoekig houten zolderluik geplaatst. In het vrijgebleven deel van de zuidoostelijke zijgevel, achter de aangebouwde carport, een rechthoekig houten staldeur en twee rechthoekige stalen vensters. De korte noordoostelijke gevel is blind, de noordwestelijke gevel aan de binnenplaatszijde telt twee rechthoekige houten staldeuren in een rondbooglijst. Recent schoon metselwerk in de vulstukken.

De binnenplaats wordt aan de noordoostzijde door afgesloten door een bakstenen MUUR met ezelsrug en een segmentboogvormige deuropening. Tussen woonhuisgevel en vrijstaande stal een korte muur met ezelsrug, waarin een rechthoekige houten deur in een rondbooglijst, met schoon metselwerk in het vulstuk.

Het INTERIEUR van het pand is in 1955 volledig gesplitst, de indeling van beide delen is hieraan aangepast. Bij pand nr. 33 is er onder meer een extra toegang naar de kelder gemaakt, het trappenhuis van dit pand dateert uit 1955. Ook is bij het pand nr. 55 de scheiding tussen voor- en achterkamer verdwenen en zijn er verlaagde plafonds aangebracht. Nieuw opgedekte deuren. De stucplafonds zijn met name op de eerste bouwlaag van pand nr. 33 bewaard gebleven: de woonkamer heeft een stucrozet, een kooflijst, een marmeren schoorsteenmantel en enkele paneeldeuren.

Waardering

Het herenhuis is van algemeen belang vanwege het geheel van navolgende redenen. Het pand maakt deel uit van een complex van opstallen, dat is gesticht door een in het bisdom Luik werkzame katholieke hoogwaardigheidsbekleder en dat wordt gekenmerkt door Luikse architectuurinvloeden. De complexonderdelen vormen belangrijke structuurbepalende elementen in de nederzettingsstructuur.

Het herenhuis is tevens van cultuurhistorische waarde als bijzondere uitdrukking van het sociaal-maatschappelijke belang dat de opdrachtgever vanwege zijn vooraanstaande positie in het religieuze leven in het Nederlands-Belgische grensgebied heeft gehad. De architectuurhistorische waarden van het pand worden voorts bepaald door de neo-gotische bouwstijl, de esthetische kwaliteit en het materiaalgebruik.

Het herenhuis beschikt daarmee, ondanks de verminderde gaafheid, in bovenregionaal opzicht over een aanzienlijke cultuur- en architectuurhistorische zeldzaamheidswaarde.

Description

The residence has - in unsplit condition - a partial basement storey, two STOREYS and an attic storey on an L-shaped PLAN. Because of the outbuilding on the south-east side at property no. 35, the kitchen volume across the rear facade of property no. 33 and the wall closure of the courtyard between outbuilding and kitchen volume, the whole has roughly a square-shaped plan. The kitchen volume behind property no. 33 and the outbuilding at no. 35 each have one storey. The residence is covered by a vaulted, combined HIPPED ANNEX HALF-HIPPED ROOF, onto which a vaulted gabled roof has been inserted across at the street side. The whole is covered by old Dutch tiles. Decorative roof overhang with considerable wooden brackets. Two new tilting windows on the front roof section replacing the original roof lights. The chimney on the rear roof section of no. 33 has been removed. The kitchen volume across the rear facade of property no. 33 has a gabled roof with Tuile du Nord tiles, the outbuilding at property no. 35 a gabled roof with new Dutch tiles.

The building is built in BRICK, laid in English bond with cut joints. Profiled plinth. Hardstone lintels above the basement openings, hardstone step treads. Plastered windowsills. Red ceramic plinth and drip mouldings. Arch ribs, filler ornaments, plinth and drip mouldings in red brick. The WINDOW FRAMES of the front facade are, with the exception of the window frame above the front door, executed in plastic with double glazing. Wooden window frames in the side facades. Angled undersills.

In the front facade a segmental arch-shaped, double wooden PANELLED DOOR with renewed leaded glass in the fanlight. Property no. 33 has a renewed wooden entrance door in the north-west side facade.

