Inleiding
Het uit 1906 daterende KOETSHUIS met stallen, met Eclectische elementen, werd in 1975 verbouwd tot woonhuis waarbij met name het deel waarin voorheen de rijtuigen werden ondergebracht werd gewijzigd. Het stalgedeelte en de vestibule bleven grotendeels bewaard.
Omschrijving
Geheel gecementeerd, in blokvorm gepleisterd eenlaags koethuis met stal op L-vormige plattegrond. De hoek van de L-vorm is aan binnen- en buitenzijde afgeschuind. Het pand is voorzien van een eveneens gecementeerde plint en architraaf. In de noord-zuid gerichte vleugel was het voormalige koetshuis ondergebracht, in de oost-westvleugel de stallen. Beide onderdelen werden gescheiden door een vestibule, het tuighuis en een kamer. De entree tot beide delen bevindt zich aan de 'binnenzijde' van de L-vorm. Deze binnenzijde werd overdekt door een in stijl herstelde opengewerkte serre onder deels beglaasde kap waardoor het gehele gebouw een nagenoeg vierkante plattegrond kreeg. De serre is geplaveid met klinkers. Het gehele pand heeft een mansardedak gedekt met geschubde leien in Maasdekking en is voorzien van een geprofileerde bakgoot. Deuren en vensters zijn, tenzij anders vermeld, rechthoekig en geplaatst onder een getoogde strek en voorzien van een hardstenen dorpel. De strek van de gevelopeningen in de achtergevel is steeds doorgezet tot aan de architraaf. Het stalgedeelte is vanuit de serre toegankelijk via een opgeklampte, deels beglaasde deur. In de afgeschuinde hoek een deels beglaasde opgeklampte deur met bovenlicht welke toegang verleent tot de vestibule. In de andere gevel zijn de oorspronkelijke deuren van het koetshuis vervangen door symmetrisch ingedeelde vensters. De stalen latei is nog aanwezig. Op de middenstijl een hardsteen met opschrift 'Casper A.A.J.M. Houben / Koningshoeven 12-3-1906'. In het dakschild hierboven een zinken oeuil-de-boeuf. In de korte zijgevel aan de zuidzijde twee hoog in de gevel aangebrachte tweeruits vensters en een daartussen geplaatst, deels in het dakschild opgenomen voormalig hijsluik onder zwak hellend zadeldak gedekt met zink. De zijgevels van de dakkapel met hijsluik zijn vlak gecementeerd. Van de oorspronkelijke paneelluiken zijn de panelen vervangen door glas. In de korte zijgevel aan de westzijde een drieruits samengesteld venster. Hieronder een laag in de gevel aangebracht opgeklampt luik voor het uitvegen van de mest uit het stalgedeelte. Op het dak wederom een zinken oeil-de-boeuf.
In de achtergevel van het koethsuis is een nieuwe rechthoekige doorgang aangebracht. Ook aan deze zijde is in het dakschild nog een voormalig hijsluik onder zadeldak aangebracht, de luiken wederom deels beglaasd en de top voorzien van lei in Maasdekking. In de gevel ook een hooggeplaatst eenruits venster. In de afgeschuinde hoek een drieruits samengesteld venster als in de korte oostgevel. In de achtergevel van de stallen twee getoogde tweeruits vensters. In de dakschilden zijn enkele tuimelvensters aangebracht.
Het interieur is deels bewaard gebleven. Het voormalige koetshuis is verbouwd tot woonkamer, de hieraan grenzende voormalige tuigkamer is verbouwd tot keuken. De vestibule en de hieraan grenzende kamer en de stallen zijn nog grotendeels intact. De vestibule, met plavuizen en voorzien van een uit kraaldelen vervaardigd plafond heeft aan weerszijden een opgeklampte deur, aan de zijde van de vestibule bespiegeld. In het kozijn boven de deuren een diamantkop. De vestibule is afgesloten door een samengestelde, deels beglaasde panelenwand. Hierachter, in de voormalige kamer met trap, een nieuwe wenteltrap welke toegang verleent tot de bovenverdieping. In het nog grotendeels oorspronkelijke stalgedeelte een betonvloer en lambrizering uit gele strengpersstenen. In de westelijke muur het eerder beschreven opgeklampte luik, hier onder segmentboog. De overige delen van de muren zijn bezet met witte keramische facettegels. Deuren en plafond zijn okergeel geschilderd, in het plafond zijn nog twee doorlaten voor het hooi vanaf de hooizolder aanwezig. Het pand heeft nog het Hollandse spant.