The FRONT FACADE has four window bays and is irregularly laid out. Both the projecting and the recessed facade section has two window bays, the projecting section ends in a gable. The risalto front facade section has in the first storey two segmental arch-shaped plastic T-windows under a red brick straight lintel; in the second storey two rectangular plastic T-windows in a pointed arch list with red brick pointed arch, straight lintel and filler ornament. These ornaments have oak leaf and cloverleaf motifs. In the gable a rectangular, vertically glazed plastic window in a pointed arch list with red brick pointed arch and straight lintel. Clear brickwork in the filler.

In the first bay of the recessed facade section the double wooden panelled door is placed, above which a rectangular wooden cross window. Above the door a red brick straight lintel, above the window a pointed arch list with red brick pointed arch, straight lintel and filler ornament. In the second bay two rectangular, double plastic T-windows, respectively under a red brick straight lintel and a red brick round arch with straight lintel and filler ornament.

The south-east SIDE FACADE is, except for a rectangular wooden cross window in the gable, entirely blank. This window is placed in a round arch list with straight lintel and clear brickwork in the filler. Profiled plinth, visual separation of the storeys by a drip moulding. In the second storey two blind windows in a pointed arch list with profiled roll moulding and clear brickwork in filler and window opening.

The north-west SIDE FACADE is asymmetrically laid out and has a profiled plinth. The storeys are optically separated by a drip moulding. Central in the first storey the narrow wooden entrance door of property no. 33 with segmental arch-shaped fanlight under a straight lintel. Next to it a segmental arch-shaped double wooden cross window under a straight lintel. In the second storey a segmental arch-shaped double wooden T-window under a straight lintel, next to which a small rectangular wooden window with roll moulding.

The REAR FACADE on the north-east side is partly hidden from view by the one-storey outbuilding volume under gabled roof behind property no. 33. Profiled plinth. Central in the rear facade, high under the roof overhang and in the stairwell, a round rose window. Next to it, over two storeys, one window bay. In the first storey a broad, rectangular plastic window with two side lights under a concrete lintel. The straight lintel and the angled undersill of the original window frame are still visible. In the second storey a rectangular T-window under a straight lintel.

The OUTBUILDING across the rear facade is partially hidden from view on the north-west side by the attached wooden garage. In the remaining facade section a segmental arch-shaped, vertically glazed wooden window with horizontal glazing bar division under a roll moulding; a recent segmental arch-shaped wooden door with fanlight; a small, horizontally glazed rectangular side light under a straight lintel. The short north-east facade is blind. The south-east facade on the courtyard side shows various alteration traces: two infilled windows, of which the straight lintel remains, have been replaced by a narrow rectangular window frame. Two round arch-shaped door frames, in which a rectangular wooden door with a recent fanlight in the filler. Next to these doors a segmental arch-shaped window frame. At the OUTBUILDING behind property no. 35 the basket arch-shaped entrance is partly infilled. In the gateway opening a rectangular, double wooden door and a rectangular wooden attic flap have been placed. In the remaining part of the south-east side facade, behind the attached carport, a rectangular wooden stable door and two rectangular steel windows. The short north-east facade is blind, the north-west facade on the courtyard side has two rectangular wooden stable doors in a round arch list. Recent clear brickwork in the fillers.

The courtyard is closed off on the north-east side by a brick WALL with saddle-back coping and a segmental arch-shaped door opening. Between residence facade and free-standing stable a short wall with saddle-back coping, in which a rectangular wooden door in a round arch list, with clear brickwork in the filler.

The INTERIOR of the property was completely split in 1955, the layout of both parts has been adapted to this. At property no. 33 an extra basement access has been made, among other things, the stairwell of this property dates from 1955. Also at property no. 55 the separation between front and back room has disappeared and false ceilings have been installed. Newly refurbished doors. The plaster ceilings have been preserved, especially on the first storey of property no. 33: the living room has a stucco rose, a cove cornice, a marble fireplace mantel and some panelled doors.

Valuation

The mansion is of general importance because of the following set of reasons. The building forms part of a complex of structures, which was established by a Catholic dignitary working in the Diocese of Liège and which is characterized by Liège architectural influences.