Waardering
Het object is van algemeen belang vanwege de cultuurhistorische waarden als bijzondere uitdrukking van een stedenbouwkundige ontwikkeling, zijnde het optrekken van buitenhuizen aan de uitvalswegen van de stad, om sociaal-economische redenen. Bovendien betreft het hier een object dat deel uitmaakt van een serie herenhuizen die aan een belangrijke Tilburgse fabrikantenfamilie behoorden. Het object is tevens van belang vanwege de ensemblewaarden doordat het object door de situering nauw is verbonden met de ontwikkeling en het aanzien van een stad en vanwege het feit dat het behoort bij een gaaf herenhuis. Description
Fully cement-rendered, block-form plastered single-storey coachhouse with stable on an L-shaped plan. The corner of the L-shape is bevelled on both inner and outer sides. The building is provided with an equally cement-rendered plinth and architrave. In the north-south wing was housed the former coachhouse, in the east-west wing the stables. Both components were separated by a vestibule, the harness room and a chamber. The entrance to both sections is located on the 'inside' of the L-shape. This inside was covered by an open-work conservatory restored in style under a partly glazed roof, thereby giving the entire building a near-square plan. The conservatory is paved with bricks. The entire building has a mansard roof covered with scaled slate in Maas bond and is provided with a profiled gutter. Doors and windows are, unless otherwise stated, rectangular and placed under a curved reveal and furnished with a sandstone threshold. The reveal of the gable openings in the rear facade is always carried through to the architrave. The stable section is accessible from the conservatory via a clamped, partly glazed door. In the bevelled corner a partly glazed clamped door with fanlight which provides access to the vestibule. In the other gable the original doors of the coachhouse have been replaced by symmetrically arranged windows. The steel lintel is still present. On the central mullion a sandstone with the inscription 'Casper A.A.J.M. Houben / Koningshoeven 12-3-1906'. In the roof panel above it a zinc oeil-de-boeuf. In the short side gable on the south side two windows set high in the gable with two lights each and a former hoist shutter placed between them, partly incorporated in the roof panel under a gently sloping gabled roof covered with zinc. The side gables of the roof dormer with hoist shutter are flatly cement-rendered. Of the original panel shutters the panels have been replaced by glass. In the short side gable on the west side a three-light composite window. Below it a low clamped shutter set in the gable for sweeping out the manure from the stable section. In the rear gable of the coachhouse a new rectangular opening has been made. Also on this side a former hoist shutter under a gabled roof has been made in the roof panel, the shutters again partly glazed and the top provided with slate in Maas bond. In the gable also a high-placed single-light window. In the bevelled corner a three-light composite window as in the short east gable. In the rear gable of the stables two curved two-light windows. In the roof panels some tilting windows have been made.
The interior has been partly preserved. The former coachhouse has been converted into a living room, the adjoining former harness room has been converted into a kitchen. The vestibule and the adjoining room and the stables are still largely intact. The vestibule, with tiles and furnished with a ceiling made of beadwork, has a clamped door on either side, at the side of the vestibule mirrored. In the frame above the doors a diamond-shaped head. The vestibule is closed off by a composite, partly glazed panel wall. Behind this, in the former room with stairs, a new winding stair which provides access to the upper storey. In the still largely original stable section a concrete floor and wainscoting of yellow extruded brick units. In the western wall the previously described clamped shutter, here under a segmental arch. The remaining parts of the walls are covered with white ceramic faceted tiles. Doors and ceiling are painted ochre yellow, in the ceiling two openings are still present for hay from the hay loft. The building still has the Dutch truss.
Valuation
The object is of general importance on account of its cultural-historical values as a distinctive expression of urban development, being the erection of country houses along the exit roads of the city, for socio-economic reasons. Moreover, this is an object that forms part of a series of grand houses that belonged to an important Tilburg manufacturing family. The object is also of importance on account of its ensemble values in that the object through its situation is closely connected with the development and appearance of a city and on account of the fact that it belongs to an intact grand house.
